Which Thu Duc this page covers
Thu Duc District existed from 1997 to the end of 2020, between the Saigon River to the west and the Hanoi Highway to the east. From 1 January 2021 it joined Districts 2 and 9 as Thu Duc City. Since 1 July 2025, under Resolution 1685/NQ-UBTVQH15, the old district's area has formed four wards, the local units now used in addresses; the present Thu Duc ward is only one of them.
This page is about those four wards. We take termite surveys throughout them between 07:00 and 20:00 every day, by appointment, with the exact time confirmed when you book. Homes in Thao Dien and the rest of the old District 2, or in Long Binh and the old District 9, can be booked as well.

New houses on garden land, old houses by the river: why termites appear here
In 2019 the district covered about 47.8 km² with over 532,000 residents. Hiep Binh Phuoc still has many canals. In Tam Phu, Binh Chieu and Hiep Binh Chanh, garden and field plots have been filled in for townhouses, so new three- or four-storey houses often stand beside an unbuilt garden or a scrubby canal bank.
Guidance for builders from Mississippi State University Extension names tree stumps, logs and wood scraps left beneath the floor, and formwork or wooden stakes not removed after the foundations are poured, as common reasons new houses get termites. On land filled in a hurry these may still lie under the slab, and with damp from the rivers and rains from May to November, a colony can grow and then find its way in.
The old centre around Thu Duc Market, Linh Chieu and Binh Tho is different: long-standing townhouses built wall to wall and extended several times, with timber doors, staircases and solid-wood altar cabinets. University of Florida (UF/IFAS) material on the Asian subterranean termite says it can nest in hollow timber or existing voids in a building, so termites are not only found underground. Signs to watch for:
- Mud tubes rising from cracks in the floor to the base of a wall, in rooms next to the back yard or a canal bank.
- Timber floors and ground-floor skirting that swell or dip slightly after the rains.
- Winged termites flying in at dusk and shedding wings around lights and window sills.

Townhouse, riverside villa, rented rooms: the approach for each
After the survey our technicians propose the plan: bait and monitoring stations, spot residual treatment, soil treatment under the floor, or a combination. Your Up specialist, the UpClean staff member assigned to your home, handles everything around it:
- New townhouse on filled land
- The technicians trace the route up from the ground, checking wall bases, service ducts, drain pits and the feet of kitchen units; your specialist covers new furniture and clears a strip along the walls.
- Villa or townhouse in a riverside estate
- The survey may take in the garden, planters, outdoor decking and the embankment edge. Your specialist prepares the details the estate management needs for registration and photographs everything as found.
- Older townhouse in central Thu Duc
- Drilling, or lifting part of a mezzanine floor or skirting, happens only with your written approval. Altar items are moved as the family wishes and put back exactly in place.
- Rows of rented rooms near Linh Trung
- Treatment can go row by row at times that suit tenants, with each room's belongings photographed before covering.
How the cost of termite control in Thu Duc is worked out
There is no fixed price list. A mud tube behind the kitchen units of a new house and an old townhouse with termites from the timber mezzanine down to the floor are very different jobs. The survey is free; the written all-inclusive quote sets out the method, the areas, the re-entry time (how long a treated area must stay empty), the follow-up checks and the warranty terms, and any change needs your written agreement. The quote depends on:
- Floor area, storeys and type: townhouse, villa, row of rooms or business premises.
- Whether termites show at one point or across several rooms and floors, and whether the garden or a canal bank needs treating.
- How far finishes are disturbed: drilling the floor, lifting mezzanine boards, opening a ceiling.
- The method proposed, the number of return visits, and the covering and clearing your Up specialist does.
Gated estates and lane houses: getting ready for treatment day
Many estates and apartment buildings want the contractor and staff registered beforehand, sometimes with set hours, so we send your Up specialist's name and photo with our technicians' details for you to pass on.
- Tell us where to park, which entrance to use and when the estate gate admits contractors.
- Let the house next door know if the work is on a shared wall; shut food, dishes and children's things away.
- Older relatives, children and pets stay out of the treated area for the re-entry time our technicians give.
- Afterwards, leave stations in place and do not wipe treated spots until told you may.
Keeping termites away from homes near rivers and gardens
Follow-up checks are scheduled as the quote sets out; we remind you when each is due and record the result in the Up Report, the photo record sent after every visit, which also marks treated points and stations. In between:
- Keep a gap between garden soil, planters and the wall, and never heap soil against it.
- Clear old boards, firewood and dry branches from the back yard and any path beside a canal.
- When building or extending, ask the builders to remove all formwork and wooden stakes and never to bury wood scraps under the floor.
- After heavy rain, check the base of kitchen units and ground-floor door frames with a torch, and inspect old timber furniture before it comes indoors.
- Guide: protection before a renovation or new build
- Treating the ground before the slab goes down.
