Aircon maintenance plans for homes and business premises

At UpClean, scheduled maintenance means a deep clean repeated on agreed dates: the indoor coil, filters, drain pan and blower wheel, the condensate drain, the outdoor unit where safely reachable, then a test run, an outlet temperature reading and a gas pressure check.

What changes from a one-off booking is the organisation: your units are inventoried once, the year is scheduled, we remind you before each visit and the Up Reports build into a record. The technical scope and the price per visit are the same as on our Aircon cleaning page.

It depends on running hours and on dust and humidity in the room. These are starting points; we agree the final schedule after seeing your units.

Homes, bedrooms

Used mostly at night: twice a year. With young children, older relatives or pets, every 3–4 months.

Homes, living rooms

Used daily, near the kitchen or front door: every 3–4 months.

Offices

Running through the working day: quarterly. Rarely used meeting rooms can go longer.

Clinics, spas, salons

Quarterly; rooms with humidity, hair products or fabric dust benefit from more frequent filter checks.

Gyms and yoga studios

Long hours in humid rooms: quarterly, or more often in busy studios.

Serviced and rental apartments

Two to four times a year depending on occupancy, ideally before peak season.

Examples at our published prices for wall-mounted 1–1.5 HP units (250,000 VND each), including the listed 10% reduction from the 3rd unit in one visit. The two highest-priced units are charged in full and the rest are reduced by 10%. A plan has no rate or discount of its own; these figures are simple multiples of the price list to help you budget.

• Ceiling cassettes are 550,000 VND each; see the price list above for 2 HP+, floor-standing and ducted units.
• The volume reduction applies to units cleaned in the same visit.
• Your formal quote is sent in writing once we have counted your units.

3 wall-mounted units

725,000 VND per visit; 1,450,000 VND a year for 2 visits, 2,900,000 VND a year for 4 visits (about 242,000 VND a month on average).

8 wall-mounted units

1,850,000 VND per visit; 3,700,000 VND a year for 2 visits, 7,400,000 VND a year for 4 visits (about 617,000 VND a month on average).

15 wall-mounted units

3,425,000 VND per visit; 6,850,000 VND a year for 2 visits, 13,700,000 VND a year for 4 visits (about 1,142,000 VND a month on average).

• Included: labour, equipment, specialist solution, protective sheeting and wash bags.
• Included: gas pressure check, test run, outlet temperature reading, Up Report and 90-day warranty.
• Not included: gas top-ups. Only if the reading is low and you approve; R32 or R410A from 250,000 VND per unit up to 2 HP, other types quoted after measuring.
• Not included: repairs, parts, leak fixing or relocating units. We do not carry out repairs; signs of a fault are noted in the Up Report so you can contact a repairer.
• Outdoor units that need access equipment at height: we tell you first and proceed only with your agreement.

For apartments and villas we suggest two dates a year: before the hot season, when units are about to work hardest, and after the rainy season, when damp encourages odours in the coil. Households that run the aircon all day can add one or two visits in between.

Each visit is reconfirmed with you beforehand, and rescheduling is free with at least 24 hours' notice under our cancellation policy.

For business premises we work outside your customer hours: early morning, evening or closed days, between 7:00 AM and 8:00 PM. Premises with many units can be split over two visits so you stay open.
