Who cleans the outside of the windows in a high-rise apartment building?
A team with suspended access equipment and people trained to use it. The outer face of façade glass and of high fixed windows can only be reached by rope access or a gondola, work that needs safety certification and a plan approved by building management. It is a trade of its own.
Since management must approve any such plan, ask its office whether the outside of your windows is cleaned, and how often. UpClean's specialists do not work on ropes or gondolas; they clean the inside glass, and the outer face of any pane within safe reach from indoors or the balcony. For the rest, UpClean can refer a working-at-height contractor with safety certification, who quotes separately. If someone offers to clean high outside glass at a low price, ask:
- How will the outer face be reached, and with what equipment?
- Which high positions will the team take on, and which will it leave out?
- Has building management approved the plan?
Which windows can you safely clean from inside or from the balcony?
The test is where your feet are: on the floor indoors, or on the balcony floor inside the railing, without leaning out.
| Glass | Safe to clean yourself? |
|---|---|
| Inside face of windows, glass walls and balcony doors | Yes. Reach the upper part from a stable ladder on a dry floor, keeping off its top step. |
| Outside face of a sliding balcony door | Yes, from the balcony floor, inside the railing. |
| Outside face of a window that opens | Only the part you reach with both feet on the floor indoors. |
| High fixed windows, façade glass, floor-to-ceiling glass with no balcony in front | No. The outer face needs rope access or a gondola. |
| Glass reachable only over the railing or from an awning | No. |
| Double-height glass in a duplex or penthouse, skylight walls | The inside face, as high as a ladder on solid flooring reaches safely. Anything higher is surveyed first and left out if access is not safe. |
| Shower screens and mirrors | Yes, from a step stool, never the edge of the bath. Scale on shower glass has its own guide. |
What should never be attempted in high-rise window cleaning?
UpClean's own specialists do not climb railings, lean out or stand on sills and awnings. Those limits, and the rest of this list, apply equally to a resident with a cloth.
- Do not climb onto or over a balcony railing, or lean out through an open window.
- Do not stand on a sill, ledge, awning or canopy, or on a chair or table in place of a ladder.
- Do not press on glass with a crack or chipped edge, or on a door with a loose hinge: tempered glass can shatter when its edge is damaged. Have a technician check it.
- Keep spray away from sockets, switches and electronics; wear non-slip shoes on a wet floor and eye protection above eye level.
- Leave high panes, and any pane you would have to lean out for, to a survey of what can be done safely.
How do I clean windows without streaks?
Streaks are solution or water that dried on the glass before it was taken off. Work out of strong sun, because solution that dries too fast leaves blotches; use only as much liquid as the job needs; and take the water off with a squeegee.
- Have glass cleaner, fine microfibre cloths, a rubber-bladed squeegee and a dry cloth ready.
- Draw the curtains aside and cover the sill, the floor and anything standing against the glass.
- Wipe off dust, fingerprints and rain marks with the microfibre cloth and a little cleaner.
- Pull the squeegee down the pane in slightly overlapping passes, cleaning its rubber edge between passes.
- Dry the edges and corners so that no water collects against the frame, then look at the pane in daylight and redo any streak.
- Never scrape dry glass or use scouring pads and powders on it.
How do I remove hard-water spots, rain marks and building residue from glass?
Name the mark, then start with the gentlest method that works; try anything stronger on a hidden corner first.
| Mark on the glass | What to do |
|---|---|
| Fresh water spots and rain marks | A normal clean with glass cleaner and a squeegee. |
| Hard white rings that feel rough | Mineral scale. Soften it for 10–15 minutes with white vinegar diluted about 1:1 or citric acid, scrub with a non-scratch sponge, rinse and squeegee. Keep acid off marble sills. |
| Cloudy when dry, though the scale has gone | Long contact with water and minerals may have etched the surface. More cleaner will not clear it. |
| Paint, cement splashes, tape and adhesive | The right method depends on the glass and how firmly the residue has bonded; the wrong one scratches. Never scrape dry glass, and never take a blade to film, frosted glass or mirrors. Close-up photos let a specialist assess it first. |
| Residue throughout a new or renovated home | A post-construction clean usually fits better, since it covers the glass and every other surface. |
How should filmed, coated and frosted glass be cleaned?
