Leaving your Saigon apartment empty: how to limit mould, smells and pests while you are away, and what to check when you return

Written by the UpClean team · Reviewed by: Trần Nguyễn Hữu Nhật · Updated

A closed apartment in Ho Chi Minh City's humid climate deteriorates faster than one in daily use: floor drains dry out and let sewer smells in, wardrobes grow mould and an idle aircon turns musty. Before you go, empty the fridge and the bin, seal away dry food, fill the drains and leave the washing machine door ajar. Have someone air the rooms, run the taps and look for leaks, more often in the rainy season. On your return, ventilate and refill every drain first.

What happens to a closed apartment in Saigon's heat and humidity?

It deteriorates faster than a home in daily use, because nobody airs the rooms or runs the water. Through the long rainy season a locked flat still takes in moisture through gaps round the doors, a seeping wall or an adjoining bathroom.

Where to lookWhat tends to happen while nobody is home
Floor drains and seldom-used basinsThe trap's small reserve of water blocks gas from the waste pipe. Little by little it evaporates and the sewer smell comes straight in; pressure changes in shared pipes during heavy rain can also push gas past a poor seal.
Wardrobes, timber, leather and fabricMould grows on all of them when humidity stays high; a closed wardrobe turns musty, and fabric soaks up damp and gives it off as odour.
AirconA unit unused for long can develop a smell; a musty one in the first minutes after switching on usually means a dirty coil, blower wheel or drip tray.
FridgeDoor seals turn sticky, and anything left inside becomes a source of sour smells.
Kitchen and drainsAccording to University of California pest guidance, German cockroaches live wholly indoors and can survive on crumbs and drops of water; the large American cockroach comes up from the sewers through floor drains and damaged pipes.
BalconyLeaves and litter can block the drain hole.

What should you do before you leave: fridge, rubbish, drains and wardrobes?

On your last day, leave nothing that can rot, nothing an insect can eat and no spilt water.

ItemWhat to do before you go
FridgeClear out anything that would spoil, and wipe dry the drip tray underneath, a water source for cockroaches.
Rubbish and binTake the rubbish down on the day you leave; wash and dry the bin and put its lid on.
Dry food and worktopsRice, cereals, sugar and pet food go into lidded containers; wipe crumbs from worktop and drawers and leave the sink dry.
Taps and pipesHave a dripping tap or a weeping waste pipe repaired before you travel.
Floor drainsPour water into every one, guest bathroom and loggia included. A mesh or anti-backflow cover helps keep large cockroaches in the pipe.
Washing machineEmpty it and leave the door open a little so that the drum dries.
Wardrobes and shoe cabinetsStore only things that are completely dry, add a moisture absorber, and stand any wardrobe a few centimetres off an outside wall.
Cardboard and paperThrow out boxes and old newspapers you do not need; cockroaches breed in the folds of cardboard.
Windows and balconyClose and lock every window and door, and clear leaves from the balcony drain hole.

Should you leave the aircon or a dehumidifier running while you are away?

For a flat nobody is using, a dehumidifier is usually the cheaper way to keep the air dry. An aircon removes moisture only while running with a clear drain line, and a dirty unit can drip and harbour mould itself.

A dehumidifier left running needs:

  • A humidistat, to stop at the level you set. The US Environmental Protection Agency (EPA) advises indoor relative humidity below 60%, ideally 30–50%.
  • A continuous drain hose, which suits rooms nobody enters for long; a tank-only model needs frequent emptying.
  • A shut room, the clearance its manual gives, and a spot near the dampest wall, such as one backing onto a bathroom.
  • A washed tank and filter; water standing in a dirty tank turns slimy.
Inside cupboards
Silica gel suits drawers and shoe cabinets. Absorber tubs need replacing once full, and their liquid must not spill onto wood or fabric. Quicklime heats up in contact with water and is caustic: cloth bag or sealed box only.

What should you do about power, water and plants?

Write down what stays on and what is switched off. A check visit runs the taps, flushes the toilets and test-runs the aircon and extractor fans, so water and power must be available then; the Up specialist switches only what your list allows.

For plants, a few days ahead pick off some flowers, buds and older leaves and hold back fertiliser. On departure day, water each pot until it drains, empty the saucers after fifteen to thirty minutes, and group the pots in bright shade. For a long trip or many pots, a drip timer test-run a few days before you leave, or someone who waters on set days, is safer.

How often should someone check the apartment, and what should a visit cover?

You choose the interval, closer together in the rainy season than in the dry season. UpClean quotes a fixed price by frequency and floor area after a free survey, on site or from photos and video.

  • A check visit is a visual review with light cleaning, not a technical inspection of the building and not a security service.
  • Leaks, electrical faults and damp walls are photographed and reported straight away for a contractor you appoint; UpClean does not repair them.

LeavingPuts things back, closes and locks every window and door, and photographs the locked door.

How do you arrange keys, building access and reports from overseas?

