Seven communes, not wards: where we take aircon bookings in Binh Chanh
Under Resolution 1685/NQ-UBTVQH15 (Article 1, clauses 113 to 119), the former Binh Chanh District became seven communes (xã) on 1 July 2025; none of them is a ward (phường). Tan Vinh Loc, Tan Nhut and Binh Hung also took in land from former wards, including Wards 7 and 16 of the old District 8.
Binh Chanh is outside our regular service areas, so visits are by appointment: bookings are taken in all seven communes from 07:00 to 20:00 every day, and the time slot is confirmed when you book.
- Binh Hung
- Old Phong Phu and Binh Hung communes, plus the rest of Ward 7, former District 8.
- Tan Nhut
- Tan Tuc township and old Tan Nhut, with what was left of Tan Tao A ward, Tan Kien commune and Ward 16, former District 8.
- Vinh Loc
- Vinh Loc A and part of Pham Van Hai.
- Tan Vinh Loc
- Vinh Loc B, the rest of Pham Van Hai and part of Tan Tao ward.
- Binh Loi
- Le Minh Xuan and old Binh Loi.
- Binh Chanh
- Tan Quy Tay, old Binh Chanh commune and the rest of An Phu Tay; no longer the whole former district.
- Hung Long
- Da Phuoc, Qui Duc and old Hung Long.
Townhouse, garden house or workshop: the units you are likely to have
Binh Chanh is on the outskirts of the city, with many townhouses, multi-storey garden houses with a yard, and small workshops, each laying out its units differently. In the city's damp air (average relative humidity about 79.5%, says its government portal, and a rainy season from May to November), dust on the fins forms a crust that holds water in the drip tray and smells. Book early, before the usual interval, if you notice:
- A damp or sour smell just after switching on.
- Setting the temperature lower than usual to feel cool.
- Grey dust on the filter or the fins behind it.
- Drips from the indoor unit, or a stain on the wall below.
- Multi-storey townhouse
- 1–1.5 HP wall units in the bedrooms, 2 HP or more in the living room; outdoor units often on the roof terrace or at each balcony, so tell us the way up.
- Garden house with a yard
- Often a floor-standing unit or ceiling cassette in the living room. An outdoor unit in the yard is easy to reach but gathers leaves and soil, so its fins get extra care.
- Office inside a workshop
- Wall units, cassettes or ducted units; we can come early, late or at the weekend, within 07:00–20:00.
- New build or renovation
- Construction dust fills filters and coils; clean once the work ends, before moving in.
How your Up specialist cleans a unit, and how long it takes
Each unit follows the Up Standard, the working standard our Up specialists are trained to: about 45–60 minutes for a wall unit and 90–120 minutes for a ceiling cassette, longer if very dirty or hard to reach.
- Test run; wall, floor and furniture covered; a water-collection bag, a waterproof sheet draining into a bucket, fitted under the indoor unit.
- Filters, front panel and drip tray washed; coil rinsed at a pressure that keeps the fins straight; blower wheel cleaned; condensate drain cleared.
- Outdoor unit cleaned where it can be reached safely.
- Second test run, outlet temperature and gas pressure measured, area tidied.
- Units on a roof or high wall
- We work only from firm footing. Access equipment is proposed first and used only with your agreement; the indoor unit is cleaned in full regardless.

- Our record of the visit by Zalo or WhatsApp: filter and coil before and after, the gas reading and any technical notes.
What aircon cleaning costs in Binh Chanh, with three worked examples

How often to clean, and what you can do in between
Suggested intervals for the city's hot, damp climate are below. Between visits, wash the filters yourself with the power off at the breaker, rinsing from the back and drying them in the shade; never spray the coil or control board, or climb over a railing to an outdoor unit.

Our office, at 72 Nguyen Co Thach in Sala, An Khanh ward, is far from Binh Chanh, so we review the job from photos, video or on site before confirming plan, price and slot, and suggest one visit for all units. Four 1–1.5 HP wall units cost 1,000,000 VND priced singly, 950,000 VND together, with 10% off from unit 3; units in an office beside a workshop can join the same quote.
