Nha Be is now two communes: which they are, and where we take bookings
Under Resolution 1685/NQ-UBTVQH15, from 1 July 2025 the communes of Phuoc Kien, Phu Xuan and Phuoc Loc, together with Nha Be town, were joined as Nha Be commune, and those of Long Thoi, Nhon Duc and Hiep Phuoc as Hiep Phuoc commune. In the inner city the districts gave way to wards; out here the new local administrative unit is a commune. Property papers issued before the change remain valid, so many contracts and ownership certificates still carry the old wording, "Phuoc Kien commune, Nha Be district". Write the address either way.
We have a regular schedule in Nha Be, concentrated on the villa estates and apartment towers of what was Phuoc Kien, next to Phu My Hung; elsewhere we take termite surveys at an hour confirmed when you book. We work between 07:00 and 20:00 on all seven days.
- Former Phuoc Kien, now in Nha Be commune (regular schedule)
- On Nguyen Huu Tho and Le Van Luong roads: the Nine South Estates villa compound, the Saigon South Residences and Sunrise Riverside apartment developments, and many streets of townhouses and garden villas.
- Former Phu Xuan, Phuoc Loc and Nha Be town, also Nha Be commune
- Townhouses and garden houses beside canals and creeks along Huynh Tan Phat and its side roads.
- Hiep Phuoc commune
- Made up of what were Nhon Duc, Long Thoi and Hiep Phuoc communes: many garden houses and low-rise homes.
Low ground, many waterways: why a Nha Be garden villa should watch for termites
About 100 km² in area, the former Nha Be district is low ground cut through by rivers and creeks, the Nha Be and Soai Rap among them. A planning expert told the newspaper Sai Gon Giai Phong in 2017 that Nha Be is low land on weak ground, regularly affected by high tides. At the end of September 2026, a forecast quoted by VTV still put the possible water level at Nha Be at 1.6 to 1.65 m, close to or above alert level 3.
For subterranean termites that is a favourable setting. A University of Florida publication (UF/IFAS) on the Asian subterranean termite notes that the species needs moist wood or soil to found a nest, and the soil round a Nha Be foundation is damp for nearly the whole year. Many estates were raised on former rice fields and ponds; according to Mississippi State University's guidance for builders, tree stumps, wood scraps and formwork boards left under the slab are a common reason new houses get termites. Weak ground also lets yards and floor slabs settle and crack over time, opening more gaps for termites to pass from soil to house.
Garden villas offer much else that termites like: mature trees, planters built against the walls, outdoor timber decking, a summer house, large wooden staircases and doors, built-in wardrobes in every bedroom. A colony in a tree base in the garden can quietly send workers into a sliding-door frame, the kitchen cabinets or the sitting-room timber floor. Signs to look for:
- Mud tubes, the earthen tunnels termites move through, climbing from a planter or the lawn up a wall base or porch column.
- Outdoor decking, a summer house or a softwood pergola crumbling, or with soil stuck underneath.
- Sliding-door frames and ground-floor skirting with blistered paint after the high-tide season.
- Cracks in the yard or garage floor with soil pushed up through them.
- Winged termites round the garden lights at nightfall after rain.

Garden villas, riverside villas, apartments: who does what
Our technicians propose the approach — bait and monitoring stations, local residual treatment, treating the ground slab, or several of these together — after surveying indoors and in the garden. Your Up specialist's part depends on the home:
- Garden villas in gated compounds
- The technicians survey every floor, the garden, the tree bases, the timber summer house and the garage. Your Up specialist covers stone floors, wooden furniture and built-in wardrobes and photographs each room as found; ornaments and altar pieces go back exactly where they were.
- Riverside and canal-side villas
- The area may take in the embankment, the landing stage and timber decking by the water. Garden bait stations are drawn on a plan in the Up Report, so that the gardener does not dig them up.
- High-rise apartments along Nguyen Huu Tho
- Termites can follow service shafts and electrical conduits in the walls to the upper floors. We cover built-in wardrobes and clean up after treatment.
- Townhouses and garden houses by the creeks
- The technicians check wall bases next to the garden, the timber mezzanine and the storeroom; afterwards belongings are put back and raised off the floor as instructed.
How a termite quote for a Nha Be villa is put together
No single price exists for termite control in a Nha Be villa: floor area, garden area and the extent of the termites differ enormously from one house to the next. We survey without charge. You then get an all-inclusive quote in writing covering the plan indoors and in the garden, how many return inspections there will be, the warranty conditions and the re-entry time, that is, how long a treated area has to stay clear. Extra cost arises only with your written consent. It takes account of:
- Floor area, number of floors, and rooms with built-in wardrobes or timber flooring.
- Garden area, large trees, and any summer house or outdoor decking to be included.
- Extent: one new spot, or spread across several floors and areas.
- The approach proposed, and the return visits to monitor and top up bait.
- How far finishes must be disturbed: drilling the slab, taking off skirting, opening a ceiling, lifting floorboards.
Gated compounds and managed apartment buildings: formalities and preparation
In closed villa compounds and apartment buildings it is normal to register contractors with security or building management before work starts; many also set working hours and require the goods lift.
- Give compound security or building management the date, the time and the list of people coming to work.
- Put food, crockery and children's things into closed cupboards.
- Take pets out of the treated areas, indoors and in the garden, for the time you are told.
- Ask the gardener to stop watering and digging near treated ground for as long as instructed.
- Do not wash the points given a residual treatment, and do not open monitoring stations unless told how.
Keeping a villa clear of termites through the high-tide season
Our technicians inspect again at the dates written in the quote; your Up specialist reminds you and files the result in the Up Report. On low ground, these habits help the treatment last:
- Keep planter edges and lawn away from the wall base; do not bank soil or thick leaf mulch against the house.
- Replace rotten decking boards and pergola timber promptly; stand the feet of a summer house and wooden chairs on stone pads.
- After each high tide or heavy rain, check wall bases, ground-floor door frames and the garage floor; fill cracks early and tell us if soil is pushed up from one.
- Keep firewood, wood scraps and cardboard boxes out of the garage and any store next to the garden.
- When the garden is remodelled, remind the builders to clear away stumps, wooden stakes and formwork boards.
- Guide: termites in Saigon houses
- The signs, what treatment involves and what to ask before you sign.
How to book a termite survey in Nha Be
- Send a message to 0968 726 135 (WhatsApp or Zalo) giving the name of the villa compound or apartment building, with a few photos: mud tubes, mounds of soil in the garden, damaged wood.
- We set a date for the free survey. The written all-inclusive quote separates indoors from the garden, down to tree bases and the summer house, and says how each item is covered by warranty; nothing is added until you sign.
- Before treatment day you receive the list of things to prepare. The products are handled by our technicians in line with the label and the regulations, to the agreed plan, while your Up specialist follows each point and cleans up.
- The Up Report marks the points treated and the bait stations on a plan of house and garden, with before-and-after photos and the date the next inspection is due.
- Arrival more than 15 minutes past the agreed hour takes 10% off that visit's invoice; formalities at the gate after an on-time arrival are not counted.
- Tell us at least 24 hours ahead to change or cancel at no cost; cancelling later than that costs 30%.
