Washing machine cleaning in Binh Thanh — Vinhomes Central Park, Saigon Pearl

The former Binh Thanh District is now five wards: Gia Dinh, Binh Thanh, Binh Loi Trung, Thanh My Tay and Binh Quoi. Wards are the local units that addresses now use: since 1 July 2025 the city has had them in place of districts. The area was reorganised twice in a row: from 1 January 2025, under Resolution 1278/NQ-UBTVQH15, mergers left the district with 15 wards; from 1 July, Resolution 1685/NQ-UBTVQH15 arranged it into the five above.

One point is easy to get wrong: today's "Binh Thanh ward" is only the old wards 12, 14 and 26, a part of the former district. When you book, give the name of your development, or the old address with its ward number. Thanh My Tay is the ward we serve regularly; for the other four, contact us first to confirm a time slot.

Thanh My Tay ward — regular service

In a compact apartment the damp from each wash has nowhere to go. Thanh My Tay is closely built with towers along Dien Bien Phu and Nguyen Huu Canh. In the studios and one- and two-bedroom apartments here, the laundry area is often a screened corner of the service balcony, a built-in cupboard or a small windowless room.

According to the city government portal, relative humidity averages about 79.5% over the year and about 80% in the rainy season, from May to November. With little room to hang clothes, many households choose a washer-dryer, which then runs more hours each week in a space that is seldom aired.

In Gia Dinh and Binh Loi Trung, many alley townhouses keep the machine in a back yard or on the rooftop, exposed to wind and rain. In either kind of home, these signs mean the drum needs to come out:

• Towels and T-shirts have a faint sour smell after tumble-drying or drying indoors.
• Grey residue or black flecks sit in the folds of the door seal.

Washer-dryer in a small apartment

Its drying system means more to take apart; the price goes by door type and capacity, plus 150,000 VND per machine. Models with a sealed, one-piece outer tub need their own approach, advised from the rating label before you book.

Front-loader

A complex build with many parts to remove; the door seal, detergent drawer and drain filter get particular attention. About 2–3 hours.

Washing machine under a stacked dryer

Where a washing machine and a separate dryer are stacked in a cupboard, the working space is judged from photos. If it is hard to reach, the approach and price are quoted after that photo survey.

Top-loader in a townhouse

The pulsator comes off, the drum is separated, and the shaft and outer tub are cleaned. About 1.5–2 hours.

The gap between two leases is the convenient moment to clean a washing machine: the apartment is empty, the laundry area is clear and the work fits into one slot. In a furnished rental the machine is used a great deal and seldom checked at handover; a new tenant cannot tell when it was last cleaned, and a landlord may hear of a problem only when a complaint about odour arrives weeks later. The Up Report, with before-and-after photos of the drum and the list of work done, can be kept with the handover file.

Book before your first load. A record of the machine's condition at the start also helps if it turns out to have an existing fault.

A machine that came with the apartment

One bought with a resale apartment, or left unused for a long time, should have its drum removed and cleaned before the family uses it.

We list a fixed price per machine by door type and by the capacity on the rating label: top-loaders 450,000 VND up to 9 kg and 550,000 VND above 9 kg; front-loaders 690,000 VND up to 9 kg and 790,000 VND above 9 kg. A washer-dryer adds 150,000 VND per machine.

The price agreed is the price you pay: if the type or capacity turns out to differ from what was given at booking, any adjustment needs your written consent.

• Included: a record of the machine's condition, protection of the area, drum removal, cleaning of the inner drum, outer tub, door seal, detergent drawer, drain filter and drain hose, reassembly, a test run and the Up Report.
• Japanese domestic-market, commercial and hard-to-reach built-in machines are quoted after a photo survey.

Studio or 1-bedroom apartment

One 8 kg front-loading washer-dryer: 840,000 VND.

3-bedroom apartment

One 10 kg top-loader and one 9 kg front-loading washer-dryer: 1,390,000 VND.

Rental apartment between two leases

One 10 kg front-loader: 790,000 VND.

Townhouse in Gia Dinh or Binh Loi Trung

One 9 kg top-loader in the back yard or on the rooftop: 450,000 VND.

Choose an early start for a front-loader. We work from 7:00 AM to 8:00 PM every day, but a building's hours for taking appliances apart can be narrower, and a front-loader needs about 2–3 hours.

The towers along Dien Bien Phu and Nguyen Huu Canh usually have strict entry procedures: ID at the lobby, tools in the lift the building indicates, work inside permitted hours. The city's Decision 19/2026/QD-UBND on the management and use of apartment buildings has been in force since 25 April 2026; each building's own rules are what we follow.

• More than 15 minutes late for the confirmed time, and that visit is 10% off; lobby formalities after an on-time arrival are not counted as lateness.
• Dirty water is collected, not emptied over the railing or into the balcony drain.

For a machine used every day, a drum-out clean about every 6 months is the reference; shorter for households with young children, sensitive skin or mostly low-temperature washes. In an apartment with little air movement:

• Leave the machine door and the cupboard door ajar after washing; if the laundry area has no window, run the extractor fan, if there is one, for a while.
• On a washer-dryer, clean the filters as the manufacturer instructs.
• Wipe the door seal and detergent drawer regularly, for example every weekend.

• The specialist wears shoe covers, protects the floor, walls and furniture around the laundry area, runs and photographs the machine as found, then removes the drum, cleans and reassembles.
• A test cycle is run and the Up Report sent. Reply within 48 hours and any item that falls short is redone free of charge.

English

Enquiries, quotes, booking confirmations and the Up Report can all be in English. For an English-speaking specialist at your home, note it when you book; if we cannot arrange one, we say so in advance and support by phone or message.

Registering with building management

Many apartment buildings ask residents to register outside staff beforehand. We send the specialist's name and photo so that you or reception can do it.

If nobody is home

You do not need to be there. A key can be left with building management, reception or family; only the assigned specialist handles it, the times are recorded and keys are never copied. For a smart lock we recommend a temporary code, and the walk-through, the joint check of the finished work, can be by video call.

Payment

After the walk-through, by bank transfer or cash. A VAT invoice is issued on request.
