The five wards of the former Binh Thanh District, and where we clean curtains
The former Binh Thanh District is now five wards: Thanh My Tay, Gia Dinh, Binh Thanh, Binh Loi Trung and Binh Quoi. A ward is the local unit on an address; the city has used wards instead of districts since 1 July 2025.
The map here changed twice in six months: a first round of ward mergers on 1 January 2025, then Resolution 1685/NQ-UBTVQH15, which rearranged the whole area into the five wards above. Today's "Binh Thanh ward" covers only the old wards 12, 14 and 26. When you search for curtain cleaning in Binh Thanh, we take it to mean the whole former district. Thanh My Tay is our regular area; the other four wards are booked once a time is confirmed.
- Thanh My Tay ward — regular service
- The old wards 19, 22 and 25 (4.40 km²), where towers stand close together along Dien Bien Phu and Nguyen Huu Canh: Vinhomes Central Park, Landmark 81, Saigon Pearl, Sunwah Pearl, The Manor, Opal Tower, Pearl Plaza, Wilton Tower and City Garden on Ngo Tat To.
- Gia Dinh ward — by appointment
- The old wards 1, 2, 7 and 17, around Lang Ong Ba Chieu and Ba Chieu market, with rows of long-established townhouses.
- Binh Thanh ward — by appointment
- The old wards 12, 14 and 26, including Richmond City on Nguyen Xi.
- Binh Loi Trung ward — by appointment
- The old wards 5, 11 and 13, mostly townhouses in long-established alleys.
- Binh Quoi ward — by appointment
- The old wards 27 and 28, with the Thanh Da peninsula and Binh Quoi Tourist Village, a "village in the city" surrounded by river and canals.
Floor-to-ceiling glass over the river: why curtains in Thanh My Tay lose their colour
In a river-view apartment the curtain takes the sun before anything else in the room. Along Dien Bien Phu and Nguyen Huu Canh, many high-rise apartments have large glass walls facing the Saigon River, from Vinhomes Central Park to Saigon Pearl and Landmark 81, which stands 461.3 m high. Where a unit gets direct sun, light comes through that glass for many hours a day.
Sun and heat discolour sheer fibres and make them less soft; the face of a blackout curtain that looks at the glass ages sooner than the face that looks into the room. On low floors, and in townhouses facing Dien Bien Phu or Xo Viet Nghe Tinh, road dust settles on the outer face each time the balcony door opens. River damp and a rainy season from May to November then turn dust into stains.
- The side facing the glass is clearly darker or yellower than the side facing the room.
- Sheers look cloudy in the early sun, or the blackout layer shows lines of dust along its pleats.

Sheer and blackout on two tracks: cleaning a double-layer set
Many high-rise apartments in Thanh My Tay have a double-layer set on parallel tracks: a thin sheer that softens daytime sun while keeping the river in view, and a blackout layer for dark, cool rest. The Up specialist separates the layers, measures each with you and chooses a method from the fabric and its care label; where a curtain needs washing in water, the method and the return time are settled in the quote.
- Sheer layer
- Fine fibres that snag and shrink. Washable sheers are cleaned gently, one set at a time, with a mild solution, and are not wrung hard, so they keep their drape.
- Blackout layer
- The coating on the back cracks when folded or wrung. It is cleaned with a light hand; places where the coating had already peeled are photographed and reported to you.
- Large decorative drapes
- Common in corner-unit living rooms and penthouses. Thick fabric that is hard to take down is vacuumed on both sides and steam-cleaned where it hangs.
What curtain cleaning costs in Binh Thanh, with examples
The cost is the total area of all layers at 40,000 VND per m², plus 100,000 VND per visit if you choose take-down and re-hanging, however many windows there are. If that comes to less than 400,000 VND, the minimum applies. In a double-layer set each layer is measured separately. The exact area is measured in your home and the all-inclusive price agreed before work starts, with nothing added unless you agree in writing.
- Included: a colour-fastness test on a hidden corner, vacuuming of both sides and the pleats, cleaning suited to each fabric, wiping of tracks and hooks, steaming and pleat-setting, and the Up Report.
- Studio or 1-bedroom apartment
- About 9 m² of single-layer curtains, without take-down and re-hanging: 400,000 VND (calculated at 360,000 VND, so the per-visit minimum applies).
- 3-bedroom river-view apartment
- About 18 m² of sheers and 18 m² of blackout across the living room and three bedrooms, with take-down and re-hanging: 1,540,000 VND.
- Penthouse or duplex
- About 70 m² of double-layer curtains, including tall living-room glass, with take-down and re-hanging: 2,900,000 VND. High positions are surveyed first.
- Townhouse in Gia Dinh
- A four-storey house with about 30 m² of fabric curtains, with take-down and re-hanging: 1,300,000 VND.
Older townhouses in Gia Dinh and Binh Loi Trung
Curtains that have hung for years are checked for weak fibres before anything else. Around Ba Chieu market and Lang Ong, and along Phan Dang Luu and Xo Viet Nghe Tinh, stand townhouses that have been in the same families for generations. Houses on the street front take the road dust; houses in the alleys get less sun, so their curtains hold damp, and many still have thick fabric curtains made to measure long ago.
The specialist tells you plainly which worn areas might tear further and starts only when you have agreed how to proceed. If the house has several floors, a narrow staircase or curtains fitted in a light well, send photos first so the right equipment comes.
High-rise apartments: building rules and working at height
Curtains are taken down and re-hung from inside the apartment. River-view curtains are usually fitted at the ceiling on long tracks that run the length of the glass wall, and the specialist works from a ladder suited to the ceiling height. Double-height glass in a penthouse or duplex is surveyed first and done only when you agree the approach. Specialists do not open glass doors to work on the outer side.
Many towers in Thanh My Tay expect contractors to show ID to reception or security and to carry tools in the service lift, and permitted working hours differ, so we ask about your building and schedule around it. If the specialist arrives on time, the wait at reception is not counted as lateness.
- Each panel is numbered by window and by layer, sheer or blackout, before it comes down.
- For a motorised track, send photos of the track and the heading when you book.
- Floors and furniture under the working position are covered, and the room is photographed as found.
How often to clean, what we stand by, and how to book
Every 6–12 months suits most living-room and bedroom curtains; every 3–6 months for low-floor apartments and townhouses near busy roads such as Dien Bien Phu and Xo Viet Nghe Tinh, for homes with pets and for anyone sensitive to dust. High floors get less road dust and more sun, so daily habits decide most of the fabric's life: now and then gather the curtains to the other side so the same strip is not always in the sun, and keep clips off the blackout layer, whose coating can crack along fold and clip marks.
- Photograph each window, sheer and blackout layer, and send the photos with your building and unit number by WhatsApp or Zalo to +84 968 726 135.
- We reply with an estimate and suggest a time between 7:00 AM and 8:00 PM that fits your building's rules.
- The specialist measures each layer, confirms the all-inclusive price, cleans, re-hangs and sets the pleats with you.
- Back as it was
- Curtains return to the same window, the same layer and the same pleats.
- Verified and punctual
- Up specialists are identity-verified. More than 15 minutes late for the agreed time, and that visit is 10% off.
- Free re-clean
- Within 48 hours of receiving the Up Report, anything that falls short is redone at no charge.
