Which ward is The Manor in?
Bitexco's project page gives the address as 91 Nguyen Huu Canh, Ward 22, Binh Thanh District. Clause 45, Article 1 of Resolution 1685/NQ-UBTVQH15 combines the whole of Wards 19, 22 and 25 into the new Thanh My Tay ward from 1 July 2025. Ward 22 was not divided, so The Manor is now in Thanh My Tay ward, Ho Chi Minh City. Documents issued before the change remain valid; just tell us the tower, floor and unit when booking.

What fifteen years does to an apartment
Many homes here have been lived in since around 2010, often by several owners or tenants. The problems at this age are rarely on the surfaces you see; they build up in places nobody reaches week to week:
- Older indoor aircon units with clogged fins and a damp, dusty blower wheel that smells on start-up
- Discoloured joints where tile meets timber or stone meets cabinetry
- Tops of high kitchen cabinets and the insides of built-in wardrobes
- Layered mineral scale on taps, shower screens and grout
- Heavy curtains faded where the sun hits them
Just renovated? Clean in the right order
Owners often refresh homes of this age with new floors, paint, joinery or bathrooms. Plaster and timber dust is far finer than household dust and settles in tracks, cupboards and aircon coils, so we price these jobs at our post-construction rate. Wait until the contractor has fully left, clean the aircon first, then work top to bottom — ceilings, lights, high cabinets and glass before floors — and finish with curtains and sofas. The Up Report helps you show the contractor any paint or adhesive marks still to be fixed.
Officetels at The Manor
Bitexco lists officetels alongside the apartments. These small units are often used as studios or compact offices: we can start at 07:00 or come late in the afternoon before 20:00, and small floor areas usually fall under the 900,000 VND deep-clean minimum, so adding aircon, chairs or a rug in the same visit makes good use of it. VAT invoices are available for company-owned units.

Access and building management
We have no partnership with Bitexco or the building operator and follow whatever access rules apply on the day. In buildings that combine homes, officetels and retail, service staff are usually announced by the resident, leave ID at the desk and move equipment by the goods lift; renovation-related work may also need separate registration. We send your specialist's details early, and time spent at reception after arriving on time never counts as late. Hours are 07:00–20:00 daily; we don't promise same-day visits. In the rainy season, roughly May to November, morning slots suit longer jobs best.
