Before 1 July 2025 Tan Binh District had fifteen wards called by number. Resolution 1685/NQ-UBTVQH15 combined them into six named wards; Ward 15 was split, part going to Tan Binh ward and the rest becoming Tan Son ward. "Tan Binh ward" is now one ward among six.

We work in all six, 07:00–20:00 daily, weekends included. Tan Binh is booked one job at a time: once we have the number of units and the address, we propose a date and time.

The former district measures about 22.4 km² and had close to 475,000 residents in 2019, yet a sizeable part of it is airport. Homes are packed tightly: Tuoi Tre once counted more than twenty houses in one Pham Van Bach alley backing onto the airport fence, and K300, says Hanoimoi, grew from fields and ponds by the airport perimeter into rows of tall tube houses.

Near the runway and along Cong Hoa, Truong Chinh and Hoang Van Thu, many families keep glass doors closed against dust and noise, so the aircon runs longer than anything else in the house: room air cycles through the indoor coil all day, leaving lint, hair and pet hair on the filter. More running means more condensate, and with the city's average humidity of about 79.5%, slime builds fastest in the drip tray and drain line.

Rental townhouses, serviced apartments and small hotels serve airport travellers, more so since Terminal T3 opened in April 2025. Each room has a unit, occupants change and thermostats sit very low, so owners need a steady schedule and a record per unit.

Every unit gets the same sequence under the Up Standard, the procedure our specialists train to: a running check, covers, front panel, filters and drip tray washed, indoor coil rinsed, blower wheel cleaned, condensate drain cleared, outdoor unit cleaned where safe to reach, then a test run with outlet temperature and gas pressure measured. The organisation depends on the building:

Tube houses in K300, Bay Hien and Tan Hoa

A 1–1.5 HP wall unit in each bedroom (250,000 VND) and one of 2 HP or more in the ground-floor living room (300,000 VND). Stairs are narrow, so tools travel light and each floor is tidied before moving on.

Apartments on Hong Ha, Pho Quang and Cong Hoa

Two or three wall units with outdoor units on the loggia, done within the building's permitted hours.

Rental houses, serviced apartments, small hotels

Many same-type units over several floors, done room by room as rooms fall vacant, each with its own Up Report.

Offices, shops and clinics

Ceiling cassettes (550,000 VND), floor-standing units (500,000 VND) or ducted units (700,000 VND per indoor unit), scheduled early morning, late afternoon or at the weekend.

Prices are listed by unit type and all-inclusive. From unit 3 in one appointment each unit is 10% off, the two most expensive staying at full price. The examples are for estimating; the formal quote arrives before the day, and later changes need your written agreement.

• Labour, tools, solutions, the water-collection bag, covers, the outdoor unit where safely reachable and the Up Report are included.
• Gas pressure is measured free. If it is low, a top-up is quoted first: R32/R410A from 250,000 VND per unit up to 2 HP; cassettes, floor-standing units and other gas types after measuring.
• Repairs, parts and relocating units are outside the service; anything unusual is noted in the Up Report.

Many Tan Binh alleys are narrow, with nowhere to turn. Tell us where to park, the number of floors and where each outdoor unit sits (balcony, roof terrace or facade), with photos. For a rental house, a timed list of free rooms lets the specialist work through without disturbing guests.

Apartment and office buildings usually register service staff in advance; we provide names and photos, and formalities at the security desk after an on-time arrival are not lateness.

• Outdoor units on a metal roof, a window canopy or outside the railing are not worked on without a safety anchor point; any height-access plan is explained first and used only with your approval.
• Under an office cassette, desks and computers are covered before the panel comes off.
• Rinse water runs through the collection bag into a bucket, never into a shared corridor or the alley.

• Rooms kept shut with the aircon on day and night: about every 3 months.
• Bedrooms used only at night: every 3–4 months.
• Short-let rooms: before each long-stay guest and at least every 3–4 months when fully booked.
• Offices: every 3–4 months, ideally all units in one weekend session; rarely used rooms, about every 6 months.
