Thu Duc can mean the old Thu Duc District (until the end of 2020), Thu Duc City (formed on 1 January 2021 from Districts 2, 9 and Thu Duc, with 211.56 km² and 1,013,795 residents at its founding), or today's Thu Duc ward, which is only one piece of the old district. Since 1 July 2025, under Resolution 1685/NQ-UBTVQH15, districts no longer exist and the former city is 12 wards, the local units now written in addresses.

In the old Thu Duc District many townhouses stand near Pham Van Dong, National Route 13 or Kha Van Can. Road dust clogs filters quickly, and outdoor units hang on the frontage, a balcony or the roof terrace in full sun and rain. Around University Village and Linh Trung, houses are often split into rooms to let: one unit per room, tenants changing with the academic year, servicing seldom written down.

In An Khanh and Binh Trung, townhouse estates such as Lakeview City, Palm City and the SOHO townhouses at The Global City sit beside the towers. A house over several floors has more units, often with a floor-standing unit or ceiling cassette in the living room and a large cassette in a ground-floor shop. Average relative humidity in the city is about 79.5% and the rains last from May to November; damp meeting dust leaves a sticky film on the indoor coil, which is what usually causes a musty smell and dripping. Signs we often see:

• Black dust on the louvres and filters in rooms facing the street.
• A dull, dusty outdoor unit on the frontage, and a room that stays warm after a long run.
• A rented room changing hands, where the unit smells or leaks when switched back on.

Floor-standing unit

500,000 VND. The floor and nearby furniture are covered before the front panel and tray come off.

Ceiling cassette

550,000 VND, about 90–120 minutes, worked from a ladder with a collection bag below.

Ducted unit

700,000 VND per indoor unit. It needs a ceiling access hatch, so the specialist checks the unit and vents first.

Outdoor unit on a frontage

Cleaned when it can be reached safely from a balcony or roof terrace; if access equipment is needed, we tell you first and go ahead only with your approval.

These totals come straight from our fixed price list. With 3 or more units in one visit, the two dearest are charged in full and each further unit is 10% off. In every ward the total is confirmed before booking, and nothing is added without your written agreement.

• If a unit is low on gas, a top-up is quoted first: R32 or R410A from 250,000 VND per unit up to 2 HP; cassette, floor-standing and other gas types are quoted after measuring. We do not repair components.

Two 1–1.5 HP units and one of 2 HP or more: 775,000 VND, with 10% off each unit from unit 3.

Three-storey townhouse

Four 1–1.5 HP units and a 2 HP living-room unit: 1,225,000 VND, with 10% off each unit from unit 3.

Many apartment buildings ask residents to register outside staff, so we send your specialist's name and photo in advance; waiting at the lobby desk after an on-time arrival does not count as lateness. For a lane house, tell us where to park, which breaker serves each unit and how to reach the roof terrace.

• Send a photo of any outdoor unit high on the frontage first.
• Your specialist never stands outside a railing, on a window ledge or on a metal roof without an anchor point.
