Aircon cleaning in Binh Tan — An Lac, Binh Tri Dong, Tan Tao

Resolution 1685/NQ-UBTVQH15 regrouped the old district's ten wards into five on 1 July 2025; wards are now the unit used in addresses. Some land left altogether: part of Tan Tao went to Tan Vinh Loc commune and part of Tan Tao A to Tan Nhut commune. Today's "Binh Tan ward" is only a small slice of the old district.

Thanh Nien, reporting the 2019 census, put Binh Tan's population above 784,000, the largest of any district in the city. Homes range from alley townhouses and rental rows beside workshops to new estates off Ten Lua and the Vo Van Kiet apartment blocks.

As the city's western gateway to the Mekong Delta, the area has National Route 1, Kinh Duong Vuong and Vo Van Kiet as main roads, and Tan Tao Industrial Park. Road and production dust settles on filters and indoor coils, and coats outdoor units on balconies or roof terraces within a few months. In the city's humidity, around 79.5% on average, with rain from May to November, that dust turns damp and sticks to the fins and the blower wheel, the drum-shaped fan inside the indoor unit. Weaker cooling, higher bills, smells and drips follow.

• Near National Route 1 or Kinh Duong Vuong: filters and louvres blacken quickly.
• After heavy rain: water runs down the wall from a drip tray or drain blocked with mud.

Every unit gets the Up Standard clean our Up specialists are trained in: test run, wall and floor covered, filters, front panel and drip tray washed, coil rinsed at controlled pressure, blower wheel brushed, drain cleared, outdoor unit cleaned from a safe footing, then a final run and gas reading. Preparation is what differs:

High-rise apartment

250,000 VND per wall unit at 1–1.5 HP, 300,000 VND from 2 HP. Outdoor units on the loggia or in a technical shaft are screened to keep spray off the washing machine and floor.

Townhouse on a newer estate

Often a floor-standing unit (500,000 VND) or a ceiling cassette (550,000 VND) in the living room, wall units in the bedrooms and the outdoor units on the roof terrace.

Shop or office on the ground floor

Usually cassettes or ducted units (700,000 VND per indoor unit); we can come early or late within 07:00–20:00.

House let room by room

One wall unit per room, cleaned in turn, with a separate Up Report per room for the landlord.

The two most expensive units in a visit stay at list price; from unit 3 onwards, each is 10% off. You receive the final figure before the day, and it changes only with your written approval.

• The price includes labour, equipment, solutions, covers, the water-collection bag, the outdoor unit if safely reachable, and the Up Report (before-and-after photos by WhatsApp or Zalo).
• Gas pressure is checked free of charge. A low unit gets a separate top-up quote, done only if you agree: from 250,000 VND per unit for R32 or R410A up to 2 HP; cassettes, floor-standing units and other gases are priced once measured. We do not repair components; faults go into the Up Report.

Apartment blocks along Vo Van Kiet and Kinh Duong Vuong often require contractors to register in advance, show identity in the lobby and use a set goods lift. We send your specialist's name and photo ahead; time spent on paperwork after an on-time arrival is not counted as lateness. For an alley townhouse, tell us where to park, the way to the roof terrace and where the breakers are, and send a photo of any outdoor unit mounted high on the front wall.

• No standing outside a railing or on a metal roof without a safety anchor point. If a unit cannot be reached safely, you are told first, and any alternative needs your consent.
• Waste water is caught in the bag and carried out, not poured into the alley or onto the balcony below.

• Street-front homes and homes near the main roads: about every 3 months, washing the filters monthly.
• Near an industrial park or workshop, and bedrooms cooled every night: about every 3 months.
• Rental rooms: at each change of tenant and every 3–4 months; rarely used rooms every 6 months.

90-day warranty

Leaks, unusual noise or weaker cooling caused by the cleaning are put right free for 90 days; other shortfalls are redone free when reported within 48 hours of the Up Report.

Punctuality and damage

Over 15 minutes late: 10% off that visit. Report damage within 24 hours with photos; where our specialist was at fault, we take responsibility under our policy.

If you are out

Building management or family can hold a key; only your specialist uses it, times are logged and no copies are made. The walk-through can be by video call.

Payment and changes

Bank transfer or cash after the walk-through; VAT invoices on request from Uptech Technology Solution Company Limited (tax code 0316973414). Rescheduling is free with 24 hours' notice; later cancellation costs 30%.
