Tan Binh used to have fifteen wards known by number. Since 1 July 2025 the city has had wards instead of districts (Resolution 1685/NQ-UBTVQH15), and those fifteen now form six named wards. Usually three neighbouring wards became one; old Ward 15 was divided between Tan Binh ward and the new Tan Son ward.

We take bookings in every ward from 7:00 AM to 8:00 PM daily, weekends included. Tan Binh is scheduled booking by booking: once we know the machine and the address, we suggest dates. An address with the old ward number is fine.

Tan Son Hoa ward

Old Wards 1–3, around Hoang Van Thu and Hong Ha, including Botanica Premier at 108 Hong Ha.

Tan Son Nhat ward

Old Wards 4, 5 and 7 around Cong Hoa, Hoang Hoa Tham and Ut Tich, where homes adjoin airport land.

Tan Hoa ward

Old Wards 6, 8 and 9: alley houses, trading frontages and Tan Binh Market on Ly Thuong Kiet.

Bay Hien ward

Old Wards 10–12, named after the Bay Hien crossroads; K300 was in Ward 12.

Tan Son ward

The rest of old Ward 15, bordered on the north by the airport fence.

The former district covered about 22.4 km² and had nearly 475,000 residents in 2019, and a considerable part of that area is airport land, so homes are packed tight. Tuoi Tre wrote in 2013 of an alley on Pham Van Bach where more than twenty houses back onto the airport fence.

In a tube house the stairs are narrow and the back has few windows. A machine at the back or under the stairs gets little air and its drum stays wet; one on the roof terrace takes sun and driving rain from May to November. With humidity averaging about 79.5%, residue and lint between the drums readily host mould, and homes kept shut against the traffic on Cong Hoa, Truong Chinh and Hoang Van Thu dry out more slowly.

• A musty smell as soon as you open the machine.
• Black or brown flecks on towels and pale clothes.
• A rooftop machine draining slowly because lint has clogged the drain filter.

Apartments on Hong Ha, Pho Quang and Cong Hoa

Often a front-loader or washer-dryer on a loggia (a recessed balcony), in a small laundry room or in a cupboard. Registration is arranged in advance and we keep to contractor hours.

Rentals and small hotels

Many serve airport travellers, more so since Terminal T3 opened in April 2025. Shared machines are done at a quiet time, each with its own Up Report, our photo record of the visit.

Above a fabric store or workshop

Around Tan Binh Market and the old Bay Hien weaving village, stock often fills the ground floor; the route through it is agreed and covered first.

Nothing is taken away. Empty the drum and clear around the machine; your Up specialist, the identity-verified UpClean staff member assigned to you, then:

• Runs the machine and photographs its condition before opening it, then covers the floor and lays each marked part on a tool mat.
• Separates the drum in the order that model requires and scrubs the outside of the inner drum, the inside of the outer tub, the pulsator and the shaft.
• Cleans the door-seal folds and detergent compartments, clears the drain filter and outlet, then reassembles the machine and runs a test cycle.

Prices follow door type and the capacity on the rating label, with 9 kg as the dividing line: 450,000 VND or 550,000 VND for a top-loader, 690,000 VND or 790,000 VND for a front-loader, plus 150,000 VND for a washer-dryer. Your price is confirmed in writing before booking.

• Each price covers the check, drum removal, cleaning, reassembly, test run and Up Report. If the machine turns out different from the booking, any change needs your written agreement.

Many Tan Binh alleys are narrow and hard to turn in, so tell us where to park, the floor and the stair width, with photos if possible; in a rental, pick a time when the machine is little used. Buildings around Hong Ha, Pho Quang and Cong Hoa set rules on registration and the goods lift; we send the specialist's name and photo early, and a wait at reception after an on-time arrival does not count as late. A rooftop machine in the rainy season needs a covered spot, or we agree another time.

Payment and promises

Pay after the walk-through, by transfer or cash; VAT invoices on request. More than 15 minutes late means 10% off; anything below standard is redone free if you tell us within 48 hours of the Up Report. We do not repair: a noisy bearing or brittle casing is discussed first and noted.
