Four wards since July 2025: where we take aircon bookings
Under Resolution 1685/NQ-UBTVQH15 the city replaced its districts with wards on 1 July 2025, and the former District 11 became Minh Phung, Binh Thoi, Hoa Binh and Phu Tho. Several old wards had already merged that January. About 5.14 km² held more than 310,000 people at the end of 2024, one of the city's highest densities.
We take bookings in all four wards from 07:00 to 20:00 every day. District 11 is not one of our regular service areas, so visits are by appointment. Because alleys are tight and many homes double as shops, the time is chosen house by house, once we know where a motorbike can stop and when the shop is quiet.
- Minh Phung ward
- The old Wards 1, 7 and 16, about 1.27 km² and some 74,459 residents, the most of the four; terraced houses, shopfronts and alleys packed together.
- Binh Thoi ward
- The old Wards 3 and 10 and part of Ward 8, about 1.52 km², with Dam Sen Cultural Park on Hoa Binh street and the Binh Thoi housing estate.
- Hoa Binh ward
- The old Wards 5 and 14, about 0.98 km², the city's smallest ward after the reorganisation: the Dam Sen flower market, Giac Sanh Pagoda and modest townhouses in narrow alleys.
- Phu Tho ward
- The old Wards 11 and 15 and the rest of Ward 8, about 1.37 km²: shops on the main roads, alleys behind. A house number and street help us plan the access.
Workshops, eateries and shared alleys: why District 11 units clog quickly
Small manufacturing, trade and family life have long shared the same streets here. Many ground floors are a materials store, a repair shop, a breakfast eatery or a small workshop, so the air carries road dust, fabric lint, metal filings and cooking grease straight into the filter and indoor coil.
Alley houses are narrow and tall, and the outdoor unit hangs above the front door, sits on the roof terrace or is fixed to the alley wall. When a whole row vents into one narrow alley, the hot exhaust has little room to escape and the units labour harder at midday. With average humidity around 79.5%, rain from May to November and few windows, damp and dust settle in the drip tray and blower wheel, the usual source of musty smells and dripping.
- A shop or workshop filter clogged within a few weeks.
- An outdoor unit in the alley that runs loud and is too hot to touch.
- Condensate dripping into the alley or onto a neighbour's balcony from a blocked drain.
Shop and office units: floor-standing, cassette, wall-mounted and ducted
Shops, offices and eateries here often cool the customer area with a floor-standing unit or a ceiling cassette. We clean these to the Up Standard, UpClean's own procedure for each unit type, with goods below covered and dirty water caught in a bag. - Floor-standing
- 500,000 VND per unit; filter, coil, fan and drip tray cleaned where it stands.
- Ceiling cassette
- 550,000 VND per unit, about 90–120 minutes, from a ladder with the bag directly underneath.
- Wall-mounted
- 250,000 VND for 1–1.5 HP, 300,000 VND for 2 HP or larger.
- Ducted
- 700,000 VND per indoor unit, confirmed once we have seen photos of the ceiling hatch and vents.

How much does aircon cleaning cost in District 11? Examples by type of home
Most townhouses here have a unit on every floor, often with another in the shop below, so the multi-unit rate usually applies: the two dearest units in a visit are charged in full and each from number 3 onwards is 10% off. Totals are calculated from the price list and match the Quote page; extra units found on the day are cleaned only with your agreement.
- Labour, tools, solutions, protective sheets, the collection bag, rinsing the outdoor unit where safely reachable and the Up Report are all in the total.
- Gas pressure is checked free. A low wall unit up to 2 HP on R32 or R410A is topped up from 250,000 VND, only with your agreement; other units and gas types are quoted after measuring.

Reaching outdoor units in narrow alleys and on roof terraces
Send a photo of the outdoor unit from a balcony, window or the roof terrace, and tell us where a motorbike can stop.
Where two rows of houses almost touch, units are often fixed to the alley wall at second- or third-floor height. Your specialist works from inside: a balcony, a railed roof terrace or a window frame. Without firm footing the unit is not cleaned; we say so on seeing the photo and wait for your decision.
- Rinse water is caught in the bag so that it does not drip onto passers-by or the house opposite.

How often to clean, and how a visit runs
- Message 0968 726 135 on WhatsApp or Zalo, or use the Quote page, with a photo of the outdoor unit and your alley or house number.
- We confirm the total, a time outside busy shop hours, and your identity-verified specialist's name and photo.
- Shop units are done first so that you can trade sooner; a wall unit takes about an hour, a cassette nearly twice that.
- Each unit is test-run with you, and the Up Report, our before-and-after photos of filter, coil and outdoor unit, follows by WhatsApp or Zalo.
- Pay after the walk-through, in cash or by transfer; VAT invoices come from Uptech Technology Solution Company Limited (tax code 0316973414). If we are over 15 minutes late, that visit is 10% off.

Warranty and next steps
Leaks, unusual noise or weaker cooling caused by the cleaning are put right free of charge for 90 days. We do not repair parts; a faulty one is noted in the Up Report so that you can call a repairer.
