Seven communes in place of one district: where we survey
Since Resolution 1685/NQ-UBTVQH15 took effect on 1 July 2025, the former Binh Chanh District has been seven communes (xã), not wards, created by clauses 113 to 119 of Article 1. Familiar names now cover different ground: Binh Chanh commune includes the old Tan Quy Tay, Tan Nhut the former Tan Tuc township, and Hung Long both Da Phuoc and Qui Duc.
Binh Chanh is not one of our regular areas, so surveys in all seven communes are by appointment, between 07:00 and 20:00 any day, with the time confirmed when you book.
- Binh Hung
- Phong Phu, Binh Hung and the leftover part of Ward 7, old District 8.
- Hung Long
- Da Phuoc, Qui Duc and Hung Long.
- Tan Nhut
- Tan Tuc township and Tan Nhut, plus remnants of Tan Kien commune, Tan Tao A ward and Ward 16 of old District 8.
- Binh Chanh
- Tan Quy Tay, the old Binh Chanh commune and the remainder of An Phu Tay.
- Binh Loi
- Le Minh Xuan joined with Binh Loi.
- Vinh Loc
- Vinh Loc A plus part of Pham Van Hai.
- Tan Vinh Loc
- Vinh Loc B, the rest of Pham Van Hai and part of Tan Tao ward.
Yards, roots and damp walls: why houses here are worth checking
Outer Binh Chanh has many townhouses, multi-storey garden houses with a yard, and small workshops. A yard means open ground, tree bases and earth mounds beside the foundations, where ground-dwelling termites like to set their main nest; from there workers tunnel far in search of timber, paper and plasterboard.
Termites do not eat brick or concrete, but they use cracks, mortar joints, expansion joints and in-wall cable conduit to climb to upper floors, so a solid multi-storey house is not immune. With the rainy season and high humidity, damp walls in bathrooms or behind kitchen cabinets are often reached first, and since termites eat wood from inside and shun light, damage shows only after months. Watch for:
- Thin soil tubes along a wall base, a mortar line, behind a cabinet or around a pipe.
- Frames, skirting or floorboards that sound hollow; blistered paint with crumbs of soil; soil pushed out of a socket or switch.
- Winged termites round the lights after rain, and dropped wings on window sills.
- A plasterboard ceiling stained yellow or sagging, with soil marks at the edge.

The survey: where we look in a house of several storeys
UpClean's technicians survey with your Up specialist, the UpClean staff member assigned to your home, following the mud tubes to judge the extent and where termites get in. In a multi-storey house they start at ground level and work up, watching the service ducts that link the floors. Until then, please leave tubes intact and do not spray; if one is already broken, a photo of the spot helps.
- Wall bases
- Tubes follow corners, run behind the TV cabinet or along pipework: the route up from the soil.
- Frames and skirting
- Timber against a damp wall goes first, often noticed only when a door jams or a frame sinks.
- Kitchen and built-in cabinets
- Damp from the sink and pipes, and the closed space behind, give cover.
- Timber floors
- Eaten from below, so the surface may look sound for a long while.
- Plasterboard ceilings
- Frames, plywood and board facing are food; termites climb along cables and aircon pipes.
Bait, spot treatment or a soil barrier: choosing the method
The technicians propose the method after the survey. Product names and doses are their technical matter and not given here; every product carries a valid registration number in Vietnam and is on the permitted list.
- Bait and stations
- Termites carry bait from a station back to the nest, reaching the whole colony. With little indoor spraying it suits an occupied home, but it needs weeks of monitoring, and stations must stay put.
- Spot residual treatment
- Product goes into tubes, wall gaps and damaged timber, killing termites there and leaving a protective zone. Quick and contained, though a nest outside that zone may send them another way.
- Slab and wall-base barrier
- A barrier round the foundations and under the floor stops termites rising from the soil, for longer-term prevention; a finished house may need drilling and a longer re-entry time.
- Combination
- Where termites have spread over several floors, bait for the nest is usually paired with residual or slab treatment.
- Building or renovating
- Treatment can begin at the foundations through pre-construction termite protection.
How a termite quote for Binh Chanh is built
UpClean does not publish termite prices, because two houses of the same size can need very different plans. The survey is free; the written all-inclusive quote that follows sets out the method, the re-entry time (how long a treated area stays empty), follow-up inspections and warranty terms, and nothing you have not approved in writing is charged. It depends on:
- Extent: one door frame, or kitchen cabinets, floors and ceilings across several storeys.
- The method chosen and its monitoring visits.
- The building and its size: townhouse, garden house with a yard, or small workshop.
- How far finishes are disturbed: drilling floors, opening ceilings, removing skirting.
- The covering and cleaning your Up specialist does.
- Warranty
- The period depends on the plan and is written into the quote, not set in advance. Check the areas covered, whether loose timber furniture and the garden count, the re-inspections, and exclusions such as breaking into the floor or renovating later.
- Payment
- After sign-off, by transfer or cash; any deposit for a large job is stated in the quote. VAT invoices on request from Uptech Technology Solution Company Limited (tax code 0316973414).
- Termite control service
- Methods, safety and what every treatment includes.
Two teams, one contact: treatment day and booking from Binh Chanh
You deal with one contact, while two UpClean groups split the work so that the chemical part follows the rules and your home is protected. Our office, at 72 Nguyen Co Thach in Sala, An Khanh ward, is far from Binh Chanh, so we review photos or video first, then book the on-site survey, and suggest one round for all the work.
- Send photos of mud tubes or damaged wood, with your address, to 0968 726 135 on Zalo or WhatsApp; the free survey time is confirmed with you beforehand.
- Receive the written plan, re-entry time, follow-ups, warranty terms and quote; before treatment day, your Up specialist's name, photo and a preparation list.
- Children, pregnant women, older relatives and pets stay out of treated areas for the re-entry time; food, dishes and toys are put away and fish tanks covered. Mention asthma or allergies in advance.
- Leave bait stations closed and in place; fix leaks and clear offcuts and old boxes.
- We remind you of each re-inspection until activity stops. Rescheduling or cancelling is free with 24 hours' notice; a later cancellation costs 30%.
- UpClean's technicians
- They search, propose the method, carry out every step involving a product, and install and monitor bait stations. UpClean has declared its eligibility to provide pest-control services as required by regulation; the declaration and product information are available on request, before treatment day if you wish.
- Your Up specialist
- Covers cabinets, timber furniture, floors, food and children's things and photographs the rooms; stays all session, monitoring each point within the approved scope; then cleans as the safety instructions allow, leaving treated points undisturbed, and sends the Up Report: a plan of treated points, before-and-after photos and re-inspection dates.
- Small workshops and warehouses
- Surveyed separately; the technicians set scope and method on site.
