Where we survey for termites in Hoc Mon
Clauses 130 to 133 of Article 1 of Resolution 1685/NQ-UBTVQH15, in force from 1 July 2025, turned the former Hoc Mon district into four communes. They are communes (xã), not wards. Ba Diem, Dong Thanh and Xuan Thoi Son were already the names of old communes; Hoc Mon commune takes its name from the old town.
Surveys can be booked in all four, 07:00 to 20:00 every day. Hoc Mon is outside our regular service areas, so each survey is arranged by appointment and its time confirmed when you book.
- Ba Diem
- The old Ba Diem, Trung Chanh and Xuan Thoi Thuong communes (clause 133).
- Xuan Thoi Son
- The old Xuan Thoi Son, Xuan Thoi Dong and Tan Thoi Nhi communes (clause 132).
- Dong Thanh
- The old Dong Thanh, Nhi Binh and Thoi Tam Thon communes (clause 130).
- Hoc Mon
- Hoc Mon town with the old Tan Hiep and Tan Xuan communes (clause 131).
Garden homes and tall townhouses: how termites reach the house
Many families here live in townhouses or multi-storey garden homes with a yard, and the yard matters: subterranean termites usually keep their main nest under the floor slab, around the foundations, at the foot of a tree or in a mound outside. Workers tunnel from there for wood, and in a closed, damp, food-rich space, such as a pipe duct, the void behind a built-in cabinet or a plasterboard ceiling, they can build a secondary nest indoors.
Ho Chi Minh City has a rainy season and high humidity; winged termites emerging from a wall or floor after an afternoon shower are a sign that a mature colony is close. Check the yard as well as the rooms for:
- Unfamiliar mounds of earth in the yard, around trees or against a wall.
- Thin trails of soil running from the yard up a wall base or a step.
- Ground-floor timber doors that stick, frames that drop, wood that sounds hollow.
- Paint blistering at the foot of a wall, with crumbly soil behind it.

Before the survey: what to do, and what not to
The usual reaction is to spray or to dig the mound up. Both reach only the termites in sight: the nest stays deep under the floor or in the wall, digging rarely touches the queen, and a disturbed colony may move to another door frame or cabinet, harder to trace. Acting on the whole colony takes bait that workers carry home plus blocked entry points, which a qualified provider plans after a survey.
- Do: record it
- Leave tubes and mounds alone, photograph damaged wood and note where it is.
- Do: cut food and damp
- Clear scrap wood and old paper; fix damp patches and leaking pipes.
- Do not: spray, dig or break
- No spraying, no breaking mud tubes, no digging out the mound or opening a secondary nest.
- Already broken a tube?
- A photo of the spot lets our technicians trace the route.
- Fine powder, no soil
- That points to woodworm, a different insect with a different treatment.
Bait stations, fitted and watched by our technicians
A bait station is a box of material termites like, fixed against a mud tube or another active point. Once termites crowd in, the technicians add bait; workers carry it to the nest, reaching the whole colony with little spraying indoors. Because results depend on placement, timing and regular checks, UpClean's technicians fit and monitor the stations, and we do not sell them separately.
- Do not open or move a station: termites may abandon it. Baiting needs several weeks of monitoring, until the nest stops being active.
- Stations, bait and checks are in the all-inclusive quote; the Up Report, our photo record of each visit, maps every station.

What termite control costs in Hoc Mon, and how the warranty is set
We publish no termite price: a townhouse with termites in one door frame and a garden home with activity indoors and in the yard need very different plans. The survey is free. A figure appears only in the written all-inclusive quote that follows, with the method, the re-entry time (how long a treated area must stay empty) and the number of follow-up inspections; any later change needs your written consent.
- Before approving a quote, check that whoever applies the products is eligible to do so. UpClean has declared its eligibility to provide pest-control services as required by regulation; the declaration and product information are available on request.
- The price should come only after a survey at the house, never over the phone.
- Method, re-entry time, follow-ups and price belong in writing, with a warranty clause naming scope, period and exclusions.
- Products should carry a valid registration number in Vietnam and be used as the label directs.
- Ask for a record of treated points, stations and each inspection; ours is the Up Report. We rank no other provider and hold ourselves to the same points.
- Extent
- One new point, or activity across several rooms and floors.
- Scope
- Indoors only, or also the yard, tree bases and outbuildings where the technicians judge it necessary.
- Method
- Bait and stations, residual treatment, floor-slab treatment or a mix, with its return visits.
- Finishes
- Whether floors must be drilled, a ceiling opened or skirting boards removed.
- Covering and cleaning
- The work your Up specialist does before and after treatment.
- Warranty
- Its period and scope depend on the plan and are written into the quote; we keep the record and remind you of each inspection.
Booking from a distance: survey, treatment, follow-up
Our office, at 72 Nguyen Co Thach in Sala, An Khanh ward, is far from Hoc Mon, so we ask for photos or a video first and book the on-site survey once we have a rough picture. List every suspect spot, indoors, outdoors and in outbuildings, at the outset so that one plan and quote cover it all.
- Message 0968 726 135 on Zalo or WhatsApp with photos and the address, under the old commune name or the new.
- Agree a date for the free survey, then take your time over the written plan and quote.
- On the day our technicians handle the products while your Up specialist follows each point; rooms are covered before and cleaned after.
- The Up Report arrives by Zalo or WhatsApp with the inspection schedule. You pay after the walk-through; moving or cancelling is free with 24 hours' notice, otherwise a 30% fee applies.
After treatment: keeping a house with a yard less inviting
Our technicians return for the inspections in the quote; your Up specialist reminds you and logs each result. In between:
- Keep flower beds and garden mulch a little away from the walls, and roots clear of the foundations.
- Mend roof leaks and dripping pipes early.
- Do not leave offcuts, formwork boards or cardboard in hidden corners.
- Check old or second-hand timber furniture before it comes indoors.
- Each rainy season, walk past the old spots; photograph any new mud tube and send it to us.
- Pre-construction termite protection
- For a new build or a major renovation, treated from the foundations.
- Termite control in Ho Chi Minh City
- Methods, safety and what a survey covers.
