Keeping an old family house to itself, without uninvited guests

Pest control in District 3 for wall-to-wall lane houses and old villas

UpClean surveys and treats pests in District 3 — cockroaches, ants, mosquitoes, rodents, woodworm and bed bugs — across Ban Co, Xuan Hoa and Nhieu Loc wards: old villas full of wooden furniture, townhouses sharing walls in the lanes, apartments and offices. The chemical treatment is carried out by UpClean's own pest-control technicians. Your Up specialist, the UpClean employee in charge of the job, surveys, schedules, covers, tidies up afterwards and sends the Up Report, a record of the visit with photos. UpClean has declared its eligibility to provide pest-control services as required by regulation; the declaration and product information are available on request. A free survey comes first, then an all-inclusive quote in writing.

Pest control in District 3: three wards, and how to write your address

District 3 is now an everyday name and no longer an administrative one: Ho Chi Minh City is divided into wards, its local administrative units, with no districts above them. The ward names here changed in several rounds: wards 6, 7 and 8 were combined as Vo Thi Sau; early in 2025 ward 9 gained ward 10 and ward 12 gained ward 13; and since 1 July 2025, under Resolution 1685/NQ-UBTVQH15, the whole district has had only three wards, Xuan Hoa, Ban Co and Nhieu Loc. One house's papers may therefore carry several ward names; use any of them when booking.

Surveys are taken in all three wards, 07:00 to 20:00 each day; the hour is confirmed once a technician is scheduled and, for a lane house, once we know where the vehicle can be left.

Xuan Hoa ward
Vo Thi Sau ward in its entirety, plus the piece of the old ward 4 that did not go to Ban Co. Tree-shaded Ngo Thoi Nhiem, Tu Xuong and Tran Quoc Thao keep many old villas; offices line Dien Bien Phu and Nam Ky Khoi Nghia.
Ban Co ward
Wards 1, 2, 3 and 5 of the old district, with one part of ward 4. Round Ban Co and Nguyen Thien Thuat, tube houses (narrow, deep townhouses) follow one another down the lanes, many extended several times and then let by the floor.
Nhieu Loc ward
The former wards 9, 11, 12 and 14, beside the Nhieu Loc – Thi Nghe canal, where old apartment blocks, apartments and townhouses are interleaved and many houses are both a home and a place of trade.

Timber-rich villas, lane houses, canal-side streets: which pests District 3 homes meet

Ashui reported in 2022 that of about 350 old villas the city had classified, nearly 230 are in District 3. High ceilings, large windows, timber floors, wooden staircases and much solid-wood furniture give these houses their character, and are the reason to watch for woodworm as well as termites. A garden with large trees needs watching for water left after rain in plant saucers and gutters, where mosquito numbers build up.

The lanes of Ban Co and Nhieu Loc are another matter: houses built wall against wall, many extended and let by the floor. With a shared wall between houses, our technicians surveying for cockroaches or rodents often have to look beyond a single property. Tuoi Tre (March 2025) counted 38 apartment blocks built before 1975 in the district, where staircase and service shaft are shared too.

Signs to look for, room by room

Sound treatment starts with finding where pests shelter and where they come from. Before the survey, walk round the house with this list and send us photos:

Staircase, mezzanine, wooden cabinets and doors
Small round holes with fine wood dust are the mark of woodworm. A trail of soil along the wall base, or timber that sounds hollow when tapped, means termites, which UpClean also treats.
Kitchen and bathrooms
Small dark droppings under the sink, in drawers and behind the fridge, with a characteristic smell; at night cockroaches come out round the drains.
Cement-tile floors and wall bases
Ants in a line along the door sill and round anything sweet; the nest may be under a loose tile, in a wall crack or in a plant pot.
Ceiling, roof and service shaft
Running sounds at night, rodent droppings, gnaw marks on cables and food packaging.
Bedrooms and rented rooms
Brown specks on sheets and the mattress edge, and bites in a row on the skin in the morning, suggest bed bugs.

Residual spraying, space spraying, bait or traps: which suits an older house

Our technicians choose according to the species, how far it has spread and the nature of each room, and put the choice in writing for you to approve before a date is booked.

Residual spraying
For pests that move through many parts of the house: the spray goes along wall bases, under cabinets and along door gaps, the routes they use. Food is put away first; fine wooden furniture, paintings and the altar are covered, and moved only if the owner agrees.
Space spraying
Mainly for mosquitoes in a villa's garden and shrubbery; the whole household keeps out of that area until the time given has passed.
Bait and bait stations
For cockroaches, ants and rodents. Little smell and little disruption, so often considered for cramped lane houses and rooms with tenants. It takes time, and the stations must stay where they were placed.
Traps, sealing gaps and other physical measures
Sticky traps, rodent traps, closing gaps and removing standing water are often combined with the three methods above, which means less chemical is needed.

