District 6 today: four wards, served by appointment
The former District 6 was reorganised twice in 2025. On 1 January, wards 3 and 4 joined ward 1, ward 6 and part of ward 5 joined ward 2, and the rest of ward 5 went to ward 9. On 1 July, under Resolution 1685/NQ-UBTVQH15, districts were abolished and the area became four wards, the local units now used in addresses. Old addresses on shop signs still work; a house number and street are enough.
District 6 is not one of our regular areas, but we accept sofa bookings in all four wards from 07:00 to 20:00, seven days a week, with the slot agreed when you book.
- Binh Tay ward
- The old wards 2 and 9, around Binh Tay Market, built by the merchant Quach Dam: roughly 25,000 m² and more than 2,000 stalls, ringed by wholesale shophouses.
- Binh Tien ward
- The old wards 1, 7 and 8: tube houses with shopfronts on the main roads, residential alleys behind.
- Binh Phu ward
- The old wards 10 and 11 plus part of ward 16 of the former District 8, crossed by Vo Van Kiet Avenue, with many residential townhouse neighbourhoods.
- Phu Lam ward
- The old wards 12, 13 and 14: terraced houses of several storeys down the alleys, shops along the main roads.
Seating on a wholesale shop floor: why it soils faster
Around Binh Tay Market, part of the old Cho Lon trading quarter, many townhouses keep a shop or stockroom on the ground floor while the family lives above. The shop usually has a set of seats where the owner takes orders and trade buyers sit down, sometimes a leather sofa, sometimes an upholstered wooden set. It is used from early morning to evening beside a door onto the market street, where small lorries and three-wheeled carts come and go.
Cartons, packaging and loose fibres add dust whenever goods are opened, counted and packed. Leather that gathers it and is wiped with a damp cloth day after day loses its sheen and cracks finely where people sit; fabric darkens all over. Upstairs, the family sofa sits in a low room with few windows, and can smell damp in the rainy season.
- Fine cracks and a dull finish on the most-used leather seat.
- Greyed fabric that vacuuming no longer brightens, and darkened armrests.
- Brown rings on seat cushions from the tea and coffee offered to customers.
- A musty smell from the upstairs sofa after weeks of steady rain.

Timing and access: market streets, alleys and the family floor
Wholesale streets are busiest in the morning; Binh Phu and Phu Lam are quieter around midday.
- The way upstairs often runs through the shop and up a narrow staircase, so your specialist brings a compact extraction machine and covers any boxes beside the seats; tell us where to park on crowded market streets.
- Clear ledgers, samples and fragile items from the seating, keep a path open to the stairs, and leave a power socket free near each sofa.
- Keep unpacking and packing away from fabric seats until they are dry.
- Wholesale shop near the market
- Book late afternoon, once deliveries are done, or a day the shop is closed. Leather can be sat on after about 30 minutes; fabric needs a few hours.
- Family living room upstairs
- It can share the visit with the shop seating, so both count towards one total.
- Alley townhouse in Binh Phu or Phu Lam
- Weekday mornings are usually convenient. Tell us if the alley is too narrow for a vehicle to stop at your door, and if the sofa is in a part of the house you let, agree the time with your tenant.
Leather, fabric and upholstered wooden sets: what your Up specialist does
Your Up specialist, identity-verified and trained to the Up Standard, reads the care label and tests the solution on a hidden spot first. Then:
- Leather in the shop
- Never washed with water. Fine dust is vacuumed and brushed off lightly so that it cannot scratch, then the leather is cleaned with a leather solution and conditioned; ready after about 30 minutes. Cracks through the colour layer cannot be restored by cleaning and are pointed out first.
- Fabric and microfibre
- Cushion gaps vacuumed, tea rings and hand marks spot-treated, then spray extraction, which draws the dirty water straight back into the machine. Usually dry in 4–6 hours with good ventilation.
- Upholstered wooden sets
- Priced by the seat. Cushions are treated like a sofa in the same fabric; the frame is wiped dry, with no solution left in the joints, and is neither polished nor repainted.
- Velvet
- Send a close-up of the pile and the care label; we assess it before proposing a method and a price.

What sofa cleaning costs in District 6: worked examples
Rates are 130,000 VND per fabric or microfibre seat, 160,000 VND per leather seat and 50,000 VND per ottoman or loose cushion. The 390,000 VND minimum applies to the visit as a whole, so every set cleaned that day counts towards it.
- Included: covering stock and floors, deep vacuuming, colour testing, spot treatment, leather conditioning and your Up Report, the photo record of the visit.
- Deep cracks in leather and long-set stains may not recover fully; your specialist says so beforehand, and nothing is added without your written approval.
- Household businesses and companies needing a VAT invoice should send their tax code when booking.
