What does the outdoor unit of an aircon do?
It disposes of heat. Daikin Vietnam describes the outdoor unit as the part responsible for dispersing heat, housing the control board, the compressor, the reversing valve, a heat exchanger of aluminium or copper, and a fan with its motor. Heat taken out of the room is carried to it and released into the outside air as the fan drives air across the fins.
That is why the unit needs open space, with nothing in the way of the air leaving it. An obstacle in front makes the hot air circle back round the unit, which then sheds heat less well. Daikin recommends these minimum clearances at installation.
| Side of the outdoor unit | Daikin's minimum clearance |
|---|---|
| Behind, to the wall | 5 cm. |
| Each side, to a partition | 25 cm. |
| In front, to any obstacle | 60 cm. |
Why does the outdoor unit need cleaning?
Its fins collect whatever is in the outside air. They are thin and set close together, and they hold road dust, exhaust soot, pet hair, leaves and, near a building site, cement dust. That layer reduces the air passing through and gets in the way of heat exchange, so the compressor works longer to bring the room down to the set temperature.
In Ho Chi Minh City many aircons run almost every day, and the outdoor unit often stands on a balcony, in a narrow loggia or in a service shaft with little ventilation. Cleaning it at regular intervals, together with the indoor unit, helps the aircon run more steadily. It is also the moment when other trouble gets noticed early, such as a fan that turns weakly or a mounting bracket that has started to rust.
What are the signs that an outdoor unit needs cleaning?
Look and listen from a safe place. Any one of these is reason enough to have the outdoor unit cleaned.
- The room cools slowly and the aircon runs a long time to reach the set temperature, although the filter of the indoor unit has been washed.
- A grey layer of dust, fluff or leaves covers the fins at the back of the outdoor unit.
- The air blowing off the outdoor unit is weak, or the space around it feels unusually hot and stuffy.
- The unit makes an unfamiliar noise, vibrates, or its fan turns slowly.
- There has been construction or repainting close by, or the aircon as a whole has gone a long time without a full clean.
Is it safe to clean the outdoor unit yourself?
Only within narrow limits. The outdoor unit carries mains voltage, contains a compressor and a spinning fan, and usually sits high up. Daikin's operation manual warns against washing an air conditioner with water, because of the risk of electric shock or fire, and requires the circuit breaker to be off before any cleaning. Keep to five rules.
- Never climb over a railing, out of a window or onto an awning to reach a unit hung on the outside wall, even on a low floor.
- Turn the aircon off with the remote, switch off its circuit breaker, and wait a few minutes for the fan to stop before going near.
- Keep water away from the electrical box, the control board and the power cable, and do not use a pressure washer of the kind made for cars.
- Do not touch the copper pipes or the compressor straight after the aircon stops. They may still be hot.
- In an apartment building, a unit on the façade or in a service shaft usually falls under building management. Speak to the management office before arranging any work.
What can I safely do myself?
The jobs below suit one situation only: the unit stands on the floor of a balcony, loggia or roof terrace with a solid railing, you stay entirely inside that railing, and the power is off.
- Move plant pots, storage boxes, drying laundry and anything else standing in front of the unit or beside it, and keep the clearances the manufacturer recommends.
- Pick off leaves, plastic bags and litter that the wind has pressed against the protective grille.
- Sweep dry dust from the outer face of the fins with a soft-bristled brush, moving along the vertical line of the fins. Do not press; aluminium fins bend.
- Wipe the casing with a damp cloth wrung almost dry, staying clear of the electrical box.
- Do not wrap the unit in a tarpaulin while the aircon is running. If you want shade, the canopy has to sit well away from the unit and leave the air outlet free.
- See that the condensate drain hose on the balcony runs freely and that no water stands round the foot of the unit.
Which jobs on the outdoor unit need a technician?
| Job | Why it is not for the owner |
|---|---|
| Rinsing the fins | It takes moderate pressure, applied in the direction of the fins, with the electrical box covered. The rinse water has to be controlled so that it does not run onto a neighbour's balcony or down to the floor below. |
| Fan and fan motor | Dust on the blades throws the fan out of balance, which causes vibration and noise. The protective grille has to come off before the blades can be cleaned properly. |
| Bent or flattened fins | A purpose-made fin-straightening tool reopens the air gaps. A hard object used in its place can tear the fins or puncture the tubing. |
| A unit hung on an outside wall or high up | Only with a safe means of access that fits the building's rules. Nobody without protective equipment should work beyond a railing. |
| Gas and electrical checks | Measuring the gas pressure and checking the capacitor and the power cable call for training and measuring instruments. |
My outdoor unit is on a high-rise wall, on a bracket or in a service shaft. How is it cleaned?
