Which ward is Orchard Garden in?
CafeLand lists Orchard Garden at 128 Hong Ha, Ward 9, Phu Nhuan District. Clause 53, Article 1 of Resolution 1685/NQ-UBTVQH15 merges the whole of Wards 4, 5 and 9 of Phu Nhuan into the new Duc Nhuan ward. Ward 9 was not split, so Orchard Garden is now in Duc Nhuan ward. Note that today's Phu Nhuan ward is a different ward, formed from former Wards 8, 10, 11, 13 and part of 15.

- Developed by Novaland on about 4,303 m², according to CafeLand: one 18-storey block over two basements, with about 123 officetels (25–50 m²) on floors 2–7 and about 189 one- to three-bedroom apartments (51.03–99.46 m²) on floors 9–18.

- A pool, gym, spa, café and children's area on floor 8, retail and a garden at ground level; construction began in late 2014 with handover planned for December 2016.
Getting the most from each visit in a compact home
In a 25–50 m² officetel or a 51 m² one-bedroom, floor area times our rate is usually below the 900,000 VND deep-clean minimum. The answer is to combine: pair the deep clean with the aircon, washer or range hood; clean the mattress and sofa together; and in rooms with few windows, clean the aircon every three to four months since it is effectively the main ventilation.
The appliances nobody looks inside
Washers live on the loggia or in a kitchen corner, and the fridge and hood are steps from the sofa. We remove the washer drum and clean behind it, where detergent, softener and mould cause odours; clean fridge seals, crisper trays and the drain channel; degrease range-hood filters so open-kitchen smells stop reaching fabrics; and clean aircon units that pull in cooking vapour as well as dust.
Officetels and rentals between tenants
With around 123 officetels in the building (CafeLand), gaps between tenancies are often short. Our turnover package covers a full deep clean, aircon with gas check, washer and fridge if supplied, office chairs or sofa if furnished, and a dated Up Report as the condition record.

Access
We are not a partner of Novaland or the building operator and follow the access rules in force on the day. In single-block buildings mixing officetels and apartments, service staff are typically registered through security or reception and may be directed to a specific lift for equipment. We send details ahead, and waiting at the desk after arriving on time is not counted as late. We cover former Phu Nhuan, including Duc Nhuan ward, 07:00–20:00 daily, without promising same-day visits.
