House cleaning and deep cleaning in Binh Thanh — Vinhomes Central Park apartments, Ba Chieu townhouses

Binh Thanh's boundaries changed twice in 2025. From 1 January the district had fifteen wards; from 1 July, under Resolution 1685/NQ-UBTVQH15, the district level was removed and the area became five wards, the ward being the local unit now written on addresses. The name "Binh Thanh ward" misleads: it covers only the old Wards 12, 14 and 26, while an apartment in Vinhomes Central Park or Landmark 81 now has a Thanh My Tay address.

We take deep cleaning bookings throughout the former district, 07:00 to 20:00 every day. Thanh My Tay is scheduled regularly; in the other four wards we agree the time when you book.

Thanh My Tay ward

The old Wards 19, 22 and 25. The towers along Dien Bien Phu and Nguyen Huu Canh: Vinhomes Central Park with Landmark 81, Saigon Pearl, Sunwah Pearl, Opal Tower, The Manor, Pearl Plaza, City Garden and Wilton Tower.

Gia Dinh ward

The old Wards 1, 2, 7 and 17. Long-established townhouses, narrow-fronted and several storeys high, around the Lang Ong Ba Chieu mausoleum and Ba Chieu Market.

Binh Thanh ward

The old Wards 12, 14 and 26, with the Richmond City apartments on Nguyen Xi.

Binh Loi Trung ward

The old Wards 5, 11 and 13. Tube houses side by side in residential alleys, many of them a home and a small shop in one.

Binh Quoi ward

The old Wards 27 and 28, including the Thanh Da peninsula: low-rise houses, garden homes and villas among trees, with river and canals around them.

"House cleaning" covers two different services at UpClean. A deep clean is a single thorough visit, priced per m² of floor, that runs from ceiling to floor and reaches what routine cleaning tends to skip: door tracks, grout lines, limescale and long-standing grease.

House cleaning by the hour, which we call Up Home, is a shorter, regular visit that keeps the home tidy from one week to the next: 130,000 VND per hour, at least 3 hours per booking, so from 390,000 VND a visit. It is cleaning only — no cooking, childcare, elderly care, live-in help or work at height — and UpClean is not a maid or helper placement agency.

Which one to book:

• Not cleaned thoroughly for a long time, Tet or guests coming, or just taken back from a tenant: deep clean, repeated every 3–6 months.
• Already clean and needing weekly upkeep, or only one room, where the 900,000 VND deep cleaning minimum is out of proportion to the work: hourly cleaning.

Thanh My Tay has one of the densest concentrations of high-rise housing in the city, with the 461.3 m Landmark 81 among the riverside towers. Apartments here typically have wide glass walls, doors kept shut and aircon running many hours a day; they look tidy, yet dust from the main roads settles on glass, curtains and balconies.

Where the kitchen opens onto the living room, cooking grease spreads beyond the hob to cabinet fronts, switches, fans and nearby lights. The city's relative humidity averages about 79.5% and the rainy season lasts from May to November; in long wet weeks, with the glass doors shut all day, bathrooms scale up quickly and grout darkens. It is time for a deep clean when you see:

• A dull film of dust on river-facing balcony glass, obvious in the afternoon sun.
• White scale marks on the shower screen and taps, and discoloured grout.

Away from the riverside towers the housing changes: long-established townhouses around Ba Chieu Market, tube houses packed along the alleys of Binh Loi Trung, and the Thanh Da peninsula, which keeps the look of a village inside the city. Up specialists plan the sequence around each house.

Narrow, multi-storey townhouses

Work starts on the top floor and moves down; stairs and handrails are last on each floor. The townhouse rate applies.

Ground floor on the street or used as a shop

Road dust comes in each time the door opens, and cooking smoke and grease settle here. Glass doors, the inside of the roller shutter and the front hall are cleaned within safe reach.

Tube houses in an alley

Tell us how wide the alley is and where to park, so the specialist packs compactly and keeps the shared passage clear.

Garden homes and villas in Thanh Da

Homes near the water are damp all year and wall bases can grow moss in the rainy season; send photos so the work is written into the quote. The villa rate applies.

Rental apartments

Many apartments in Thanh My Tay are let. A deep clean between two guests, while the home is empty, reaches every corner, and an owner who lives elsewhere follows the result through the Up Report.

Floor area multiplied by the rate for the type of home — 15,000 VND per m² for an apartment, 17,000 VND for a townhouse, 20,000 VND for a villa — with a minimum of 900,000 VND per visit. The sizes below are examples only and do not refer to any particular building.

Studio, e.g. 40 m²

900,000 VND (600,000 VND by area, so the minimum per visit applies).

2 bedrooms, e.g. 72 m²

1,080,000 VND; usually completed in a day.

3 bedrooms, e.g. 108 m²

1,620,000 VND; usually completed in a day.

Duplex or penthouse, e.g. 190 m²

2,850,000 VND, at the apartment rate.

Four-storey townhouse, e.g. 160 m² in total

2,720,000 VND.

Garden home or villa, e.g. 280 m² in total

5,600,000 VND; fixed after we have seen the condition.

Included

The specialists' labour, machines, products chosen for each material, protective sheets and the Up Report.

Not included

The outside of fixed high-floor glass that cannot be reached from inside or from the balcony; the inside of kitchen cabinets, fridge and oven unless written into the quote; sofa, mattress, carpet, curtain and aircon cleaning, each with its own price list.

Separate services

Post-construction cleaning for cement dust, paint and glue in a new or renovated home; termite and insect treatment; stone floor polishing. Double-height ceilings that need scaffolding or a lift are discussed before we quote.

Most apartment developments in Thanh My Tay have a management office with a procedure for outside staff and a designated lift for equipment. Rules vary, and some buildings restrict technical work at weekends, so we check before each appointment. In the tallest towers the trip from lobby to apartment takes longer at peak lift times; if the specialist arrived on time, waiting in the lobby is not counted as lateness.

• Tell us the tower, block, floor and unit number, or the house and alley number, with the floor area and a few photos; for a house, also where to draw water and which sockets to use.
• Put jewellery, cash and important documents away, and note where pets will be kept and which room needs quiet.

Written quote

The all-inclusive price is fixed before the visit; any change needs your written agreement.

Punctuality

More than 15 minutes late for the confirmed time means 10% off that visit's invoice.

Your belongings

Each item is photographed before it is moved and put back at the end. Machines, cloths and products come with the specialist.

Redo within 48 hours

Anything that falls short is redone at no charge if you tell us within 48 hours of receiving the Up Report. Report damage with photos within 24 hours; where the specialist is at fault, we take responsibility under our policy.

Changing or cancelling

Free with at least 24 hours' notice; in the last 24 hours before the appointment, cancelling carries a 30% fee.
