Curtain cleaning in the four wards of former District 11
From 1 July 2025, under Resolution 1685/NQ-UBTVQH15, the old District 11 consists of Minh Phung, Binh Thoi, Hoa Binh and Phu Tho wards; you are welcome to give us an old ward number. More than 310,000 people (end of 2024) live on about 5.14 km², so houses are narrow, and in many alleys one window faces another only the width of a small lane away.
All four wards are in our booking area, 07:00 to 20:00 daily. District 11 is served by appointment: each house gets its own time once we have asked about parking and when the shop or workshop is quiet.
- Minh Phung
- Old Wards 1, 7 and 16, about 1.27 km², with the largest population of the four; terraced houses and shopfronts mixed with alleys.
- Binh Thoi
- Old Wards 3 and 10 joined to part of Ward 8, about 1.52 km²; the Binh Thoi estate and Dam Sen Cultural Park are here.
- Hoa Binh
- Old Wards 5 and 14, about 0.98 km², the city's smallest ward since the reorganisation, around the Dam Sen flower market and Giac Sanh Pagoda.
- Phu Tho
- Old Wards 11 and 15 plus the part of Ward 8 not in Binh Thoi, about 1.37 km²; shops on the main roads, townhouse alleys further in.
Workshop dust and close neighbours: why curtains here dull quickly
Plenty of houses have a materials shop, repair shop, breakfast eatery or workshop on the ground floor, with the family living above. Fabric lint, metal filings and grease fumes rise up the stairwell, and a curtain's wide expanse of fabric catches a good share.
Because the front window faces the house opposite at close range, curtains are often kept drawn for privacy, so little air moves and damp settles. With rain from May to November and average relative humidity around 79.5%, heavy curtains left hanging a long time pick up a damp smell.
- Fine grey dust on stair curtains and in rooms just above a workshop.
- Alley-window curtains darker on the outer face than the inner.
- A cooking-oil smell near the kitchen or a ground-floor eatery.

From alley-window sheers to workshop dividers: how each set is cleaned
Your Up specialist, the trained UpClean team member sent to your home, reads the care label, tests colourfastness on a hidden corner and measures each set with you before choosing a method.
- Heavy curtains in the living room or altar room
- Both faces and every pleat vacuumed, then steamed on the rail; altar items and glass cabinets below are covered first.
- Sheers at alley windows
- Washed gently, set by set, so the thin fabric does not fray; the quote states when they will be dry and back up.
- Blackouts in upper bedrooms
- Handled lightly so the coating does not crack; coating already peeling is photographed and pointed out first.
- Dividers between workshop, shop and home
- They hold lint, metal dust and machine oil. Old oil marks may only fade, and you are told so beforehand.
- Roller and Venetian blinds in shops
- Send photos of the roller, slats and cords; we quote only after seeing them.

How much does curtain cleaning cost in District 11? Alley-house examples
Multiply the curtain area by 40,000 VND per m², and add 100,000 VND once for the visit if curtains are taken down and re-hung; a visit never costs less than 400,000 VND. The areas below are estimates, and the specialist measures again at your home before the price is fixed.
- The rate covers colour testing, vacuuming, steaming, wiping the rail and the Up Report, our before-and-after photo record.
- Once measured, the price changes only with your written agreement. Replacing rings, straightening rails and mending tears are not included.
| Home | Estimated area and cost |
|---|---|
| Alley house, ground floor and one upper floor | About 8 m², cleaned in place: 400,000 VND (320,000 VND before the per-visit minimum). Dividers or stair curtains can join the same visit. |
| Two-bedroom estate flat | About 14 m², cleaned on the rail: 560,000 VND. |
| Four-storey townhouse, one window per floor | About 24 m², taken down and re-hung: 1,060,000 VND. |
| Home with a workshop | About 30 m², curtains in the living quarters plus the workshop divider, taken down and re-hung: 1,300,000 VND. |
| Shopfront with living floors above | About 20 m² of fabric upstairs, taken down and re-hung: 900,000 VND; roller blinds in the shop are quoted from photos. |
Narrow alleys and steep stairs: what we ask before the visit
Many alleys here fit only a motorbike, so we ask three things when you book: where a motorbike can stop at the alley entrance, how many floors there are, and how high the tallest window is. Tools come in small bags, on foot.
Stairs are often steep, some with an altar on the landing; it is covered along with cabinets and goods near the windows, and nothing is moved without asking. For an estate or block with a management office, we send the name and photo in advance; waiting for registration after an on-time arrival is not lateness.
- If curtains hang near the work area, book a quiet hour in the shop or a break in the workshop.
- Move boxes stacked against the windows, and tell us about curtains at ceiling height or above a double-height opening, so that the right ladder comes.
- Afterwards, run a fan or open the windows; with few windows the fabric needs longer to dry evenly.
How often to clean curtains in a shop-house
Most homes need curtains cleaned every 6–12 months; a workshop or cooking business downstairs, or windows onto a busy alley, call for shorter intervals.
- Keep the door between workshop and stairs shut while machines run, and vacuum the alley side of the curtains monthly with a soft brush.
| Curtain | Suggested interval |
|---|---|
| Workshop dividers, stair curtains above a workshop | About every 3–6 months, depending on the dust. |
| Windows onto the alley or street | Every three to six months. |
| Altar room or rarely used living room | Once a year, before Tết or a major family anniversary. |
| Upper bedrooms | Once or twice a year, ideally as the rainy season ends. |