What pest control costs in District 3: survey first, quote second

One price list would fit no house properly: a rented second-floor room with bed bugs, a villa with woodworm in the staircase and mosquitoes in the garden, and an office in a converted townhouse that wants scheduled visits are three separate problems. So we survey first, at no charge, then send an all-inclusive quote setting out the method, the re-entry time (how long a treated area must stay empty), the return inspections and the warranty terms. Nothing is added without your written approval.

  • The species and its extent: one species in one room, or several on several floors.
  • One treatment for a new problem, or scheduled control for an office, a shop or a villa.
  • Type and size of premises, the floors to treat, and whether work falls inside or outside business hours.

Narrow lanes, shared walls, timber and the family altar: before the visit

Most District 3 homes are private houses without building management, so preparation turns on the way in and on good relations with the neighbours.

  • A lane only wide enough for motorbikes: tell us the nearest place to park; equipment is carried in by hand.
  • A house sharing walls: warn next door when a treatment point is in the shared wall; tenants on other floors are told the date, time and area beforehand.
  • Kitchen: food, crockery and pans go into closed cupboards; water containers and the rice bin are covered.
  • Grandparents, small children and pregnant women move to an untreated room or to relatives until the re-entry time is over; so do dogs, cats and pet birds, and the fish tank is covered tightly.
  • Once the technicians have left: ventilate as instructed, and leave residual-sprayed points unwiped and bait stations where they are.

International residents: language, building registration, access and payment

English
Your enquiry, and our quote, booking confirmation and Up Reports, can be in English. If you want the specialist in the house to speak English, note it when you book; if we are unable to arrange that, you hear from us before the day and we assist by phone or message.
Registering with a building
Residents of apartment buildings are commonly asked to register outside staff with building management ahead of the visit; you receive your Up specialist's name and photo, and the technicians' details, to hand in.
Keys and access
The work can be done in your absence. A key left with building management, reception or family is handled by the assigned specialist alone, with the times written down, and is never copied; a temporary code is recommended with a smart lock, and the walk-through may take place over a video call.
Paying and invoices
You pay once the walk-through is done, by bank transfer or cash. For a larger job the quote may include a deposit. Individuals and companies can ask for an invoice issued under Vietnamese regulations.

Who does what, how to book, and afterwards

UpClean's technicians do the work with chemicals as the label and the regulations require: they identify the species and its source, choose a chemical from the permitted list, state the re-entry time, treat and inspect again as the quote sets out. Your Up specialist covers, stays for the whole visit and cleans afterwards.

  • To book, send photos or a short video of what you have found to 0968 726 135 (WhatsApp or Zalo), saying where in the house and giving your address. After the free survey the written plan gives the method, the re-entry time and the all-inclusive price; take your time before deciding.
  • Your Up Report shows the approved plan, each point treated, where bait stations sit, pictures taken before and after cleaning, and when the next inspection falls.
  • When the team is over 15 minutes behind the confirmed time, the invoice for that visit drops by 10%. A booking can be changed or cancelled free of charge more than 24 hours beforehand; inside 24 hours a 30% fee is charged.
  • Afterwards, clear gutters and empty plant saucers weekly, have leaks in the roof, old pipework and ground-floor wall bases repaired early, and seal ventilation openings, drain covers and gaps round waste pipes against rodents and cockroaches.
  • If signs reappear, do not reach for a spray: leave things as they are, take photos and tell us.

Frequently asked questions

Questions about pest control in District 3

How much does pest control cost in District 3?+

No general price exists for District 3: we survey free of charge, then draw up a written all-inclusive quote according to the pest, how far it has spread, the type of house and the method proposed.

Fine dust is falling from our wooden staircase. Is it termites or woodworm?+

Fine wood dust from small round holes suggests woodworm; termites leave trails of soil and timber that sounds hollow when tapped. Send us a close-up photo; our technicians identify the species at the survey.

Only motorbikes fit down our lane. Do you still come?+

Yes. Tell us the nearest place to park; the specialist and the technician walk in with the equipment and stack it so that the shared passage stays clear.

Our house shares walls and pests move between the houses. What can be done?+

At the survey our technicians look for the source and the way in, then propose a plan with advice on sealing gaps. Where the source is in a shared wall or shared pipework, we recommend talking to next door as well.

We have a family altar and valuable wooden furniture. How is it protected?+

Your Up specialist photographs everything as found and covers it before the technicians start. The altar, paintings and antiques are moved only as the owner directs.

Woodworm in the staircase and mosquitoes in the garden: can both be treated together?+

Yes, where it suits. Our technicians record every pest present at the survey, plan each separately and put them in a single quote; where possible the dates are arranged so that the family stays away only once.
