Where District 1 is now, and where we take curtain bookings
The former District 1 is now four wards: Saigon, Tan Dinh, Ben Thanh and Cau Ong Lanh. A ward is the local unit on an address; Ho Chi Minh City has used wards in place of districts since 1 July 2025, when Resolution 1685/NQ-UBTVQH15 merged the district's ten old wards into these four. Da Kao and Nguyen Thai Binh were each split in two, so buildings a few doors apart can carry different ward names. Write the building and unit, or the house number, as you always have, and we convert it to the new address.
We take curtain bookings in all four wards, every day from 7:00 AM to 8:00 PM. Streets in the centre jam at different hours, so the arrival time is agreed with you at booking.
- Saigon ward
- The old Ben Nghe ward with parts of Da Kao and Nguyen Thai Binh. Vinhomes Golden River and Grand Marina Saigon stand at Ba Son (2 Ton Duc Thang) and The Lancaster on Le Thanh Ton; wide river-facing glass walls come with very large curtains.
- Tan Dinh ward
- The old Tan Dinh ward and the rest of Da Kao, along Hai Ba Trung, Dinh Tien Hoang and Tran Quang Khai. Long-established townhouses stand among premium apartment buildings, many let long-term to foreign residents.
- Ben Thanh ward
- The old Ben Thanh and Pham Ngu Lao wards, the rest of Nguyen Thai Binh and part of Cau Ong Lanh: townhouses let floor by floor, officetels and serviced apartments.
- Cau Ong Lanh ward
- The old Nguyen Cu Trinh, Cau Kho and Co Giang wards with the remainder of Cau Ong Lanh: tall townhouses along Tran Hung Dao and Nguyen Trai, mid-sized apartment blocks and homes down alleys.
Big glass, aircon all day: why curtains in the centre lose their colour
In a high-rise apartment the curtain layer next to the glass fades first. District 1 towers open onto the city through very large panes; higher up there is less road dust, but sun and wind arrive directly, and the edge that catches the afternoon sun ends up drier and paler than the part behind the wall.
In many buildings the windows hardly open and the aircon runs most of the day. Room air passes through the indoor unit again and again, carrying fine dust, lint and oil vapour from an open kitchen, and a curtain beside that airflow works as a filter nobody intended. With a rainy season from May to November and relative humidity averaging about 79.5% over the year, according to the city government portal, an apartment shut while its owner travels is where thick curtain folds tend to smell damp.
Townhouses in Tan Dinh and Cau Ong Lanh meet a different dust: traffic pushes it into the ground and first floors, where it lays a grey film on front-room curtains. Signs that a set is due:
- White sheers by the glass have turned ivory and feel rough to the touch.
- The west-facing edge is paler than the middle of the panel.

Serviced apartments and officetels: when to have the curtains cleaned
Curtains in a rented unit go unnoticed until a new guest draws them and finds the last occupant's stain or smell. Serviced apartments and officetels let for short and medium stays are concentrated in Ben Thanh and Saigon wards.
- Between two lets
- Book as soon as the outgoing guest leaves, so that sheers washed in water are dry and back at the window before the next arrival. The return date is written in the quote.
- Short-stay units
- Heavy drapes can be steam-cleaned at the window on a vacant day. They are left only slightly damp and dry as the room is aired.
- One record per unit
- The Up Report, our photo record of the visit, is prepared for each unit with before-and-after photos, ready to attach to a handover record.
Sheers, blackout curtains, heavy drapes and blinds: the method for each
Whether a set is treated on its rail or taken down for a gentle wash is decided after three checks. The Up specialist, the UpClean staff member who does the work, reads the care label, tests the colour on a hidden spot and measures each set with you.
- Sheers
- Fine fibres hold fine dust and discolour easily. Each set is washed gently as a load of its own and never twisted.
- Blackout curtains in bedrooms
- The sun-blocking coating on the back does not tolerate hard folding or rubbing. Cracked or peeling coating is photographed and reported before work starts.
- Heavy living-room drapes
- The heading, both faces and every pleat are vacuumed, then the curtain is steam-cleaned where it hangs.
