Sofa cleaning in Thu Duc — Hiep Binh, Linh Xuan, Tam Binh

Many people still picture the Thu Duc District that lasted until the end of 2020. In 2021 it joined Districts 2 and 9 to form Thu Duc City under Resolution 1111/NQ-UBTVQH14; on 1 July 2025 Resolution 1685/NQ-UBTVQH15 reorganised that city into 12 wards, the local units that replaced districts. The old district's land became four of them, so today's Thu Duc ward is only one part.

Former District 2 — regular slots

The Vietnam National University urban area, locally called University Village, covers about 643.7 ha, and Tuoi Tre reported that its dormitories expected around 35,500 students in the 2024–2025 academic year. Outside the dormitories, in Linh Trung, Linh Xuan and along the Ben Thanh – Suoi Tien metro line, mini-apartments, whole houses and furnished rooms are let to students, lecturers and people working nearby.

Here the sofa is often the landlord's first purchase and the hardest-used piece: friends study, eat late and sleep on it. Each change of tenant leaves drink marks, noodle spills, sweat and the last occupant's smell. A proper clean between leases helps the flat let again and gives the landlord a clear record of its condition at handover.

• Sagging seat cushions with darker patches where people sit to eat or study.
• Cigarette and food smells left after a tenant moves out.
• Soft-drink and coffee spills with a brown ring.
• A sofa bed used every night, its sleeping side smelling of sweat.

Projects handed over in recent years, such as Van Phuc City by the Saigon River and Opal Riverside in Hiep Binh, bring young families who buy a new sofa with the rest of the furniture. After a year or two with small children or pets, it starts to show wear even if it still looks new overall.

Ground-floor living rooms catch river air and road dust; choose a dry, sunny day and open up so the fabric dries quickly.

Young children

Point out milk and crayon marks; these are treated before the whole sofa is cleaned.

Dogs or cats

Hair is vacuumed from the cushion gaps and old urine marks spot-treated; how far the smell fades depends on how much soaked into the foam.

Fabric and microfibre

Deep vacuuming, spot treatment, then spray extraction, which pulls the dirty water straight back into the machine. Usually dry in 4–6 hours in an airy room.

Sofa beds in rental flats

The mechanism is opened so the inside can be vacuumed; seat and sleeping cushions are cleaned like fabric. Frames and mechanisms are not repaired.

Leather and faux leather

Very little water, a cleaner made for leather, then conditioner. Faux leather that has already peeled can be cleaned but not resurfaced.

130,000 VND per fabric seat, 160,000 VND per leather seat, 50,000 VND per ottoman or loose cushion. The 390,000 VND minimum applies to everything cleaned in one visit, not to each item. For example:

• Included: protection, vacuuming, colourfastness testing, spot treatment, leather conditioning where needed, and the Up Report, the photo record we send after each visit.
• Stains that have been there for years may only fade; your specialist says so first, and nothing is added without your written agreement.

Many Thu Duc rentals sit deep in a narrow alley, so your specialist brings compact equipment and needs the nearest place to park. Apartment buildings often want contractors registered beforehand with a name and time slot; we send those details once the booking is confirmed.

If the landlord lives elsewhere, the tenant or a property manager can open the door. A specialist who arrives punctually but waits for lobby formalities is not counted as late.

• Give the house number and alley, or the building and unit, when booking.
• Tell us if a tenant will be in, so personal things can be cleared off the sofa.
• Leave a power socket free near the sofa.
• Open a window or run a fan afterwards so the fabric dries the same day.

• Message a photo of each sofa with its seats, material and unit number to 0968 726 135 on WhatsApp or Zalo, or use the Quote page.
• Approve the all-inclusive quote and choose a time between 07:00 and 20:00.
• Pass the specialist's name and photo to whoever will open the door.
• Pay after the walk-through, by transfer or cash; landlords can have a VAT invoice from Uptech Technology Solution Company Limited (tax code 0316973414). Cancelling is free with 24 hours' notice, 30% within that.
