Binh Trung ward: where we survey for termites
Binh Trung ward was created on 1 July 2025, when wards replaced districts, under Clause 76, Article 1 of Resolution 1685/NQ-UBTVQH15: it combines all of Binh Trung Dong and Binh Trung Tay with part of An Phu, in the former District 2. The rest of An Phu went to An Khanh ward, so projects on former An Phu land are checked individually; either ward name works when you book.
We schedule termite work here regularly, 07:00 to 20:00 every day, from our office at 72 Nguyen Co Thach in Sala.
- Lakeview City
- About 30 ha of low-rise housing on Song Hanh around a 3.6 ha landscaped lake: garden townhouses, semi-detached villas and commercial townhouses, lived in since 2018; formerly in An Phu ward, so check its current ward on your papers.
- Palm City
- 30.2 ha between the Giong Ong To river and the Muong Kinh canal: Palm Residence townhouses and semi-detached villas handed over in 2017, beside three Palm Heights towers.
- The Global City
- SOHO commercial townhouses on Do Xuan Hop, handed over from January 2024.
- Diamond Island and Estella Heights
- Diamond Island's apartments and villas on a peninsula with river on three sides; Estella Heights apartments at 88 Song Hanh.
- Private houses
- Townhouses and multi-storey villas in the former Binh Trung Dong and Binh Trung Tay.
- Elsewhere in District 2
- An Khanh ward, with Sala, Thu Thiem and Thao Dien.
Soil, water and shared walls: why low-rise homes here need checking
A terraced townhouse or semi-detached villa stands on the ground with a yard, often a back garden, and a roof terrace. Subterranean termites usually nest under the slab, around the foundations or in a tree base, so a house touching soil on several sides offers them far more ways in than an apartment high up.
A lake, river or canal nearby also raises the humidity around the house, above all in the rainy season from May to November: thin moss on stone yards and shaded boundary walls, leaves gathering in gutters. Where moss grows, the wall base dries slowly, and damp soil is what these termites need to nest.
Shared walls matter too: termites follow wall joints and expansion joints across the property line. Several low-rise estates here have been lived in since 2017–2018, so cabinets, door frames and timber floors have seen many wet seasons. Check:
- Boundary walls and shaded side walls: tube-like soil trails among the moss.
- Yard and garden: planter soil against the wall, tree bases near the foundations.
- The shared wall: blistering paint, soil crumbs at its base or pushed out of sockets.
- Door frames onto the yard and ground-floor skirting that sound hollow; a yellowed top-floor ceiling where the roof terrace once leaked.
- Guide: termites in Saigon houses
- Signs, treatment and what to ask before signing.

Villa, townhouse, shophouse, apartment: how each is surveyed
Our technicians walk the whole house before choosing a method: bait and stations, spot residual treatment, slab and wall-base treatment, or a combination.
- Semi-detached villa
- Open sides, garden and the shared wall are checked; if the route crosses that wall, ask the neighbours about a joint survey.
- Terraced townhouse with a yard
- Yards first, then ground floor to roof terrace, with attention to under the stairs, kitchen cabinets and the service shafts between floors.
- House close to the water
- Wall bases, steps and paving on the water side are examined; damp spots go into the Up Report.
- Commercial townhouse
- Booked before opening time or on a closed day, with stock and shelving covered first.
- Apartment
- Wardrobes, door frames, timber floors and service boxes; the visit is registered with building management in advance.
- New home before the fit-out
- Survey before cabinets and timber floors close off the walls; a new slab or foundations can be treated at once under pre-construction termite protection.
What termite control costs in Binh Trung, and what shapes the quote
There is no standard rate. Two neighbouring townhouses of the same size can be quoted differently if termites have only reached a ground-floor door frame in one but followed the shared wall to an upstairs built-in wardrobe in the other. The survey is free; the written all-inclusive quote then states the method, areas indoors and outside, the re-entry time (how long to keep out of a treated area), follow-up inspections and warranty terms. Nothing is added without your written agreement.
- A large job may carry a deposit, stated in the quote. VAT invoices are issued on request by Uptech Technology Solution Company Limited.
| Factor | Effect on the quote |
|---|---|
| Floor area and storeys | More stairs, roof terrace and service shafts to trace. |
| Yard and garden | Whether yards, tree bases and boundary walls are included. |
| Shared wall | A route through it can extend the treatment along the wall. |
| Extent | One spot on the ground floor, or already upstairs and in the ceiling. |
| Method | Bait, residual or slab treatment, or a mix, with the monitoring visits it needs. |
| Access through finishes | Drilling the floor, removing skirting, opening a ceiling, lifting floorboards. |
| Warranty | Period and scope are set in the quote, yard included where treated. |
Gated estates, young children and the booking steps
Estate guards expect notice of visitors, and towers require outside workers to be registered and to keep set hours. We ask about the rules at the start and take the job directly from you, not through the developer or management office.
- Send photos of wall bases, door frames and suspect timber to 0968 726 135 on WhatsApp or Zalo, with your address and type of house; we confirm a time for the free survey.
- The written plan and quote show indoor and yard work separately; before treatment day we send your Up specialist's name and photo and the technicians' details for the guards or management.
- With young children, book for school hours; rooms are used again after the re-entry time in the plan. Put away food, dishes, toys and pet bowls, cover the fish tank and ask the technicians about its air pump.
- Tell us at the survey if anyone at home is pregnant, elderly, asthmatic or has allergies.
- The Up Report maps the treated points indoors and outside, with before-and-after photos and the follow-up schedule.
Around the rainy season: keeping a house by the water dry
Follow-up inspections run on your quote's schedule, with a reminder before each. In between:
- Before the rains, clear gutters and roof-terrace drains so water neither pools by the foundations nor seeps into ceilings.
- When scrubbing moss off the yard or a shaded wall, look for soil trails too.
- Keep planters, mulch and roots off the wall base and foundations; store no offcuts, formwork boards or cardboard in the back yard or under the stairs.
- Fix leaks in ceilings, kitchens and bathrooms early, and book a survey if next door has just had termites.
- Winged termites indoors after rain
- Switch off some yard and porch lights; the guide covers that evening and the days after.
