Deep cleaning in Nha Be — villa and house cleaning along Nguyen Huu Tho

Since 1 July 2025 the former Nha Be District has been reorganised into two communes under Resolution 1685/NQ-UBTVQH15. Clause 134 merged Nha Be town with Phu Xuan, Phuoc Kien and Phuoc Loc communes to form Nha Be commune; clause 135 merged Nhon Duc, Long Thoi and Hiep Phuoc to form Hiep Phuoc commune. They are called communes rather than wards (the local units that replaced districts in most of our service area), although the stretch next to Phu My Hung is already urban, with many towers and villa compounds.

Many ownership certificates and sale contracts still say "Phuoc Kien commune, Nha Be district"; use either form when you book. We work from 7:00 AM to 8:00 PM on every day of the week.

Nha Be commune: regular service

Along Nguyen Huu Tho and Le Van Luong are gated villa compounds such as Nine South Estates and apartment developments such as Sunrise Riverside, Celesta Rise and Saigon South Residences.

Hiep Phuoc commune: by arrangement

Mostly low-rise homes, garden houses and residential areas set among industrial parks. Send your address and we confirm a suitable slot.

Nine South Estates on Nguyen Huu Tho shows the kind of home Nha Be is known for: a villa compound of nearly 13 hectares with 381 houses, 355 garden villas and 26 riverside villas. Houses like these have a large floor area, several en-suite bedrooms, sliding glass doors onto the garden, stone floors in the hall and on the stairs, and a good share of their living space outdoors.

Dry leaves, pollen and garden soil come into the living room on the feet of children and pets. Damp from the river leaves mould spots at the foot of ground-floor walls, in the grout of veranda tiles and on the backs of wooden cabinets during the rainy season, May to November, when humidity averages about 80%. A deep clean in Nha Be therefore spends a good part of its time here:

• Sliding glass doors to the garden: both faces within safe reach, plus frames and tracks full of sand and leaf litter.
• Veranda, roof terrace and balconies: swept and mopped, with drainage channels, railings and light moss cleaned.
• Stone floors in the hall and on the stairs: cleaned with a gentle product suited to stone; grinding and polishing are a separate service.
• High ceilings, ceiling fans and chandeliers in a double-height living room: done within safe reach; anything that needs scaffolding is discussed with you first.

Next to Phu My Hung, Nha Be commune has several large apartment developments, each at a different stage in the life of a home. Sunrise Riverside has eight towers and about 2,200 apartments, and many families are long settled there. Celesta Rise has five towers with 923 apartments and 34 shophouses, and some of its towers were handed over as bare shells for owners to finish themselves.

Those two stages call for two different services. An apartment just handed over, or just fitted out, has cement dust, paint marks and glue, and we treat it as post-construction cleaning. Once a family has lived there for a while, the kitchen has grease, the bathroom has limescale and the balcony door tracks hold dust from building sites nearby; that is the job a deep clean is for.

An empty home gives the specialists full access to wall corners, built-in cupboards and door tracks, and the Up Report serves landlord and tenant as a clear handover record.

The cost is the floor area multiplied by the rate for the type of home, and never less than 900,000 VND a visit. The areas in these examples are illustrations only and do not describe any particular development; for a villa the final price is fixed in writing after we have seen the house.

• The rate per m² includes the team of specialists, machines, products for each kind of surface, protective sheeting, the verandas and balconies within the scope of a deep clean, and the Up Report.
• Not included: sofa, mattress, carpet and curtain cleaning, aircon cleaning, high facade glass, stone floor polishing, and the insides of cupboards and appliances. These can be booked for the same appointment at their own prices.

2-bedroom apartment, e.g. 70 m²

1,050,000 VND; normally completed within a day.

7,000,000 VND; the number of specialists follows the area, and the work can be spread over several visits if the family prefers.

Riverside villa, e.g. 500 m² in total

10,000,000 VND; surveyed beforehand so that a floor-by-floor list can be drawn up.

The larger the house, the more the order of work decides the result. A gated compound says where vehicles may be left and an apartment tower sets hours for the goods lift; we ask beforehand and follow the rules where you live.

• We look at the house through photos, video or a survey visit and draw up a list by floor and by room.
• On the day the Up specialists, our identity-verified and trained team, put on shoe covers, lay mats for their equipment, film where objects stand and cover stone and wood surfaces that scratch easily.
• Work runs from the top floor down and from ceiling to floor; descaling product is applied first in bathrooms and the kitchen so that it has time to act.
• Verandas and the roof terrace are left until last, so that soil and sand are not carried back indoors.
• The team follows your directions on routes and on outdoor water and electricity, and counts its equipment in and out.

On time

More than 15 minutes late against the confirmed time, and the invoice for that visit is reduced by 10%. Minutes spent on formalities at the gate or in the lobby after an on-time arrival do not count.

Everything back in place

Vases, picture frames and ornaments are filmed before they are lifted and set down again exactly where they stood.

Care for materials

The marble floor of the hall, a wooden staircase, stainless-steel kitchen appliances and large glass panels each get their own product, cloth and method.

Redo within 48 hours

Any item that falls short is redone free of charge within 48 hours of your receiving the Up Report. Report damage within 24 hours with photos; we compare them with those taken before work began and take responsibility under our policy where the specialist was at fault.

A riverside villa usually needs a deep clean every 3–6 months, alongside its weekly cleaning. With so much greenery around, sensible moments are the end of the dry season in March and April, before the steady rains, and the weeks before Tet. For the weekly part there is Up Home, our house cleaning by the hour: 130,000 VND per hour, booked for 3 hours or more.

• Put a doormat at every door to the garden and the pool, and sweep the veranda daily when the leaves are falling.
• Dry the floor near the glass doors after driving rain, and vacuum the sand out of the sliding-door tracks once a month.

Advice, the quote, the booking confirmation and the Up Report are available in English or Vietnamese. If the family would like a specialist who speaks English on site, mention it when booking; should that not be possible, we tell you ahead of the day and help by phone or message.

Gated compounds and apartment buildings generally want outside staff registered before they arrive, so we send the specialists' names and photos for you to pass to security or building management. You do not have to be present: a house manager or other authorised person can open up and do the walk-through, which can also be held by video call. If a key is left with reception, building management or family, it is handled by the assigned specialist alone, with the times recorded and no copies made; for a smart lock we recommend a temporary code.

Payment is made after the walk-through, in cash or by bank transfer. A larger job may need a deposit, which is stated in the quote, and a VAT invoice is issued on request.
