Why does a tiled floor look dull, streaky or sticky after mopping?
Because mopping leaves something behind. Even with daily mopping, a thin layer of grease, residue from the mopping water and fine dust settles into the grout and the tile texture. Low sunlight across the floor shows it up stroke by stroke.
| What you see | The usual cause |
|---|---|
| Mop strokes and a cloudy sheen | That film. On polished porcelain, the dullness comes mainly from residue lodged in the microscopic pores of the tile face. |
| Sticky underfoot | Floor-cleaner residue built up over time; using more product than the label states is a common cause. |
| Grey streaks as the floor dries | Mopping before sweeping or vacuuming: the wet mop turns loose dust into a thin coat of mud. |
| Dark grout by the hob, the balcony door or the bathroom | Porous cement grout soaking up grease, water and dirt. |
| A white bloom on a newly tiled floor | Usually cement film left by the builders, not damaged glaze. The after-renovation guide explains how it comes off. |
| A matt or scratched patch that no cleaning changes | Wear. A glaze worn through or deeply scratched cannot be made new again. |
How should porcelain, glazed, wood-look and encaustic tiles be cleaned?
Each floor takes its shine from a different place, so check the renovation materials list or ask whoever laid it. A neutral floor cleaner, diluted as labelled, suits everyday mopping of tiles; what differs is what each surface cannot take.
| Floor | Everyday cleaning, and what to keep off it |
|---|---|
| Porcelain (“gạch granite nhân tạo” in Vietnamese) | Usually factory-polished. Test anything acidic on a hidden tile first: some polished finishes turn dull. |
| Glazed ceramic | The shine is the glaze applied at the factory. No scouring powder, sandpaper, metal brushes or steel wool: a worn glaze cannot be put back. |
| Wood-look tiles | The face carries a protective layer. Use a mild product and a mop wrung until barely damp, so that no water stands in the joints. |
| Encaustic cement tiles (“gạch bông”) | The pattern is cement mixed with pigment: porous and quick to stain. A mild cleaner only; vinegar and other acidic cleaners can eat into the surface or bleach the colours. A specialist's sealer helps the pattern keep its colour. |
| Cement screed, plain or tinted | Found in older townhouses and cafés. A specialist cleans it, polishes it lightly and seals it against dirt; deep grinding, exposed aggregate or levelling is a separate service. |
| Marble, granite and terrazzo | Natural stone: a neutral stone cleaner, never vinegar or acid. The worktop guide covers how each stone reacts. |
How do I mop tiles so that the floor dries clear?
Work dry before wet, and use less product rather than more.
- Sweep or vacuum before any water touches the floor. A wet mop drags fine sand across the surface and turns dust into streaks.
- Dilute the cleaner exactly as labelled. Too much product is a common cause of the sticky layer.
- Wring the mop hard, on wood-look tiles above all, so that water does not pool in the grout lines.
- Mop from the room furthest from the door towards the entrance, then go over any streaks with clean water and dry them with a microfibre cloth or flat mop.
- Dry the floor at once where children or older people live, blot spilt water or cooking oil before it reaches the grout, and put doormats at outside doors.
Why does grout go dark, and how can I tell whether the dirt has soaked in?
Grout is usually cement-based and full of tiny pores, so it absorbs water, grease and dirt; epoxy grout absorbs less but still holds residue on its surface. Footfall, cleaning habits and the humidity of each room decide how fast it darkens.
To see where the dirt sits, wipe a short length with a damp cloth: if the cloth stays clean while the grout stays dark, the dirt is inside the grout and needs deep scrubbing or recolouring.
| Area | What darkens the grout, and when to act |
|---|---|
| Kitchen and dining area | Grease reaches the grout here first. When the lines round the hob are clearly darker than the rest of the floor, deep scrubbing is due. |
| Bathroom and shower | Soap scum and black mould spots in corners and along wall bases. Treat mould before it works deep into the grout; the bathroom guide matches cleaners to stains. |
| Entrance, balcony and yard | Sand, dust and rainwater darken the grout and dull the tiles along the path people walk. |
| Living room and bedrooms | Grout here usually needs scrubbing and polishing only after a few years, or before the home is let or handed over. |
How do I clean dark grout myself, and what should never go on it?
For a few lightly soiled lines, wet them with diluted neutral floor cleaner, work along each one with a soft brush, wipe with clean water and dry the floor. Yellowed bathroom grout takes the oxygen-based paste described in the bathroom guide. Grout dark across a whole floor, mould inside the grout or a wish to recolour it call for proper tools, drying times and an accurate reading of the material, or the surface can be damaged.
| Keep it off grout and tiles | Why |
|---|---|
| Strong acidic cleaners as a routine | They wear cement grout away, and they etch or bleach encaustic tiles and marble nearby. |
| Metal brushes and steel wool | They scratch glazed tiles, and steel filings caught in the grout turn into rust spots once damp. |
| Chlorine bleach with acid or ammonia | Never together, and never one straight after the other without rinsing in between: the mixture can release toxic chlorine or chloramine gas. |
| Acid cleaner left to dry on the floor | It leaves a further layer of salt residue that is hard to shift. |
| Wax on tiles that are not fully clean | The wax holds the dirt and makes the floor slippery. |
Can dark grout be made light again, recoloured or sealed, or does it need regrouting?
