Sunrise Riverside is now in Nha Be commune
Sunrise Riverside sits on Nguyen Huu Tho next to the former District 7 boundary; VnExpress's 2015 launch report describes it as bordering District 7 and Nha Be, and the address commonly used by residents is Phuoc Kien commune, Nha Be district. Clause 134 of Resolution 1685/NQ-UBTVQH15 merged all of Phuoc Kien into Nha Be commune from 1 July 2025.

Water on three sides: managing humidity
Canal frontage brings breezes and views, but the air is damper year-round than further inland. In the rainy season, moisture settles in the darkest, most enclosed parts of a home: wardrobe interiors, shoe cabinets, under-sink cupboards, bathroom ceilings and the rubber seal of a front-loading washer. Smells come first, then small mould spots — and air freshener only hides them for a few days.
- Wardrobes: emptied, vacuumed, wiped and deodorised, then aired before refilling
- Bathrooms: we trace odours to floor drains, grout and shower-screen gaps
- Washing machines: drum removed to clear residue and mould film
- Daily habit: leave the washer door ajar and keep moisture absorbers in closed cupboards
Eight years on: where to start
Most units have been lived in since 2018. We suggest prioritising what affects air quality: aircon (from 250,000 VND, with a free gas pressure check and a quoted top-up of 250,000 VND for units up to 2 HP only if needed), the washing machine, the range hood and fridge seals, then mattresses and curtains that absorb moisture over time.
Between tenants, and small offices
Turnover gaps are short, so one visit covering the deep clean, aircon, washer and wardrobes works best, and your Up Report doubles as a condition record. Absent landlords can pass keys via family or an agent and sign off by photo and video. For the Smart Office units, we can work early or late within 07:00–20:00 and clean fabric office chairs from 45,000 VND each (390,000 VND minimum).
