Apartment Cleaning in Ho Chi Minh City: What Is Included

What is an apartment deep clean, and when is it worth booking?

A deep clean is a one-off clean of the whole apartment, from the ceiling down to the floor. It reaches what a weekly clean passes over: sliding-door tracks, tile grout, limescale and kitchen grease that has built up over time. It adds to weekly cleaning and does not replace it.

The method is the same as for a house or a villa. An apartment differs in three ways: the rate per square metre, the outside glass, and the procedures with building management. Most households book every three to six months, and at the moments below.

Before Tết, a holiday or a visit from family or guests.
After a long time away for work or travel.
Before letting the apartment, or after a tenant hands it back.
Before moving into an apartment someone has lived in. An empty home lets the team reach under cabinets, into corners and along the door tracks.

What is cleaned in each room?

The table is the standard scope, set out room by room so that you can check it at the walk-through, the short check of the work at the end of the visit. In every room the Up specialist, UpClean's name for its trained and identity-verified cleaners, works from the ceiling down, so that falling dust does not land on a surface already cleaned.

Balcony and loggia	Railings, sills, frames and sliding-door tracks wiped. Floor swept and mopped. Dry leaves and debris cleared from the corners and the drainage channel.
Windows and glass doors	Both faces of the glass, wherever the specialist can stand and work safely inside the apartment or on the balcony floor.

What is not included in an apartment deep clean?

The items below are outside the standard scope. Most can be added to the same appointment; one is not a cleaning job at all.

Outside glass	The outer face of high-rise glass that cannot be reached from inside the apartment is outside the service, as is anything beyond safe reach or needing equipment for work at height.
Dust, paint and adhesive left by building work	Covered by post-construction cleaning, which is a different service.
Stone floor polishing; termite and insect treatment	Separate specialist services, each with its own survey.
A smell from the pipes or the floor trap	Outside the scope of cleaning; it needs a plumber to check.
Stains soaked into tile glaze or stone	They may not return to new. The specialist records them in the Up Report, the photo report sent after every visit.

How does the team work on the day?

A visit runs through five steps. Each surface is cleaned with a product and a tool suited to it: a mild product on natural stone, a well-wrung cloth on wood, stainless steel wiped along the grain, glass dried with its own cloth.

Quote: you give the floor area and photos of the apartment as it is, and the all-inclusive price is confirmed before you book.
Confirmation: UpClean sends the specialists' names and photos and the expected time window, then a reminder the day before.
Starting condition: shoe covers on, tools on a mat, and the position of your belongings photographed.
Cleaning: from the top down and from the inside outwards.
Walk-through: about three minutes with you, everything back in its place, and the Up Report with before-and-after photos.

What does your building require before cleaners can come up?

Ask building management first, because the rules differ from one building to the next. Many apartment buildings require residents to register outside staff, and some also set the hours when work is allowed or say which lift may be used for equipment.

Keys and access cards	They can be left with reception, building management or a person you authorise. Only the assigned specialist handles them, the times are recorded, and keys are never copied. For a smart lock, we recommend a temporary code.
Power and water	In an empty apartment, both must be switched on before the day of the clean.

How long does an apartment deep clean take?

A two- or three-bedroom apartment is usually finished within one day. The team is sized to the floor area, and the expected time window is given when the booking is confirmed.

Sofa, mattress, curtain, rug and aircon cleaning can be booked into the same appointment, so that the team comes once and the household is disturbed less.

How is the price of an apartment deep clean worked out?

The price is the floor area multiplied by 15,000 VND per m², and never less than 900,000 VND per visit, so an apartment smaller than 60 m² pays the minimum. A 70 m² apartment comes to 1,050,000 VND; a 180 m² penthouse or duplex, at the same apartment rate, to 2,700,000 VND. These are estimates. The price is confirmed from the floor area and photos before you book.

Which rate applies depends on the condition of the apartment as well as its size. The type of work is decided from the photos, before the quote.

Do you need to be at home, and what should you prepare?

You do not have to be there. The whole visit is recorded in the Up Report, sent by WhatsApp or Zalo, and the walk-through can be done by video call.

Put valuables and important documents away.
When you book, note the ages of any children, the kind of pets you have, and which rooms should be done first or kept quiet.
Leave your own cloths and products where they are. Specialists bring all the equipment and supplies they need and do not use the household's.
If anyone at home is sensitive to scent, ask for the fragrance-free option, which is always available.

What if something is missed or damaged?

An item that falls short is redone free of charge when you tell us within 48 hours of receiving the Up Report.

Yes. The key or access card can be left with reception, building management or a person you authorise, and the whole visit is recorded in the Up Report.

My apartment is small, or I only need one room cleaned. What should I book?+

An apartment under 60 m² pays the deep-clean minimum of 900,000 VND per visit. For one room or a small area, hourly cleaning (Up Home) at 130,000 VND per hour, minimum 3 hours, keeps the cost closer to the amount of work.

Will a deep clean get rid of a bad smell in the bathroom?+

It removes limescale, cleans the toilet and basin and scrubs the grout, which brightens most surface stains. A smell that persists usually comes from the base of the toilet, the floor drain or the pipes. For that, add UpClean's disinfection and odour removal service, in which a specialist checks where the smell comes from; a source inside the pipes needs a plumber.
