Aircon cleaning in District 9 — Long Binh, Tang Nhon Phu, Phuoc Long

District 9 joined District 2 and Thu Duc District in the new Thu Duc City on 1 January 2021. On 1 July 2025, under Resolution 1685/NQ-UBTVQH15, its thirteen wards, the city's local administrative units, were regrouped into five. A flat may therefore be "District 9" in conversation, "Thu Duc City" in the purchase contract and a new ward on the electricity bill; any of these will do.

We take aircon bookings in all five wards from 07:00 to 20:00 every day. The area stretches from the Hanoi Highway to the Long Phuoc islet, so the slot is agreed with you at booking.

Long Binh ward

The old Long Binh ward plus what remained of Long Thanh My. Most of Vinhomes Grand Park, a 271-hectare township on Nguyen Xien and Phuoc Thien, lies here.

Tang Nhon Phu ward

Tan Phu, Hiep Phu, Tang Nhon Phu A, Tang Nhon Phu B and part of Long Thanh My: around the Thu Duc intersection, Le Van Viet, Do Xuan Hop and the Hi-Tech Park.

Phuoc Long ward

Phuoc Binh, Phuoc Long A and Phuoc Long B; mostly townhouses along Do Xuan Hop and Duong Dinh Hoi, next to the former District 2.

Long Truong ward

The old Phu Huu and Long Truong, strung along Nguyen Duy Trinh and Ring Road 2.

Long Phuoc ward

The old Truong Thanh and Long Phuoc on the Dong Nai River, with many garden houses and low-rise homes.

Vinhomes Grand Park began handing over in 2019 and, according to VnExpress, had more than 60,000 residents five years later. Its studios and one- to three-bedroom apartments came with or without air conditioning, and many families fitted units after handover while nearby subdivisions were still being finished. Dust from those sites, Ring Road 3 and Nguyen Xien reaches filters and coils in the first months of use.

Around the Saigon Hi-Tech Park, many townhouses have become rooms let to engineers, each with one wall unit running long hours and tenants who change with their contracts. In Long Phuoc and Long Truong, damp from the river and the gardens, on top of the city's average relative humidity of about 79.5%, makes an indoor coil collect condensation and smell if left too long.

• Riverside garden home: drips after long rain, leaves around the outdoor unit.

Drilling, tile cutting, painting and kitchen fitting all raise fine dust. If a new unit runs during the fit-out, that dust settles on the fins and the blower wheel (the cylindrical fan inside) and later feeds mould. Book the first clean after the fitters leave and before you move in. Your Up specialist, our identity-verified and trained team member, also checks the condensate drain, sometimes laid at the wrong slope or kinked, and records each unit in the Up Report, our photo report after the visit. For a buy-to-let, that report is a shared record for landlord and tenant.

Every unit then gets the full Up Standard routine: covers laid, filters, panel and drip tray washed, coil rinsed at a suitable pressure, blower wheel cleaned, drain cleared, outdoor unit cleaned where safely reachable, test run and gas reading. Access is what varies:

High-rise apartment

Wall units 250,000 VND (1–1.5 HP) or 300,000 VND (from 2 HP), about 45–60 minutes each. The outdoor unit often shares a recess with the washing machine, which is covered first.

Townhouse or shophouse

A ceiling cassette (550,000 VND) or floor-standing unit (500,000 VND) on the trading floor, wall units upstairs, outdoor units on the roof or front balcony.

Villa or garden house

Ducted systems (700,000 VND per indoor unit) need a ceiling access hatch; we look at the vents first.

Rental rooms

250,000 VND per wall unit, with a separate Up Report for each room.

• If a unit is low on gas, the top-up is priced first and done only with your consent: R32 or R410A from 250,000 VND per unit up to 2 HP; other units and gases are quoted after measuring. We do not repair components.

Studio

One 1–1.5 HP wall unit: 250,000 VND.

Two-bedroom apartment

Two 1–1.5 HP units and one of 2 HP or more: 775,000 VND, with 10% off from unit 3 onwards.

Three-bedroom apartment

Three 1–1.5 HP units and one of 2 HP or more: 1,000,000 VND, with 10% off from unit 3 onwards.

Four-storey shophouse

A cassette, a floor-standing unit and three 1–1.5 HP wall units: 1,725,000 VND, with 10% off from unit 3 onwards.

Villa

Two ducted indoor units and four 1–1.5 HP wall units: 2,300,000 VND, with 10% off from unit 3 onwards.

Large urban areas usually have their own management and access control: residents register service staff ahead, staff show identification at the lobby, tools travel in the goods lift and work keeps to set hours. We send your specialist's name and photo for registration; waiting on lobby formalities after an on-time arrival is not lateness. • No climbing over railings, window ledges or metal roofs without a safety anchor point; a unit beyond safe reach is flagged beforehand.
• Dirty water stays in the collection bag, never over the railing or into a corridor.

As a guide: about every 3 months for a bedroom used nightly or a flat near a building site, with the filter checked monthly there; every 3–4 months and at each new tenant for rental rooms; about every 6 months for a spare room. Keep doors shut while it runs and rinse the filter when dusty. You need not be home: leave a key with management, reception or family; only your specialist handles it, and keys are never copied.
