Four wards since July 2025, and where we arrange termite surveys
Resolution 1685/NQ-UBTVQH15 reorganised the former District 11 into four wards, the city's local administrative units since 1 July 2025. Several old wards had merged half a year before, so an address may still show an older ward number; we match it from the house number and street.
We arrange surveys in all four wards between 07:00 and 20:00 every day. District 11 is covered by appointment: the exact time is agreed when you book, once we know where to park and when the workshop or shop takes a break.
- Minh Phung
- The most populous of the four, formed from the old Wards 1, 7 and 16 on roughly 1.27 km²; houses, shops and small alleys run on without a gap.
- Binh Thoi
- Formed from the old Wards 3 and 10 and part of Ward 8, about 1.52 km², and home to Dam Sen Cultural Park.
- Hoa Binh
- Under 1 km², made from the old Wards 5 and 14, the smallest ward in the city after the reorganisation; small houses share walls along narrow alleys.
- Phu Tho
- The old Wards 11 and 15 with the rest of Ward 8, about 1.37 km²; shops face the street, with townhouse neighbourhoods behind.
Home workshops and tall, narrow houses: where termites hide in District 11
Production, trade and family life have long shared the same rows of houses. Many ground floors are workshops or materials stores, stacked floor to ceiling with raw materials, moulds, paper packaging, pallets and timber shelving. They are rarely emptied and their wall bases stay hidden all year: the dark, undisturbed conditions subterranean termites prefer.
Alley houses rise several storeys on small plots, with steep stairs and often a mezzanine or timber floor added for an extra room. Walls are shared and light wells few, so a leak in a bathroom or on the roof terrace can keep a wall damp for months. University of Florida (UF/IFAS) material on the Asian subterranean termite, a species native to Southeast Asia, says it needs timber or moist soil to establish a nest, forages inside mud tubes and can seriously damage timber structures.
Once termites are in one house, their tubes can follow a shared wall, the stairwell or a service duct into the next. Caught early, an infestation needs a smaller treated area and less taken apart.
- Pallets and timber shelves with brown soil trails climbing from the floor.
- Paper sacks and cartons at the bottom of a stack gone soft, damp and mixed with soil.
- Stair treads or mezzanine boards that give slightly underfoot and sound hollow.
- Door frames and cupboards beside a bathroom with blistered paint and crumbling wood at the base.

Workshop, alley house or older flat: who does what
UpClean's technicians choose the technique after the survey. Your Up specialist, who prepares the home, watches each step and cleans up, takes care of the rest:
- Home with a workshop
- You agree with your Up specialist which areas must be cleared. Machines, materials and finished goods are photographed, then covered or moved aside, and go back exactly where they were.
- Narrow house over several floors
- The technicians inspect from the ground floor to the roof terrace, stairs, mezzanine and shared wall bases included, without blocking the staircase.
- Flat in an older estate
- Door frames, built-in cupboards and wall bases near the bathroom are checked. If the treated area adjoins a shared wall, let the household next door or the residents' group know.
- Pagoda or shrine with timber beams
- The survey goes through the people who manage the site; statues and offerings are covered, and full-moon days and festivals are avoided.
What termite control costs in District 11, and what the quote depends on
No price can be given over the phone: one door frame and a workshop eaten from the pallets up into the stairs are very different jobs. After the free survey you receive one all-inclusive figure on paper, with the method, the areas to be treated, how long each must be left empty afterwards, the number of follow-up inspections and the warranty conditions. Any addition needs your written approval. The figure depends on:
- The number of floors, the floor area and how much of it is workshop or storage.
- Whether the termites are in one spot or have spread over several floors or next door.
- How much machinery and stock must be moved or covered, and whether stairs or cupboards must be drilled or opened.
- The technique and the follow-up schedule; the warranty is written into the quote for your plan.

Narrow alleys and shared walls: preparing for treatment day
The press has described Hoa Binh ward as a place of little land and many people, and many alleys here take only a motorbike. Older estates and blocks with a management office often ask for contractors to be registered; we send the names and photos of your Up specialist and the technicians for you to pass on.
- Show us where the motorbikes can wait at the alley entrance; the team walks the equipment in.
- Pause the machines and clear a path along the workshop walls, as agreed with us.
- Shut food, dishes and children's things away, and warn neighbours if a shared wall is in the treatment area.
- Workers, family and pets stay out for the re-entry time we give, that is, how long a treated area must stay empty.
Between inspections: habits for a crowded house
Follow-up inspections are booked as the quote sets out; we remind you and record each result in the Up Report, our photo record of every visit, with a floor-by-floor map of treated points and bait stations.
- Clear the workshop one corner at a time each quarter, and stand pallets and shelving on plastic or metal feet.
- Throw out scrap wood, old moulds and unused cartons rather than stacking them in the loft.
- Fix leaks early in the bathroom, on the roof terrace and in pipes inside the walls.
- Each rainy season, shine a torch behind cupboards, under the stairs and at the foot of door frames; leave bait stations untouched.

- Rescheduling is free with 24 hours' notice; cancelling within 24 hours carries a 30% fee. If we are more than 15 minutes late, that visit is 10% off.