If you cannot tell whether a pane carries film or a coating, ask the supplier, start with the gentlest method, and test any product on a hidden corner, judging only once it is dry.
| Glass | How to clean it |
|---|---|
| Clear and tempered glass | A microfibre cloth, glass cleaner and a squeegee. It tolerates a mild acid for scale, but not steel wool. |
| Heat-control film | Usually on the inside face. Use a soft cloth, a rubber squeegee and a mild solution, with no blade or strong cleaner. Film that is already lifting or bubbled at the edge is worth photographing before you start. |
| Water-repellent (nano) coating | Use a neutral cleaner, or one the coating's supplier approves. Harsh products and rough pads shorten its life. |
| Frosted, sandblasted or patterned glass | The rough face holds streaks. Use just enough water over several light passes, a soft brush for the texture, and no wax or silicone products, which can leave stubborn patches. |
| Mirrors | Keep water from standing at the edge, where it reaches the silvering. Black marks creeping in from the edge are usually damaged backing, not dirt. |
How do I clean window frames, sills and sliding-door tracks?
Wipe frames, sills and handles with a mild solution and dry them. Vacuum sliding tracks regularly, so that grit does not grind against the rollers and the edge of the glass.
- Aluminium frames, stainless steel and plated handles: wipe along the grain and dry. No chlorine bleach, strong acid or metal scourer.
- After vinegar or descaler on the glass, rinse metal trims at once.
- Near a building site or main road, vacuum the tracks more often so the doors keep running smoothly.
- Cracked or loose rubber seals or tracks: ask the door installer to check them before rain overflows onto the sill.
- Replacing film or seals and repairing tracks or hinges are repairs, outside the cleaning price.
How often should windows be cleaned in Ho Chi Minh City?
Every one to three months for balcony doors and living-room glass is a sound base. Wind direction, dust nearby and how often windows stand open move it either way; treat these as suggestions.
| Home | Suggested interval |
|---|---|
| Typical apartment | Inside glass every two to three months; mirrors and shower screens more often. |
| River-view apartment | River-facing glass takes the wind and rain marks: every one to two months, above all in the rainy season. |
| Near a building site or main road | Fine dust settles fast on glass, sills and tracks, so shorten the cycle. |
| Before an occasion | When repainting is finished, and before Tết, guests, photographs of the apartment or a move-in. |
How is a window cleaning service priced?
UpClean multiplies the total area of glass by 10,000 VND per m², with a minimum of 500,000 VND per visit, the price of 50 m². Each pane counts as width times height of the glass, frames excluded; how panes cleaned on both faces are counted is agreed before work starts. The all-inclusive price covers measuring, protection, tools, solutions and the Up Report, the photo report sent after the visit. Below 50 m², add mirrors, shower screens and glass cabinet doors to use the minimum fully.
When comparing quotes, check the unit (glass or floor area), the minimum, whether frames, tracks, mirrors and the outer face are included, and how paint or old scale are charged. A low price means something only on the same scope and safety conditions. The areas below are examples.
| Example | UpClean price |
|---|---|
| Bedroom window, 1.4 × 1.6 m | About 2.2 m², or 22,000 VND towards the visit total. |
| Balcony glass door, 2.4 × 2.4 m | About 5.8 m², or 58,000 VND towards the visit total. |
| Floor-to-ceiling living-room glass, 4.5 × 2.8 m | About 12.6 m², or 126,000 VND towards the visit total. |
| One-bedroom apartment, about 25 m² of glass | 500,000 VND (250,000 VND by area, so the minimum applies). |
| Two-bedroom apartment, about 40 m² | 500,000 VND (400,000 VND by area, so the minimum applies). |
| Three-bedroom apartment, about 60 m² | 600,000 VND. |
| Penthouse or duplex, about 120 m² | 1,200,000 VND. High panes are surveyed first. |
| Villa, about 180 m² | 1,800,000 VND. |
| Paint, cement or adhesive after building work | Assessed from close-up photos, quoted separately. |
What does UpClean do on a window-cleaning visit, and how do you book?
Send photos of each pane with rough sizes by WhatsApp or Zalo; the estimate names anything outside the safe working area. Before the visit you receive the name, photo and contact number of your Up specialist, an identity-verified cleaner trained to the Up Standard, UpClean's common working standard. Many buildings ask residents to register outside staff with management beforehand, and these details let you do so.
The specialist puts on shoe covers, photographs the starting condition, covers floor, sills, curtains and furniture near the glass, and confirms the area with you. Each pane gets tools suited to its type, and you check the glass together in daylight; you or someone you trust should be there at the start and the end, or the walk-through can be done by video call. The time window comes with the quote.
The Up Report follows by WhatsApp or Zalo: before-and-after photos, with notes on any scratches, long-standing stains or damaged seals found. Anything in the agreed scope that is not right is redone free if you reply within 48 hours of receiving it. Payment is by bank transfer or cash after the walk-through. Call or message 0968 726 135 (phone, WhatsApp or Zalo), 7:00 AM to 8:00 PM daily. Enquiries, quotes, booking confirmations and the Up Report can all be in English; if you want a specialist who speaks English in the home, note it when booking, and UpClean says in advance if that cannot be arranged.
