Sofa cleaning in District 9 — Long Binh, Tang Nhon Phu, Phuoc Long

District 9 had its own administration until 2020 and belonged to Thu Duc City from 1 January 2021. On 1 July 2025 Resolution 1685/NQ-UBTVQH15 folded its thirteen wards into five; wards are now the city's local units. A sale contract may say District 9 and the water bill a new ward name, and we accept either.

Sofa bookings are taken in all five wards. The area runs from the Hanoi Highway to the Dong Nai River, so the slot is set with you when you book.

Long Binh ward

The former Long Binh together with what was left of Long Thanh My; home to most of Vinhomes Grand Park.

Tang Nhon Phu ward

Formerly Tan Phu, Hiep Phu, Tang Nhon Phu A and Tang Nhon Phu B plus part of Long Thanh My, around the Hi-Tech Park and the Le Van Viet corridor.

Phuoc Long ward

Formerly Phuoc Binh, Phuoc Long A and Phuoc Long B, with many townhouses on Do Xuan Hop and Duong Dinh Hoi.

Long Truong ward

Formerly Phu Huu and Long Truong; homes spread out along Nguyen Duy Trinh.

Long Phuoc ward

Formerly Truong Thanh and Long Phuoc, on the Dong Nai River, where garden houses are still common.

Vinhomes Grand Park spans 271 hectares and has been handing over homes since 2019; it is reported to have more than 60,000 residents. In a township still being completed, one family moves in while the unit next door spends months drilling, plastering and fitting cabinets, and very fine plaster and wood dust drifts through gaps around the doors onto fabric upholstery.

Many households take delivery of the sofa before the fit-out team leaves and cover it with plastic, which does not seal. Once building dust has worked into the fibres and meets rainy-season humidity, it forms grey patches that are hard to wipe away, so we suggest one clean when the fit-out is finished.

• Pale fabric gone grey after only a few months.
• A powdery film when you run a hand along the backrest.
• Plaster crumbs and sawdust between the seat cushion and the arm.

The Saigon Hi-Tech Park, with a total construction area of more than 913 hectares, draws many engineers and specialists, and nearby townhouses have become serviced apartments let by the month. Further east, Long Truong and Long Phuoc keep their riverside garden houses, often with a wooden upholstered set or a large fabric sofa.

Light fabric sofas with milk and snack marks; every 4–6 months is sensible.

Traffic dust from the main road settles evenly on the seats; an early-morning slot works well.

Leaves, pollen and damp blow in from the garden; book a sunny day so the fabric dries the same day.

Fabric and microfibre

A deep vacuum, which matters most with building dust, then spot treatment and spray extraction that draws the dirty water straight back out, with the pile brushed into line. Usually dry in 4–6 hours in an airy room.

Leather

No water. Fine dust is wiped off first so it cannot scratch, then the leather is cleaned with a leather solution and conditioned. Ready in about 30 minutes.

Upholstered wooden sets

Cushions are cleaned according to their covering; the frame is dusted and wiped dry, leaving its finish as it was.

Velvet and suede

Assessed from a close-up photo and the label before any method or price is offered.

Ottomans and loose cushions

50,000 VND each, in the same visit.

Rates: 130,000 VND per fabric seat, 160,000 VND per leather seat, 50,000 VND per ottoman or loose cushion, and a 390,000 VND minimum per visit. Applied to common District 9 homes:

• Floor protection, building-dust vacuuming, colour testing, spot treatment, leather conditioning and the Up Report are all in the price.
• Paint or glue left by the fit-out may not come out fully; your specialist says so first, and nothing extra is charged without your written agreement.
• Mattresses and rugs can join the same visit, each priced separately in advance.

Apartment complexes usually want contractors registered in advance, and equipment may have to use the goods lift. We send the specialist's name and photo once the booking is confirmed; lobby time after an on-time arrival is not counted as lateness. For a house down an alley or on an unpaved lane, describe the way in and where to park.

• If fit-out work is still going on, book after the workers have cleared up.
• Clear the sofa and leave a socket free near the living room.
• Afterwards, close the balcony door if the neighbours are still building, and run the aircon or a fan until the fabric is dry.