Not by going out to it. Where the unit sits decides who can clean it and how.
| Where the unit sits | How it is handled |
|---|---|
| On the floor of a balcony, loggia or roof terrace with a solid railing | It can be reached from inside. You can do the light jobs listed above, and a specialist can clean it during a routine aircon clean. |
| On a bracket on the outside wall, out of reach from indoors | Cleaning needs a safe means of access and often the consent of building management. UpClean surveys the position, explains the plan and goes ahead only if you agree. |
| On the façade or in the service shaft of an apartment building | Usually within building management's responsibility. Contact the management office before any work is arranged. |
| The bracket itself | Rust on a bracket is one of the things a specialist looks for and reports during a clean, and a loose bracket can be behind a new noise. Switch the aircon off and have a technician look; do not dismantle anything yourself. |
How does a specialist clean an outdoor unit?
- Survey where the unit sits and confirm that it can be reached safely from inside the balcony, loggia or roof terrace.
- Run the aircon to record its condition before cleaning, then cut the power.
- Cover the electrical box, the control board and the surroundings, and prepare a path for collecting the rinse water.
- Remove the dry dust, rinse the fins from the inside outwards at a suitable pressure, and clean the fan blades.
- Let the unit drain, take the covers off, restore the power, run a test and measure the gas pressure.
- Write down anything unusual, such as a rusting bracket, bent fins or a noisy fan, so that the owner can have it dealt with.
How often should it be cleaned, and what does UpClean's clean cover?
Have the outdoor unit cleaned together with the indoor unit at every routine aircon clean. Where the air is dusty or construction is going on nearby, look at the face of the fins more often in between.
UpClean's fixed price for aircon cleaning, 250,000 VND for a wall-mounted unit of 1–1.5 HP (horsepower, the unit's capacity rating), already covers the outdoor unit when it stands where it can be reached safely. Access equipment for a unit on the façade is not part of that price: we set out the plan first and proceed only with your agreement. UpClean cleans and does not repair, so a rusting bracket, bent fins or a fan that sounds wrong are noted in the Up Report, the photo report sent by WhatsApp or Zalo after the visit, together with the before-and-after pictures and the gas pressure measured.
The work is done by an Up specialist, an identity-verified cleaner trained to the Up Standard, whose name and photo you receive in advance. Apartment buildings that ask residents to register outside staff with building management need exactly those details. Enquiries, quotes, confirmations and the report can all be in English.
To book, call or message 0968 726 135 by phone, WhatsApp or Zalo, any day between 7:00 AM and 8:00 PM. Say how many units you have, what type they are, where each outdoor unit sits and which building you live in.

Frequently asked questions
Do I need to clean the outdoor unit, or is the indoor unit enough?+
Both need it. The indoor unit affects the quality of the air in the room; the outdoor unit affects how well the aircon gets rid of heat. With dusty fins outside, the aircon runs longer to cool. Have the two cleaned at the same visit.
Can I spray the outside AC unit with a garden hose?+
It is not a job to do yourself. Daikin's manual warns against washing an air conditioner with water because of the risk of electric shock or fire. A rinse needs the power cut, the electrical box covered and the water pressure kept in check, which is a technician's work.
My outdoor unit hangs outside the window of a high-rise apartment. How is it cleaned?+
Never climb out to it. Cleaning calls for a safe means of access and usually the agreement of building management. UpClean surveys first, tells you the plan and carries it out only with your consent.
Should I cover the outdoor unit to protect it from rain and sun?+
Do not wrap it up while the aircon is running: the unit needs free-moving air to shed heat. If you build a canopy, set it well away from the unit and keep the path of the air in front clear.
Does it matter if I store things in front of the outdoor unit?+
Yes. Anything in the way makes the hot air circle back, and the unit sheds heat less well. Daikin's recommended minimums are 60 cm in front, 25 cm at each side and 5 cm behind.
The outdoor unit has become unusually loud. Is that dirt?+
It may be: dust on the fan blades puts the fan out of balance. The motor, a loose bracket or the compressor can also be the cause. Switch the aircon off and have a technician check it; do not open the unit yourself.
Is cleaning the outdoor unit included in UpClean's price?+
Yes, when the unit is in a position that can be reached safely. If access equipment for work at height is needed, UpClean tells you beforehand and goes ahead only with your approval.