- Linen, cotton, silk and brocade
- Natural fibres can shrink, and silk and brocade react to water and heat. After a test on a hidden corner the specialist sets out the risk, and you decide.
- Motorised tracks, roller blinds and Roman blinds
- These have a motor, a roller or battens and are not handled like hanging curtains. Send a photo of the whole window and one of the mechanism; we quote after seeing them.
What curtain cleaning costs in District 1: worked examples
Three numbers make up the price: the curtain area at 40,000 VND per m²; 100,000 VND for take-down and re-hanging, charged once per visit if you choose it; and a minimum of 400,000 VND per visit. The areas below are rough figures. The measurement that fixes the price is taken at your home before work starts.
- The rate covers the colour test, vacuuming of both faces, cleaning, wiping of the rail, steaming and pleat-setting, and the Up Report.
- Repairing rails, replacing hooks and mending curtains are outside the service.
- Serviced studio in Ben Thanh
- One window, about 7 m² of curtain, cleaned in place: 400,000 VND (calculated at 280,000 VND, so the per-visit minimum applies).
- 2-bedroom apartment in Tan Dinh
- About 22 m² for the living room and two bedrooms, with take-down and re-hanging: 980,000 VND.
- 3-bedroom apartment at Ba Son
- A river-facing glass wall and three bedrooms, about 40 m² with sheers and sun-blocking layer both counted, with take-down and re-hanging: 1,700,000 VND.
- Penthouse or double-height unit
- About 65 m², mostly treated where it hangs: 2,600,000 VND.
- Four-storey townhouse in Cau Ong Lanh
- About 30 m² in the front rooms and bedrooms, with take-down and re-hanging: 1,300,000 VND.
Getting into a District 1 building: notice, pass, goods lift
The usual practice in District 1 is that the owner of the unit declares the contractor a day ahead, the specialist shows ID for a temporary pass at the lobby, the ladder and tools go up in the goods lift, and the work fits inside the permitted hours. Each management office sets its own rules, so we ask about yours before accepting the booking. If the specialist arrives on time, waiting at the lobby is not counted as lateness.
- Stopping places are scarce in the centre: please ask reception about the contractor entrance and parking.
- For a townhouse down an alley in Tan Dinh or Cau Ong Lanh, tell us the number of floors, the window height and where a vehicle can stop.
For international residents: English, registering the visit, keys and payment
- In English
- Enquiries, quotes, booking confirmations and the Up Report can all be in English. For a specialist who speaks English in your home, note it when you book; if we cannot arrange one, we say so in advance and support the visit by phone or message.
- Registering the visit
- Many apartment buildings ask residents to register outside staff with building management beforehand. You receive the specialist's name, photo and contact number before the visit, to pass on to reception.
- Keys when you are away
- You do not need to be home. A key can be left with building management, reception or family; only the assigned specialist handles it, the times are recorded and keys are never copied. For a smart lock we recommend a temporary code, and the walk-through, the joint check of the finished work, can be done by video call.
- Payment
- After the walk-through, by bank transfer or cash. A deposit may be asked for larger jobs and is stated in the quote.
How often to clean, what we commit to and how to book
Living-room and bedroom curtains are generally cleaned every 6–12 months. In District 1 some come sooner: serviced apartments and officetels at each change of long-term tenant, or about every 3–6 months for short-stay units, and the front rooms of townhouses about every 3–6 months, because road dust builds up quickly. Keep blackout and very large curtains out of the household washing machine: wet fabric is very heavy and the coating cracks in the spin.
- Verified and punctual
- Up specialists are identity-verified and trained to the Up Standard, our working standard. More than 15 minutes late for the agreed time, and that visit is 10% off.
- Free re-clean
- If a set does not satisfy you, tell us within 48 hours of receiving the Up Report and it is redone at no charge.
- To book
- Send photos of each window, rough sizes, the number of curtain layers and your building and unit by WhatsApp or Zalo to +84 968 726 135, or use the Quote page of this website. We reply with an estimate and the planned method for each set.
