Tan Phu was split off from Tan Binh in 2003 and became five wards on 1 July 2025 under Resolution 1685/NQ-UBTVQH15, when wards replaced districts across the city. The new lines cut through old wards, and part of Son Ky went to Binh Hung Hoa ward on the former Binh Tan side.

Under 16 km² held more than 485,000 people in 2019, according to Vietnamese Wikipedia, and production happens among the homes: beyond the fence of Tan Binh Industrial Park, nearly 106 ha in Tay Thanh, many townhouses give the ground floor to garment piecework, printing or packing parcels for online shops.

Aircons in those houses breathe a different dust. Textile lint and cardboard fibre mat into a felt-like layer on the filter; what gets past sticks to the damp coil fins and winds around the blower wheel, the drum-shaped fan inside. Airflow falls, the unit runs longer, and condensate drains too slowly, so it drips.

Where a house is only a home, the problem is space: wall-to-wall tube houses, bedrooms with few windows and three generations under one roof keep units running most of the night. In the rainy season, May to November, humidity averages around 80%, so the coil seldom dries and a damp smell sets in.

Every unit gets the same Up Standard steps, the procedure our Up specialists follow: filters, panel and drip tray washed, coil rinsed, blower wheel cleaned, drain cleared, outdoor unit cleaned where it can be done standing safely, then a test run with outlet-temperature and gas-pressure readings.

Townhouse used as a home

1–1.5 HP wall units (250,000 VND) in the bedrooms and 2 HP or more (300,000 VND) in the family room. Beds, wardrobes and desks below are covered before rinsing.

Ground-floor sewing or packing room

Tables, fabric rolls and parcels are covered, and dry lint comes off before any water so it cannot block the drip tray. Pick a time when the workroom is closed.

Celadon City and other apartments

Usually two or three wall units, outdoor units on the service loggia; larger flats may have a ceiling cassette (550,000 VND).

Shops, trading offices, showrooms

Floor-standing units (500,000 VND), cassettes, or ducted units hidden in the ceiling (700,000 VND per indoor unit), where we check the access hatch first.

Prices go by type of unit, all-inclusive. In one visit the two dearest units stay at list price and each from unit 3 onwards is 10% off. Your total is sent by message beforehand and changes only with your written agreement.

• Solution, collection bag, covers, the outdoor unit in a safe position and the Up Report are all included.
• The gas reading is free. A top-up happens only if the unit is low and you accept its quote: R32 or R410A from 250,000 VND per unit up to 2 HP; other units and gases are priced after measuring.
• Failed parts and error codes are outside the service; they go into the Up Report, and we sell no spare parts.

Tell us what stands under each indoor unit: for a cutting table, sewing machine or stock shelf, the specialist brings extra sheeting and plans the drain hose. Most alley houses have no forecourt, so the specialist parks where you suggest. In apartment complexes we send the specialist's details for registration, and lobby checks after an on-time arrival do not count as lateness.

• Switch off nearby sewing machines and printers while a unit is rinsed.
• Specialists do not step onto a metal workshop roof without a safety anchor point; positions needing access equipment are flagged and done only with your consent.
• Lint-filled water stays in the bag and bucket, never in the shared alley.

• Sewing or packing room: around every 3 months, picking lint off the filter yourself weekly.
• Bedroom used all night: about every 3 months; daytime rooms: every 3–4 months; rarely used rooms: twice a year; a let room: before each new tenant.
• If you can, close the workroom off from the stairs with a door or strip curtain, and keep pallets clear of the outdoor units.

90-day warranty

Leaks, unusual noise or weaker cooling caused by the cleaning are put right free; any item below standard is redone free if you tell us within 48 hours of the Up Report.
