Fifteen numbered wards became six: where we work in Tan Binh
Until 30 June 2025 the former Tan Binh District had 15 numbered wards. Under Resolution 1685/NQ-UBTVQH15 they became six named wards on 1 July 2025, mostly three old wards to one; wards are now the local unit in addresses. The old Ward 15 was split between Tan Binh and Tan Son wards, so today's Tan Binh ward is only part of the old district.
We survey anywhere in the former district, 07:00–20:00 every day; Tan Binh is booked visit by visit, not on a regular round.
- Tan Son Hoa ward
- The old Wards 1, 2 and 3, next to Phu Nhuan and the airport approach around Truong Son and Hoang Van Thu.
- Tan Son Nhat ward
- The old Wards 4, 5 and 7, around Cong Hoa, Hoang Hoa Tham and Ut Tich.
- Tan Hoa ward
- The old Wards 6, 8 and 9, home to Tan Binh Market on Ly Thuong Kiet.
- Bay Hien ward
- The old Wards 10, 11 and 12, around the Bay Hien intersection and the former weaving village.
- Tan Binh ward
- The old Wards 13 and 14 and part of Ward 15, along Cong Hoa and Truong Chinh.
- Tan Son ward
- The rest of the old Ward 15, bounded to the north by the airport fence and Go Vap.

Terraced houses near the airport: why termites pass from home to home
The former district covers about 22.4 km² and had nearly 475,000 residents in 2019, with the airport on a sizeable part of that land, so tube houses stand wall to wall, many raised or extended more than once. In 2013 the newspaper Tuoi Tre described more than twenty houses in one alley off Pham Van Bach, old Ward 15, backing onto the airport fence.
Where houses share walls and foundations, termites ignore property lines. University of Florida (UF/IFAS) material on the Asian subterranean termite, common in Southeast Asia, notes that it can nest in voids already present in a building and forages through mud tubes, covered runways built from soil. Cracks between adjoining walls, shared service ducts and connected metal roofs all serve as routes, so if one house in a row finds termites, check the neighbours too. Wooden doors, staircases, plank mezzanines and altar cabinets set against a damp shared wall are where activity often begins.
- Lines of soil along the shared wall, behind a wardrobe or TV unit.
- A mezzanine or wooden staircase that sounds hollow, with crumbs of soil dropping below.
- Winged termites swarming around the lights at dusk after rain.

Homes that double as fabric stores and small workshops
Weaving and cloth trading run deep here. The Vietnamese magazine Kinh te Sai Gon (2023) records that in the 1990s the Bay Hien weaving village, in the old Ward 11, had about 1,700 households with looms inside their homes. Tan Binh Market on Ly Thuong Kiet, now in Tan Hoa ward, covers about 22,800 m² with more than 3,000 traders, mostly in clothing and fabric. Living upstairs with stock downstairs is a familiar arrangement in the alleys nearby.
Cloth rolls, cartons, wooden pallets and timber shelving left against a wall give termites food and shelter, and stacked goods hide the mud tubes until a consignment's bottom layer is eaten. Our technicians propose the method after the survey (baiting, spot residual treatment, floor treatment or a combination), and your Up specialist, the UpClean staff member assigned to your home, works alongside them:
- Ground-floor fabric store
- Stock is moved off the wall base one area at a time with the household, the rest is sheeted over, and positions are photographed so that everything goes back in place.
- Garment or print workshop at home
- Booked outside production hours; machines and cutting tables are covered and the work area is cleaned before staff return.
- House with rooms to let
- Technicians check from ground floor to roof terrace, service ducts, under the stairs and the shared wall included; tenants are told in advance.
- Altars, old furniture and woodworm
- An altar is moved only after asking you and goes back to the same spot. Small holes with fine wood dust may be woodworm, which the technicians tell apart at the survey.
How a termite quote is worked out in Tan Binh
There is no standard price: one trail of soil behind a wardrobe is a different job from a three-storey house where termites have climbed from a ground-floor stockroom to the mezzanine. The survey costs nothing. The written all-inclusive quote then sets out the method, the areas treated, the re-entry time (how long a treated area must stay empty), the follow-up inspections and the warranty terms, and nothing is added without your written agreement. It depends on:
- Floors and floor area, and whether the building is also a store or workshop.
- Whether activity is in one spot or has spread across floors and into a shared wall.
- How much stock and shelving must be moved and covered.
- Whether floors must be drilled, mezzanine boards lifted or a ceiling opened.
- The warranty period, which follows the method and is written into the quote.

Alleys, shared walls and shop hours: getting ready
Most Tan Binh homes are private houses without a management office. Apartment and office towers on Cong Hoa and Truong Chinh often register contractors in advance, so we send your Up specialist's name and photo, with our technicians' details, for building management.
- Tell us where to park; the team carries equipment into the alley on foot.
- Warn next door if a shared wall is treated, and avoid delivery times.
- Shut food and dishes away; children, older relatives and pets stay out for the re-entry time given.
- Do not wash treated spots or move bait stations until told.
- Between inspections, keep stock on racks or plastic pallets off the wall, clear out old cartons and fix seepage early.
What UpClean adds, and how to book a survey
- Send photos of soil trails, damaged wood or eaten stock to +84 968 726 135 on WhatsApp or Zalo, with the house number; "Ward 13" or "Tan Binh ward" both work.
- We arrange a free survey at a quiet time for your shop, then send the quote, method and re-entry time in writing.
- On the day, our technicians treat while your Up specialist covers, monitors each point, cleans and restacks.
- Pay after the walk-through, in cash or by transfer. Rescheduling or cancelling is free with 24 hours' notice; later, the fee is 30%.
- Who comes to your home
- Up specialists are identity-verified and trained to the Up Standard, our working standard; you get the name and photo first.
- A record to check
- The Up Report, sent by WhatsApp or Zalo, marks treated points per floor, bait stations, before-and-after photos and the next inspection date.
