House cleaning and deep cleaning in District 1 — apartments and city-centre townhouses

Under Resolution 1685/NQ-UBTVQH15, in effect since 1 July 2025, wards replaced districts as the local unit on addresses, and the ten wards of the former District 1 became four: Sai Gon, Tan Dinh, Ben Thanh and Cau Ong Lanh. The old Da Kao and Nguyen Thai Binh wards were each split in two, so houses on the same street can carry different ward names. Write your address as you always have; we match it to the current ward.

We take deep cleaning bookings in all four wards, weekends included. Our office is in Sala, across the Saigon River by the Thu Thiem 2 bridge or the Thu Thiem tunnel; the crossing is slower at some hours, so the arrival time is fixed for each appointment.

Sai Gon ward

The old Ben Nghe ward plus parts of Da Kao and Nguyen Thai Binh. Mostly high-rise: the Ba Son cluster at 2 Ton Duc Thang (Vinhomes Golden River, Grand Marina Saigon), The Lancaster at 22–22Bis Le Thanh Ton, and serviced apartments around Dong Khoi.

Tan Dinh ward

The old Tan Dinh ward plus the rest of Da Kao. Long-established multi-storey townhouses around Hai Ba Trung, Tran Quang Khai and Dinh Tien Hoang, beside high-end apartment buildings with many units let long-term to foreign residents.

Ben Thanh ward

The old Ben Thanh and Pham Ngu Lao wards, part of Cau Ong Lanh and the rest of Nguyen Thai Binh. Mostly serviced apartments and officetels (office-and-home units) on short and medium lets, plus townhouses rented floor by floor.

Cau Ong Lanh ward

The old Nguyen Cu Trinh, Cau Kho and Co Giang wards plus the rest of Cau Ong Lanh. Family townhouses along Tran Hung Dao and Nguyen Trai, mid-sized apartment blocks, and many homes deep in alleys.

In English, "house cleaning" can mean either of two services: a deep clean, one thorough visit at an all-inclusive price based on floor area, or house cleaning by the hour (Up Home), a regular visit charged by time.

What is done

Deep clean, every 3–6 months or for Tet, guests or a change of tenant: what routine cleaning tends to miss, such as door tracks, tile grout, limescale, long-standing grease and dust on ceilings and lights. Hourly cleaning, usually weekly: keeps an already clean home tidy. Cleaning only: no cooking, childcare, elderly care, live-in help or work at height. UpClean is not a maid or helper placement agency.

How it is charged

Deep clean: per m² of floor, minimum 900,000 VND per visit. Hourly cleaning: 130,000 VND per hour, at least 3 hours, so from 390,000 VND a visit.

Typical cases in the centre

A serviced apartment changing tenants or a townhouse long overdue a thorough clean: deep clean first, then hourly upkeep. A lived-in officetel or small apartment that is already clean: hourly cleaning matches the work more closely.

The riverside towers at Ba Son and along Ton Duc Thang share large glass panels, stone or engineered-wood floors, imported kitchen cabinetry, windows that are rarely opened and aircon running almost all day. Coarse dust is rare, but the fine dust of a traffic-heavy centre still settles in sliding-door tracks, on balcony railings and at the foot of the glass frames.

Higher floors take more sun and wind, and rain leaves dried water spots on the glass. The city's relative humidity averages about 79.5%, with most rain from May to November, so an apartment shut for weeks while the owner travels often smells damp in its wooden cabinets.

Glass and door tracks

Both sides are cleaned wherever the specialist can work safely from inside or from the balcony floor, then dried without marks; tracks are vacuumed before damp wiping.

Stone and wood

Natural stone gets only gentle products made for it, because acidic ones dull its shine. Engineered-wood floors and wooden cabinets are wiped with a well-wrung cloth, with no water left standing at board edges or cabinet feet.

Furnished serviced apartments and officetels are concentrated in Ben Thanh and Sai Gon wards. The break between two leases is usually short, and a unit just handed back tends to need a thorough clean in the kitchen, the bathroom and under the bed and sofa. Book as soon as the outgoing tenant gives the date for returning the keys; a two- or three-bedroom unit is usually finished within a day. The Up Report, with before-and-after photos of each room, can be attached to the handover record between landlord, tenant and agent.

The multi-storey townhouse is still the familiar home of Tan Dinh and Cau Ong Lanh. Many house several generations, with a shop or office on the ground floor; the front takes dust from busy roads, and the way in is sometimes a narrow alley. We work from the top floor down, stairs and handrails last on each floor, and charge the townhouse rate on total floor area.

Ground-floor shop or office

The living areas are charged at the townhouse rate. The shop or office is surveyed and quoted separately, and can be scheduled for quiet hours.

Street front and balconies

Glass doors, frames and railings are wiped within safe reach. Facade glass beyond that needs work-at-height equipment, quoted separately after we have seen it.

The rate is 15,000 VND per m² of floor for apartments and 17,000 VND per m² for townhouses, and no visit is less than 900,000 VND. The sizes below only illustrate the calculation and are not the specifications of any building.

Serviced studio, e.g. 38 m²

900,000 VND (570,000 VND by area, so the minimum per visit applies).

Labour, equipment, products suited to each surface, protective materials and the Up Report.

Not included

Aircon, curtain, carpet, mattress and sofa cleaning, and the inside of kitchen cabinets, oven and fridge; add them to the same appointment at their listed prices.

Just renovated or newly handed over

Booked as post-construction cleaning: cement, paint and glue need a different process.

Circular 05/2024/TT-BXD requires apartment building rules to cover security and environmental hygiene, and each management office in District 1 applies this in its own way. Most often the owner registers outside staff the day before, the specialist shows ID for a temporary pass, tools go up in the goods lift, and work stays within permitted hours, avoiding noise at midday and at weekends.

We ask about your building's rules as soon as we take the booking. If the specialist arrives on time but has to wait for lobby formalities, the wait is not counted as lateness.

• Send the building name, unit number, floor area, photos and the name of whoever will open the door.
• Parking is limited in the centre: tell us the building's contractors' entrance or, for a house in an alley, the nearest place to stop.
• Put jewellery, cash and important documents away, and say which room to do first or keep quiet.

Punctuality

If the specialist arrives more than 15 minutes after the confirmed time, that visit's invoice is reduced by 10%.

Your belongings

Photographed before anything is moved and put back to match; the specialist brings all equipment and products.

Redo within 48 hours

Send photos of anything that falls short within 48 hours of receiving the Up Report and we redo it at no extra charge. Report damage with photos within 24 hours; if the specialist was at fault, we take responsibility under our policy.

Changing or cancelling

Free with at least 24 hours' notice before the appointment; later, a 30% cancellation fee applies.