By message, in English, from anywhere. Agree before the first visit:

  • The key route, in writing: reception, building management, a relative, your agent or UpClean's coordinator. A message confirms each collection and each return.
  • Access: only the assigned Up specialist holds the key, and keys are never copied. Their name and photo reach you beforehand, so that you or your contact can register them if the building requires it.
  • A smart lock: give UpClean its own code and change it when the arrangement ends.
  • Limits: the specialist lets nobody in, accepts no deliveries and signs nothing for you without your written instruction.
  • An agent: if one already manages the flat, bookings and keys can go through them, with the report copied to you both.
  • The report: after each visit an Up Report, UpClean's photo record, arrives by WhatsApp or Zalo with photos of each room, the checklist, anything unusual and the locked door.
  • Payment: by bank transfer once you have read it; an invoice on request under Vietnamese regulations.

What changes when the apartment is empty between tenants?

While the flat waits for a lease or a sale, check visits are meant to keep it ready to show; viewers decide quickly, much of it on the smell when the door opens, the bathroom and the mattress. Before the next tenant arrives, a turnover clean covers deep cleaning, aircon, mattresses and sofa, priced as the sum of listed services.

A 70 m² two-bedroom flat with three wall-mounted aircon units, a king and a queen mattress and a three-seat fabric sofa comes to 3,165,000 VND, confirmed after photos or a survey. The Up Report records the cleaning; it is not a handover inventory.

What should you do on the day you come back?

Before unpacking, in this order:

  • Open every door and window.
  • Pour water into every drain, sink, basin and bath. If the sewer smell is back within a few days, the drain insert is probably stuck or broken, or the smell has another source.
  • Check the fridge and the bin.
  • Wash the aircon filters before switching on. If a running unit still smells musty, it needs a deep clean.
  • Check leather for white mould and the clothes in the wardrobes for a damp smell.
  • With a torch, check drawers, hinges, under the sink and behind the fridge for cockroach droppings, brown bean-shaped egg cases and shed skins; many young ones seen in daylight mean a large population breeding indoors.
  • Lift droppings with a damp cloth or vacuum, in gloves and a mask, rather than sweeping them up dry: the EPA notes cockroach allergens can trigger asthma, particularly in children.
  • Wipe small mould patches on tiles, glass or plastic with detergent and water, then dry fully; beyond roughly a square metre, the EPA advises calling in experienced help.
  • Stand dried-out plant pots in water for fifteen to twenty minutes, then let them drain.

What UpClean does for an empty apartment, and how to book

UpClean's rental property care covers check visits while the flat is empty and the turnover clean before a new tenant moves in. Visits are made by an Up specialist, identity-verified and trained to the Up Standard, whose name, photo and phone number reach you beforehand for the building's registration. If a visit finds signs of insects or termites, treatment by UpClean's own pest-control technicians can follow with your agreement. UpClean has declared its eligibility to provide pest-control services as required by regulation; the declaration and product information are available on request.

Call or message 0968 726 135 (phone, WhatsApp or Zalo), 7:00 AM to 8:00 PM daily, with the floor area, your dates away and the key arrangement. Quotes, confirmations and Up Reports can be in English. For an English-speaking specialist in the home, ask when booking; if UpClean cannot arrange one, it says so beforehand and supports you by phone or message. UpClean works regularly in Thao Dien, An Phu, Thu Thiem and Sala, The Global City, Phu My Hung, Binh Thanh, former Districts 1, 3 and 4, former Phu Nhuan, and Nha Be.

Frequently asked questions

Should I leave the aircon on while I'm away on holiday?+

Running it only to keep an empty flat dry usually costs more than a dehumidifier with a humidistat and drain hose. On return, wash the filters first; a unit that still smells musty needs a deep clean.

How often should someone check an empty apartment in Saigon?+

As often as you decide, with visits closer together in the rainy season. UpClean prices them by frequency and floor area after a free survey.

Why does my apartment smell of sewage after I've been away?+

Usually the water in the drain traps has evaporated, letting pipe gas through. Refill every drain; if the smell returns within days, check the drain insert, then ask a plumber or building management to check the toilet seal and shared pipes.

Can someone check my apartment while I'm overseas and send me photos?+

Yes. Keys follow the route agreed in writing, an Up Report with photos of every room arrives by WhatsApp or Zalo, and you pay by bank transfer afterwards.

Will you collect my post and accept deliveries while I'm away?+

Post and building notices can be collected and photographed on request. The specialist accepts no deliveries, admits nobody and signs nothing without your written instruction.

Is a home check visit the same as a security service?+

No. It is light cleaning and a visual review, not guarding or a building survey. UpClean is responsible for damage caused by its specialists' error while working, under the published Warranty Policy.

Do you manage rentals or find tenants?+

No. UpClean is a cleaning company, not an agency or property manager. Letting, leases, rent and deposits stay with you or your agent.
