District 3 is now Xuan Hoa, Ban Co and Nhieu Loc: where we clean curtains
Since 1 July 2025 the former District 3 has been three wards: Xuan Hoa, Ban Co and Nhieu Loc. A ward is the local unit on an address; the city now has wards in place of districts. The names here have changed more than once: Vo Thi Sau ward was created out of wards 6, 7 and 8; on 1 January 2025 ward 10 was merged into ward 9 and ward 13 into ward 12; then Resolution 1685/NQ-UBTVQH15 left the former district with three wards. The ownership certificate, the electricity bill and the lease for one house may therefore show three different addresses. Use whichever you have.
All three wards are open for curtain bookings every day, from 7:00 AM to 8:00 PM. For a house deep in an alley, or on a stretch where stopping is restricted at certain hours, we agree a convenient time beforehand.
- Xuan Hoa ward
- All of Vo Thi Sau ward and the rest of the old ward 4. Old villas stand on Ba Huyen Thanh Quan, Tu Xuong, Tran Quoc Thao and Ngo Thoi Nhiem, offices along Nam Ky Khoi Nghia and Dien Bien Phu, and 259 Dien Bien Phu is Serenity Sky Villas.
- Ban Co ward
- The old wards 1, 2, 3 and 5 and part of ward 4, around Nguyen Thien Thuat. Tall, narrow townhouses stand side by side along the alleys, many let floor by floor.
- Nhieu Loc ward
- The old wards 9, 11, 12 and 14, towards the Nhieu Loc – Thi Nghe canal. Townhouses and apartments mix with buildings that have a home upstairs and a shop or office below.
High ceilings and large windows: why villa curtains are hard to wash yourself
A villa curtain is too heavy for a household washing machine once it is wet, and hung too high to take down and put back safely on your own. More than 800 of Ho Chi Minh City's roughly 1,300 old villas are in District 3, a figure reported by the newspaper Bao Dau thau in 2018. Their ceilings are high and their windows large, so the curtains are usually made in several layers and reach the floor.
The garden around a villa gives shade and also sends pollen, dry leaves and soil dust through open windows, where the sheers catch nearly all of it. Through the rainy season, from May to November, relative humidity is about 80%, according to the city government portal; altar rooms, ground-floor living rooms and guest rooms often stay shut for long periods, and their large fabric curtains pick up a damp smell and specks of mould. What to look for:
- A grey layer on the heading and upper pleats that falls when the curtain is drawn.
- Sheers at a garden door turning yellow, flecked with pollen.

Old villas, alley townhouses, offices in converted houses: how each is handled
- Old villas in Xuan Hoa
- Curtains fall from ceiling height in several layers. We look at photos and the hanging height first to choose a ladder; hooks and rail are checked before anything comes down, and existing damage goes into the Up Report, our photo record of the visit.
- Alley townhouses in Ban Co
- Steep stairs, small rooms. Thick curtains are steam-cleaned on the floor where they hang, with no carrying down to the ground floor; sheers come down and are washed one set at a time.
- Offices in converted villas and townhouses
- Fabric curtains in reception and meeting rooms are charged per m² like those in a home. The visit can be set after office hours or at the weekend.
- Homes above a shop in Nhieu Loc
- Front-room curtains catch road dust and usually need cleaning sooner than those in the inner rooms.
Lined drapes, sheers, linen, silk and blinds: how each fabric is cleaned
Every set starts with three steps: reading the care label, testing the colour on a hidden spot and measuring with the householder. Only then does the specialist choose between steaming on the rail and a gentle wash.
- Heavy and lined drapes
- Dusty at the heading and hem. Both faces and each pleat are vacuumed, then steam is applied while the curtain stays on its rail.
- Sheers
- Washed gently, one set per load, so the fibres do not snag; the quote states the day they will be re-hung.
- Blackout curtains
- The coating on the back cracks if folded hard, so handling is always light; existing peeling is photographed and reported first.
- Linen and cotton
- Natural fibres shrink readily with water and heat. The risk is stated at the outset and the decision is yours.
- Silk, brocade and embellished curtains
- Sensitive to water, heat and friction. We accept a set only if photos, the label and a test on a hidden spot show a method that is safe for the fabric.
- Roman, roller and Venetian blinds
- These have battens, cords, a roller or slats. Photograph the back of the blind and its mechanism so we can assess it first.
What curtain cleaning costs in District 3, by kind of home
One visit costs the total curtain area multiplied by 40,000 VND per m². Take-down and re-hanging adds 100,000 VND, charged once however many windows the house has, and a total below 400,000 VND is charged at that minimum. Multi-layer curtains are measured layer by layer and added up. The areas below are assumptions; the price is fixed on the measurement taken at your home and then changes only with your written approval.
- The rate includes the colour test, vacuuming, cleaning suited to each fabric, wiping of rails and hooks, steaming and pleat-setting, and the Up Report.
- Replacing broken hooks, repairing rails and re-sewing hems are outside the service.
- Living room of a Ban Co townhouse
- One window, about 6 m² of curtain, not taken down: 400,000 VND (calculated at 240,000 VND, so the per-visit minimum applies).
- Family apartment in Nhieu Loc
- About 18 m² across the living room and two bedrooms, with take-down and re-hanging: 820,000 VND.
- Old villa in Xuan Hoa
- About 45 m² of long multi-layer curtains, with take-down and re-hanging: 1,900,000 VND.
- Sky villa
- About 55 m² of tall curtains along the glass wall, treated on the rail: 2,200,000 VND.
- Office in a villa
- About 14 m² of fabric curtains in the reception and meeting rooms, not taken down: 560,000 VND.
Narrow alleys, wooden floors and family altars: what to tell us beforehand
Tell us at booking where a vehicle can be left and how to reach the house. Many alleys in District 3 are only wide enough for a motorbike and some streets ban stopping at set hours, so the ladder and tools are carried in on foot and kept clear of the shared passage.
In villas and long-established townhouses, what sits under the curtain is often a wooden floor, patterned cement tiles, a wooden cabinet or the family altar. The specialist needs to know these positions in advance to place the ladder safely, and does not move antiques, paintings or altar objects unasked: they are covered where they stand, or moved as the householder instructs.
How often to clean curtains in a leafy, multi-storey house
For most households each set needs cleaning after 6–12 months of use. In the rainy months, open seldom-used rooms to air once a week, and tie the curtains up when mopping so the hems do not soak up mop water. Some positions in a District 3 home follow their own timing:
- Front rooms beside a main road
- Every 3–6 months.
- Curtains at garden doors
- After the leaves have fallen, when the sheers begin to discolour.
- Altar rooms and seldom-used living rooms
- Before Tết, the Lunar New Year, and before family memorial days or guests.
- After renovation or repainting
- As soon as the work is finished, because plaster and paint dust settle thickly on the heading.
What we commit to on every set, and how to book
- Back in the same place
- Which panel belongs to which window is recorded before take-down; after re-hanging, the curtains are steamed so they fall evenly.
- Verified and punctual
- Up specialists are identity-verified and trained to the Up Standard, our working standard. More than 15 minutes late for the confirmed time, and that visit is 10% off.
- Free re-clean
- If a set does not satisfy you, tell us within 48 hours of receiving the Up Report and it is redone at no charge.
- To book
- Send photos of each window, the ceiling height, how the curtains hang (hooks, eyelets or a rail), the number of layers and the address as your papers show it, by WhatsApp or Zalo to +84 968 726 135 or through the Quote page of this website. We reply with an estimate and the method for each set.
