Ceiling cassette, ducted and floor-standing aircon cleaning: what is done, how long it takes and what it costs

Written by the UpClean team · Reviewed by: Trần Nguyễn Hữu Nhật · Updated

UpClean cleans ceiling cassette, ducted and floor-standing aircons on site at a fixed price per unit: 550,000 VND for a cassette, 700,000 VND for a ducted indoor unit and 500,000 VND for a floor-standing unit. A cassette takes about 90–120 minutes; its panel comes off and the coil, the drip tray and the condensate pump, where fitted, are washed. The price covers the outdoor unit where it can be reached safely and a gas-pressure reading. Visits run from 7:00 AM to 8:00 PM, weekends included.

What does it cost to clean a cassette, ducted or floor-standing aircon?

Each type has its own all-inclusive price per unit, set by the type of unit and not by the brand. A guide time is published for cassettes. For floor-standing and ducted units the time is confirmed case by case, because it depends on the size of the unit and on how it is installed.

Type of unitFixed price, time and what is particular
Ceiling cassette550,000 VND per unit, about 90–120 minutes. The unit is fixed against the ceiling, so the work is done from a ladder, with the bag that collects the rinse water hanging right under it.
Ducted (concealed above the ceiling)700,000 VND per indoor unit. The time is confirmed after we have seen where the ceiling access hatch and the air vents are.
Floor-standing500,000 VND per unit. The time is confirmed at booking and depends on the size of the unit and the position of its outdoor unit.
For comparison: wall-mounted, 1–1.5 HP250,000 VND per unit, about 45–60 minutes. HP, horsepower, is the capacity rating on the unit's label.

What does cleaning a ceiling cassette involve?

The face panel comes down and the parts behind it that hold dust or water are washed in place. The ceiling and the floor underneath are covered first, and a purpose-made collection bag with a hose leads the dirty water to a bucket. The covering materials are part of the price.

  • The specialist checks how the unit is running, then covers the ceiling around it and the floor and furniture below.
  • The panel, the filters and the drip tray are taken off and washed.
  • The indoor coil is rinsed at just enough pressure to clean it without deforming the aluminium fins.
  • The condensate pump, where the unit has one, is washed, and the condensate drain is cleared.
  • The outdoor unit is cleaned if it stands where it can be reached safely.
  • The unit is put back together and run. The outlet-air temperature and the gas pressure are measured and written down.

What is different about ducted units, floor-standing units and multi-split systems?

The price is fixed for these too. What has to be settled beforehand is the time, and for that we need a few facts about the installation.

SystemWhat we ask or look at first
Floor-standing unitIts capacity, its size and where the outdoor unit stands. Give these when you book.
Ducted unitThe position of the ceiling access hatch and of the air vents. We look at both, then confirm the time.
Multi-split system (one outdoor unit serving several indoor units)How many indoor units there are, what type each is, and where the shared outdoor unit sits. The plan and the all-inclusive price are confirmed before the booking is made.

How long does it take, and what happens on the day?

A cassette takes about 90–120 minutes, depending on how dirty it is and where it is installed. For several units, add the guide times together; a unit long overdue for cleaning or awkward to reach can take longer. Every visit follows four steps.

  • Confirmation. The price is settled before the booking is made. UpClean sends the specialist's full name and photo, and a reminder the day before.
  • Recording the starting condition. The specialist puts on shoe covers, lays out a tool mat, checks how each unit runs, covers the surroundings and photographs where the furniture stands.
  • Cleaning to the Up Standard for that type of unit, with purpose-made cleaning solutions.
  • Handover. The unit is run with you, the outlet-air temperature and gas pressure are measured, everything goes back where it was, and the Up Report is sent: a record by WhatsApp or Zalo with before-and-after photos, the readings and any technical notes.

What is included in the price, and what is not?

ItemIn the price?
Indoor unitYes. Filters, panel and drip tray removed and washed, the coil rinsed, the condensate drain cleared.
Labour, cleaning solutions, covers and the collection bagYes.

Can the work be done outside opening hours, or while I am away?

Bookings are taken between 7:00 AM and 8:00 PM, Saturdays and Sundays included. For an office or a shop that leaves an early start, an evening or a weekend day, when ladders and covers are in nobody's way. Count the units against the time available: each cassette needs about 90–120 minutes.

In an apartment block or a managed building, working hours also follow the management's rules for contractors, and UpClean proposes a start time to match when confirming. Where outside staff must be registered in advance, the specialist's name and photo are the details the management office asks for.

You do not have to be present. A key can be left with building management, reception or a family member; only the assigned specialist handles it, the times are recorded and keys are never copied. For a smart lock, a temporary code is recommended. The walk-through at the end can be done by video call.

  • When booking, state the number of units, their types, where the outdoor units are and the name of the building.
  • Put away anything valuable or fragile that sits directly under a unit.
  • Leave the rest to the specialist, who covers the area, moves light items and returns them to their places.

How do I know a cassette or floor-standing unit is due for a clean?

In daily use in Ho Chi Minh City, plan on a clean every three to four months, or about every six months for a unit that runs little. Book sooner when one of these appears:

  • The air smells damp or sour, most clearly in the first minutes after the unit starts.
  • The room takes a long time to reach the set temperature.
  • The filter carries a thick grey layer of dust, or tiny black dots show on the air outlet and the louvres.
  • The unit buzzes, rattles or makes a gurgling sound that is new.
  • The premises have just been handed over or renovated. Construction dust settles on filters and coils very quickly.

What are the warranty, payment and cancellation terms?

TermDetail
Warranty90 days from the day of the clean, for each unit cleaned. A leak, an unusual noise or weaker cooling brought about by the cleaning is checked and put right free of charge.
Outside the warrantyFaulty components, low gas, and installation faults already present before the clean.
PaymentAfter the walk-through, by bank transfer or cash. A larger job may carry a deposit, which is then stated in the quote.
InvoiceA VAT invoice is issued on request, to individuals and to companies.
Changing or cancellingFree with 24 hours' notice or more. Cancelling inside the last 24 hours before the appointment carries a 30% fee.

Who does the work, and how do I book with UpClean?

The work is carried out by Up specialists, UpClean's identity-verified staff, trained to the Up Standard. Their names, photos and contact numbers are sent to you before the visit. UpClean cleans and does not repair, and nothing outside the agreed scope is added on the day unless you approve it.

Enquiries, quotes, booking confirmations and the Up Report can all be in English. If you want a specialist who speaks English on site, ask when you book; if that cannot be arranged, we tell you beforehand and support the visit by phone or message.

Contact us on 0968 726 135 by phone, WhatsApp or Zalo, between 7:00 AM and 8:00 PM on any day. The booking is confirmed in writing.
