Washing machine cleaning in District 3 — Vo Thi Sau, Ban Co, Nhieu Loc

District 3's boundaries have been redrawn more than once in recent years. Vo Thi Sau ward was created out of Wards 6, 7 and 8; on 1 January 2025 Ward 10 joined Ward 9 and Ward 13 joined Ward 12. Then on 1 July 2025, when the city replaced districts with wards (the local units now written on addresses), Resolution 1685/NQ-UBTVQH15 regrouped the whole of the former District 3 into three: Xuan Hoa, Ban Co and Nhieu Loc. Book with whichever form of your address you normally use.

All three wards are on our regular rounds, any day between 7:00 in the morning and 8:00 in the evening. If your house is deep in an alley, or on a street where stopping is banned at certain hours, we settle the most convenient start with you beforehand.

Xuan Hoa ward

Ban Co ward

The old Wards 1, 2, 3 and 5 with part of Ward 4. Multi-storey townhouses in alleys, mid-sized apartment buildings and houses let floor by floor.

Nhieu Loc ward

The old Wards 9, 11, 12 and 14, on the side that borders the Nhieu Loc – Thi Nghe canal. Townhouses, apartments and many buildings used as both home and business.

District 3 is known for its old villas. By a 2018 newspaper count, more than 800 of the city's roughly 1,300 stood here, on streets such as Tu Xuong, Ngo Thoi Nhiem, Tran Quoc Thao and Ba Huyen Thanh Quan. They were built before washing machines were common, so the laundry area came later: in a rear lean-to, under the stairs, in an outbuilding or on the roof terrace.

Townhouses in the alleys of Ban Co and Nhieu Loc also keep the machine on the roof terrace, where it gets direct afternoon sun, rain blown in from May to November, and dry leaves and dust from the tall trees around the house. A machine under the stairs has the opposite problem: little ventilation, and damp that lingers in a city whose relative humidity averages about 79.5% over the year. Both end the same way, with residue and lint thick on the outside of the inner drum, out of sight when you lift the lid.

Many District 3 houses are home to an extended family, or are divided by floor and let as apartments or small offices.

Extended family

A large top-loader runs several loads a day, so keep the interval shorter than the six-month reference. Two or more machines in one house are done in one appointment, each at its listed price and with its own entry in the Up Report.

Villa with a housekeeper

The housekeeper can open the door, go through the machine's condition with the specialist and watch the test run at the end; everything reaches the owner through the Up Report.

Sky villa or high-end apartment

The machine usually stands in a laundry room or a cupboard of its own; the specialist follows the building's contractor rules and covers the floor and wall cladding around it.

Top-loader

The usual machine in townhouses and villas. Once the pulsator, the wash plate at the bottom, is lifted off and the drum separated, the shaft and the floor of the outer tub are scrubbed; most of the deposit collects there. One and a half to two hours.

Front-loader

Common in apartments and in the laundry room of a main house. It has more layers to take apart, so the work lasts two to three hours; the folds of the door seal and the detergent drawer are cleaned separately.

Washer-dryers and older machines

A washer-dryer adds 150,000 VND for the drying side; if its outer tub is moulded in one piece, we tell you in advance which parts can be cleaned. A machine with many years of use goes through the same procedure, and brittle plastic, rusted screws or a noisy bearing are raised with you before anything is taken apart.

The price list has only four levels, decided by the door type and the kilograms printed on the label: 450,000 VND and 550,000 VND for top-loaders (9 kg or less, and over 9 kg), 690,000 VND and 790,000 VND for front-loaders. A machine with a drying function adds 150,000 VND. Each price covers one machine from the first check to refitting and the Up Report; Japanese-market, commercial and hard-to-reach built-in machines are quoted from photos.

One 10 kg top-loader on the roof terrace: 550,000 VND.

Villa in the old Vo Thi Sau area

One 15 kg top-loader in the outbuilding and one 10 kg front-loading washer-dryer in the main house: 1,490,000 VND.

2-bedroom apartment in Nhieu Loc

One 9 kg front-loader: 690,000 VND.

Most of our District 3 appointments are at private houses, so preparation is about the way in, where to park and room to work. The drum is removed and cleaned where the machine stands and is never taken away.

• Villa with a garden: the drum is cleaned near a water supply and a drain, so that dirty water does not run into planters or onto stone paths.
• Apartment block: the building's contractor rules apply, and formalities after an on-time arrival are not held against the appointment.

District 3 houses often have wooden furniture and floors of patterned cement tile or old stone that deserve care.

Looking after the house

Shoe covers on, and covers over cement-tile floors, wooden floors and stair treads along the route; things around the machine go back where they were.

The price and the hour

The figure in the written quote is what you pay unless you agree to a change in writing. If the specialist arrives more than 15 minutes later than arranged, that invoice is cut by 10%.

Plain technical notes

We do not take on repairs; signs of wear are written down so that you can contact a repairer yourself.

Damage

Report it within 24 hours with photos. We compare them with the photos taken before dismantling and accept responsibility under our policy where the specialist was at fault.

A machine in daily use should have its drum out about every six months; extended families, homes with small children and people with sensitive skin should shorten that. The tub-clean programme is useful between services, but the thick layer on the outside of the inner drum is cleared thoroughly only with the drum removed.

• Rooftop machine: fit a cover against sun and rain, and wipe leaves and dust off the lid before opening it.
• Machine under the stairs or in the rear lean-to: leave the door and detergent drawer ajar after each load and keep the space around it aired.
