A villa or multi-storey townhouse is deep cleaned to a plan for each floor, starting at the top storey and working down to the garage: bedroom floors, prayer room, staircase, living areas and kitchens. Light wells, high glass and chandeliers are cleaned only within safe reach. The written quote states the team size and the number of sessions. A villa costs 20,000 VND per m² of total floor area and a townhouse 17,000 VND, never below 900,000 VND per visit.

Why is a villa or multi-storey townhouse harder to clean than an apartment?

Deep cleaning a house follows the same method as cleaning an apartment: ceiling to floor, inside to outside. What changes is scale. A home of several storeys has a staircase, high voids such as a light well, several bathrooms, sometimes a second kitchen, and stone, wood and metal across large areas. Worked through by one or two people by hand, the floors done first tend to gather dust again before the last is finished.

The area matters too. Many riverside villas in Thao Dien have big gardens and open porches, so porches, stone paths and the foot of the walls need extra attention for fallen leaves, pollen and rainy-season damp. Houses in Sala are fairly new, with many glass walls and large-format stone floors. Many homes in Phu My Hung have stone staircases, a prayer room and a back yard.

Several storeys	Each floor or zone goes to one specialist or a small team with its own checklist, and you check the house floor by floor.
More bathrooms	In a deep clean the bathroom takes longest: limescale, dull grout, sometimes yellow marks around the toilet and basin.
Stone, wood and metal	Each product is tried on a hidden spot first, because a small mistake shows on a large surface.
A narrow townhouse stair	Tools are set out on each floor at the start of the session, and the stair and main routes are covered.

What is cleaned on each floor, from the roof terrace down to the garage?

The team starts at the top storey and works down, so that later work does not soil a floor already finished. In every room, ceilings, fans and lights are dusted within safe reach, and the room is photographed before anything is moved.

Prayer room	Walls, floor and surrounding shelves wiped. The altar, the incense bowl and the objects of worship are touched only with the family's agreement, in the way the family shows.
Staircase and light well	Handrails, balustrades, treads and landings wiped. Light-well walls and roof glass are cleaned only where a specialist stands securely.
Ground floor	Large stone floors mopped; skirting, cladding and display shelves wiped; main and secondary kitchens degreased: hob, splashback, cabinet fronts, appliance exteriors.
Garage, basement, porch and paths	Swept and mopped, walls and doors within reach wiped, wind-blown leaves collected. Old oil stains are assessed at the survey and the treatment agreed first.

How are skylights, high glass, chandeliers and stone stairs handled safely?

An Up specialist works from the floor, a balcony or a ladder on firm, level ground, and never climbs onto railings, roofs or window sills.

Feature	What is done, and where it stops
Light well, glass roof, exterior and double-height glass	No rope access. Glass beyond safe reach is surveyed first; if access is not safe, UpClean says so and leaves it out. Large areas of glass outside the deep clean can be added as window cleaning, 10,000 VND per m² of glass, minimum 500,000 VND, again only within safe reach.
Chandeliers and crystal lights	Dusted where safely reachable; never taken down or reassembled, and the shades are not turned. A light hung too high, or one that must be dismantled, is outside the service.
Very high ceilings	If scaffolding or lifting equipment is needed, this is raised before the quote.
Stone stairs and floors	The deep clean uses a neutral product. Dull, scratched or worn steps need stair polishing, priced per step: marble 180,000 VND, granite 200,000 VND, minimum 2,500,000 VND, with the method agreed after a test on one step. A dull stone floor is a separate polishing job, quoted after a survey.
Wooden doors, handrails and panelling	Wiped along the grain with a wrung-out cloth, leaving no water at the edges; a stubborn mark is reported, not scrubbed hard.
Brass, steel and plated fittings	Wiped along the grain, with no abrasive pads or corrosive products.

How many cleaners come, and how long does it take?

There is no set number. Team size and the number of sessions follow from the floor area, storeys, bathrooms, condition and add-ons, and both are written into the quote. A two- or three-bedroom apartment usually takes a day; a villa may need several sessions on consecutive days.

A large villa may be split into two sessions: first the jobs that make water and dust, such as aircon, curtains and stairs; then the floor-by-floor clean, so that floors and glass are not done twice.

A team leader checks each zone as soon as it is finished, not at the end of the session.
Cloths and tools are kept separate for the kitchen, the bathrooms, the living spaces and the outdoor areas.
Rooms in use are done first or last, as you prefer. Tell us about babies, elderly relatives, anyone prone to allergies and pets, so that room order and airing time can be planned.
Visits run from 7:00 AM to 8:00 PM, every day of the week.
Each floor is signed off with you in person or by video call, and the Up Report, the photo report sent after every visit, follows by WhatsApp or Zalo.

How is the price worked out? Floor area, not land area

UpClean prices a whole-house deep clean on floor area, and a villa is no different: the usable floor of every storey cleaned, including a basement if it is in scope, not the size of the plot. Four storeys of 60 m² make 240 m² of floor. Gardens and roof terraces are separate lines in the quote.

Specialist jobs are added at listed prices into one all-inclusive written quote. Nothing changes without your written approval, and a larger job may need a deposit, stated in the quote. The figures below are examples.

How do you keep a villa clean between deep cleans?

The schedule below suits your own housekeeper or Up Home, UpClean's hourly care. In a villa, visits usually rotate through the floors: a few zones in depth each time, with the kitchen, the bathrooms in use and the entrance kept up regularly.

Up Home costs 130,000 VND per specialist hour, minimum 3 hours a visit; two specialists for four hours come to 1,040,000 VND. Members keep the same team, which holds a profile of the house. It is cleaning only: no cooking, childcare, elderly care, live-in help or work at height. For high jobs, a housekeeper should use a sturdy A-frame ladder held by a second person, never a chair or a pile of objects.

Every month	Vacuum the sand out of sliding-door tracks, then wipe them damp, so that grit does not jam the rollers.
Rainy season	Clear leaves from the roof terrace and balconies before the rains so the drains stay open; air the house when the rain eases, and dry floors where rain has blown in.
Every three to six months, or before Tết	A full deep clean of every floor; aircon, curtain or sofa cleaning can be booked for the same visit.
Always	Doormats inside and outside each door to the street or garden cut down the sand that easily scratches stone and wood. Neutral cleaner on stone; nothing acidic, such as vinegar, on marble or terrazzo.

Can a villa be cleaned while you are overseas, or before it is let?

Yes. This suits two situations: the days before you come back from a long stay abroad, and the gap between one tenancy and the next.
