Pest control in District 1 for townhouses, apartments and city-centre restaurants

The ten wards of the former District 1 became four on 1 July 2025, when Ho Chi Minh City replaced its districts with wards, the local administrative units, under Resolution 1685/NQ-UBTVQH15. Business licences and leases signed earlier mostly still show the old ward names; send the address as you know it and we match it.

We take surveys in all four wards between 07:00 and 20:00, weekends included. Our office is across the Saigon River, in the Sala urban area, so we do not promise same-day visits; the time is confirmed once our technicians are scheduled.

Saigon ward

The old Ben Nghe ward with parts of Da Kao and Nguyen Thai Binh: offices and shops along Nguyen Hue, Dong Khoi and Le Thanh Ton, riverside towers such as Vinhomes Golden River and Grand Marina Saigon at Ba Son, and pre-1975 townhouses and apartment blocks round Dong Khoi and Hai Ba Trung.

Tan Dinh ward

The old Tan Dinh ward and the rest of Da Kao: old townhouses and lanes round Tan Dinh market and along Tran Quang Khai, with small offices, showrooms and upmarket apartments.

Ben Thanh ward

The old Pham Ngu Lao and Ben Thanh wards, part of Cau Ong Lanh and the rest of Nguyen Thai Binh. Near Ben Thanh market and Bui Vien, many tube houses (narrow, deep townhouses) are divided by floor into restaurants, mini hotels and rooms to let; serviced apartments and officetels are common.

Cau Ong Lanh ward

The old Co Giang, Cau Kho and Nguyen Cu Trinh wards and the rest of Cau Ong Lanh, near the Ben Nghe canal: deep lanes, houses sharing walls, low-rise apartment blocks, townhouses that are home and business at once.

Unlike the east of the city, the former District 1 has no villa neighbourhoods with large gardens: home and business usually share one tube house, block or tower. Near Ben Thanh market and Bui Vien a single house may hold a restaurant, a mini hotel and rooms let by the floor, the kitchen a few steps from the bedrooms, so signs of cockroaches, ants or rodents on one floor mean the others need checking too.

The buildings are also old. According to Tuoi Tre (March 2025), Ho Chi Minh City still has 474 apartment blocks built before 1975, 89 of them in District 1, with service shafts and staircases shared by every floor; townhouses in the lanes stand wall to wall. When signs lead to a shared part of the building, the inspection should not stop at one front door.

The climate adds its share: a rainy season from May to November and average relative humidity of about 79.5% help insects multiply. Photograph any of these signs and send them early:

• Kitchens: small dark droppings in drawers, behind the fridge and under the sink; cockroaches round the drains at night.
• Bar counters and shelves of sweet things: ants in lines along the wall base and the door sill.
• Ceilings and service shafts: noises at night, gnawed cable or food packaging.
• Guest and rented rooms: brown specks along the mattress edge, bites in a row after a night's sleep.
• Old cabinets, door frames and timber floors: small round holes with fine wood dust beneath.
• Balconies and roof terraces: more mosquitoes whenever plant saucers and gutters hold water.

Tube houses run as restaurants or cafes

The technicians examine the food-preparation area, kitchen cabinets, the space under the sink and the drains, and trace the route rodents use. Your Up specialist shuts food and cooking equipment in cupboards and covers counters and shelving; the visit can be timed for before opening.

Mini hotels, rooms to let, serviced apartments

Bedrooms, mattresses and sofas come first, as the places to check for bed bugs. Each room has its own entry in the Up Report, so that owner and operator can keep records and plan arrivals round the re-entry time (how long a treated room must stay empty).

High-rise apartments at Ba Son and The Lancaster

Kitchen cabinets, service shafts and gaps round water pipes are checked first. For ants our technicians generally prefer spot baiting, which means less spraying where the family lives. Your Up specialist covers the furniture and keeps the corridor clean.

We publish no price and do not estimate over the phone: a restaurant kitchen with both cockroaches and rodents and an apartment with one trail of ants at the door sill call for entirely different plans. We come to look, at no charge. The all-inclusive quote then sets out the method, the re-entry time, the warranty terms and the return inspections, and any change needs your confirmation in writing.

• The pest and its spread: one species round the kitchen, or several on several floors.
• One-off treatment for a new problem, or a scheduled plan.
• Type and size of premises: apartment, multi-storey tube house, restaurant, mini hotel, office.
• Timing: inside or outside trading and office hours, and any contractor hours the building sets.

Scheduled plans for restaurants, mini hotels and offices

Where a kitchen runs every day, calling only once cockroaches are seen gives a result that holds for a while and no longer. Inspections at a frequency our technicians propose catch problems early, so less chemical is used, and each Up Report is a record for the manager to keep.

Many apartment towers and office buildings in the centre require contractors to register in advance, declare the equipment and materials they bring and keep to set hours; rules differ, so we ask you first. For a house on the street, plan for parking and for the hours when stopping is restricted on some roads: show us where to leave the vehicle and the team carries the equipment in on foot. Please also:

• Put food, crockery and cooking utensils into closed cupboards or outside the area to be treated; cover rice bins and water containers.
• Have older relatives, pregnant women and children stay away from the treated area for the whole re-entry time our technicians give.
• Move dogs, cats and pet birds to another room or have them looked after elsewhere. Cover the fish tank tightly and ask the technician whether to switch off the air pump for a while.
• Leave access along the wall bases, behind cabinets and under the sink.
• Tell us beforehand if anyone at home or on the staff has asthma, allergies or a respiratory illness under treatment.
• Afterwards, ventilate as instructed, do not wipe areas given a residual spray and do not move bait stations.

In English

Your enquiry, the quote, the booking confirmation and the Up Report can all be in English. For an English-speaking specialist on site, note it when booking; if we cannot arrange one, we say so in advance and support you by phone or message.

Registering the visit

Many apartment buildings ask residents to register outside staff with building management beforehand. We send your Up specialist's name and photo and our technicians' details for you to hand in.

If you are away

You need not be present. A key can be left with building management, reception or family; only the assigned specialist handles it, the times are recorded and keys are never copied. We recommend a temporary code for a smart lock; the walk-through can be by video call.

Payment

After the walk-through, by bank transfer or cash; a larger job may need a deposit, stated in the quote. Invoices are issued on request under Vietnamese regulations, for individuals and companies.

• We arrange a free survey, attended by a technician, at a time you choose between 07:00 and 20:00. The written plan and all-inclusive price follow; you need not decide at once.
• Our technicians treat only the areas you approved. Your Up specialist follows the work room by room, cleans as the safety instructions direct and sends your Up Report: the points treated, the bait stations placed, photos before and after cleaning and the next inspection date.
• If the team is more than 15 minutes later than the confirmed time, that visit's invoice is reduced by 10%. Changing or cancelling is free with 24 hours' notice, after which a 30% fee applies.