Grout that is grey from surface residue usually brightens clearly with deep scrubbing; grout stained into its body may only lighten. A test area on your own floor shows which case you have.
| Treatment | What it does, and its limits |
|---|---|
| Deep scrubbing | Dedicated brushes and a handheld machine work along every grout line with a solution suited to the grout, and the dirty water is extracted at once. |
| Mould treatment | For black spots in shower grout: a product permitted against mould, its full contact time, rinsing and ventilation, and no mixing of cleaners. |
| Recolouring | For stain deep in the grout, which scrubbing lightens but seldom restores. A new colour goes over clean, fully dry grout after a trial patch; it usually lasts longer in a living room than in a bathroom or kitchen. |
| Sealing | Applied to clean, dry grout in bathrooms, kitchens and on balconies, it limits how much water and grease soak in. It wears with time and has to be renewed. Keep sealed or recoloured grout dry for the period given at handover. |
| Regrouting | For grout crumbling, cracked or stained to its core: it is raked out and replaced, possibly with waterproof grout. UpClean does not regrout or replace tiles; those spots are photographed for a repair contractor. |
What does machine floor scrubbing do that a mop cannot?
It lifts the film instead of spreading it. A scrubbing machine applies even friction over the whole floor and works deeper into the texture of the tile, while a wet vacuum takes up the dirty water as the dirt comes loose. Nothing is dragged elsewhere, and the floor dries faster than one sluiced and pushed dry by hand. A brush and bucket over a large area tend to leave dirty water in the grout and in vinyl joints. Scrubbing removes dirt, not scratches or worn glaze.
| Floor | How it is machine scrubbed |
|---|---|
| Ceramic and porcelain tiles | The machine works on the tile face, darkened grout gets extra scrubbing by hand, and the water is extracted before it settles in the joints. |
| Wood-look tiles, vinyl and SPC | Soft pads, gentle products and as little water near the joints as possible. Shoe scuffs, office-chair wheel marks and dull walkways are typical of what a scrub deals with. |
| Coated concrete | Cleaned gently, so that the epoxy, paint or sealer is not worn. |
| Solid or engineered timber | Never scrubbed wet. It is dry-cleaned and damp-wiped with a well-wrung cloth, because water at the board edges can make them swell and warp. |
What do floor scrubbing and tile and grout cleaning cost?
Floor scrubbing is priced by area at the rate for the type of property, with a minimum of 900,000 VND per visit, so an apartment or office under 75 m², or a townhouse, villa or showroom under 60 m², pays the minimum. One room or one floor can be done alone. The price covers labour, machines, products, protection and the photo report for floors, grout, skirting and edges; dusting, windows and kitchen and bathroom fittings belong to a deep clean.
Tile and grout cleaning is quoted in writing after a free survey, or from photos for a small area such as one bathroom; the steps depend on the floor's condition and the test area. Small tiles and mosaic take longer, since each square metre carries more grout; the grout type and staining, the steps chosen, the location and access also count.
| Service and case | Price |
|---|---|
| Floor scrubbing: apartment or office | 12,000 VND per m². |
| Floor scrubbing: townhouse, villa or showroom | 15,000 VND per m². |
| Two-bedroom apartment, 70 m² | 900,000 VND, the per-visit minimum (by area it would be 840,000 VND). |
| Three-bedroom apartment, 100 m² | 1,200,000 VND (100 m² × 12,000 VND). |
| Grout whitening, recolouring, tile polishing and sealing | A fixed written quote after a free survey. |
What UpClean does on the visit, and how to book
The Up specialist, identity-verified and trained to the Up Standard, confirms the method, the fixed price and the expected time from your photos or the survey. For scrubbing, edges and floor-level sockets are covered, light items are photographed and moved, the product is tried on a hidden corner, and the floor is done zone by zone, then rinsed, dried and checked for streaks. For grout and tile work, a small test area comes first for your approval, existing cracks and worn glaze are photographed, and the result is checked with you in daylight against that area.
The Up Report, sent by WhatsApp or Zalo after the visit, holds before-and-after photos, the completed checklist and the start and finish times. Reply within 48 hours of receiving it if an area falls short, and anything within the agreed scope is redone free of charge. Payment follows the walk-through, by bank transfer or cash.
To book, send wide and close-up photos to 0968 726 135 on WhatsApp or Zalo, or call between 7:00 AM and 8:00 PM on any day; quotes, confirmations and the Up Report can be in English. Many buildings limit the hours for machinery or ask residents to register outside staff, so the specialist's name and photo reach you in advance.

Frequently asked questions
How do I clean floor tiles without leaving streaks?+
Sweep or vacuum first, use a neutral cleaner at the labelled dose and wring the mop well; go over any streaks with clean water and a dry microfibre cloth.
Why is my tiled floor sticky after mopping?+
Cleaner residue has built up, often because more product went into the bucket than the label states. Go back to the labelled dose and finish with a clean-water wipe. Machine scrubbing removes a layer that has built up over time.
Can I use vinegar or bleach on grout?+
Vinegar is a mild acid: do not leave it on cement grout for long, and keep it off natural stone and encaustic tiles. Chlorine bleach disinfects and removes black mould marks; it does not dissolve scale. Never mix bleach with vinegar, an acidic cleaner or ammonia.
How do I clean encaustic cement tiles without fading them?+
A mild cleaner, never vinegar or another acid, which can bleach the pattern. A specialist can clean old encaustic tiles gently, polish them lightly and seal them; deep stains and chipped tiles may not fully recover, which is pointed out at the survey.
Will machine floor scrubbing scratch my tiles?+
Pads, brushes and solutions are matched to the tile and tried on a hidden corner first, so sound tiles are not scratched by the work. Scratches and worn glaze that already exist are photographed beforehand; scrubbing cannot remove them.
How often should a tiled floor be deep cleaned?+
Homes are usually machine scrubbed once or twice a year, or around Tet, a tenancy handover or a move-in; grout in living rooms and bedrooms often needs work only every few years. Busy offices need a shorter cycle.
