Binh Thanh today: five wards, and where we take termite surveys
The former Binh Thanh district was reorganised twice in a row. From 1 January 2025 it had 15 wards; from 1 July 2025, when Ho Chi Minh City replaced districts with wards (the local administrative units) under Resolution 1685/NQ-UBTVQH15, the whole area became five. Today's "Binh Thanh ward" is only a small part of the old district of that name.
We take termite surveys throughout the former district, between 07:00 and 20:00 every day.
- Thanh My Tay ward (regular schedule)
- The riverbank along Nguyen Huu Canh and Dien Bien Phu, formerly wards 19, 22 and 25: Vinhomes Central Park, Landmark 81, Saigon Pearl, City Garden.
- Gia Dinh ward
- Formerly wards 1, 2, 7 and 17, round the Lang Ong Ba Chieu mausoleum and Ba Chieu market: long-established townhouses, many with a timber mezzanine and a wooden altar cabinet.
- Binh Thanh ward
- Formerly wards 12, 14 and 26: Richmond City on Nguyen Xi, among townhouses in the lanes.
- Binh Loi Trung ward
- Formerly wards 5, 11 and 13, in the north: densely populated, with tube houses (narrow, deep townhouses) along the lanes.
- Binh Quoi ward
- The Thanh Da – Binh Quoi peninsula (formerly wards 27 and 28), ringed by water, with garden houses among waterside resorts.
River, high tides and old houses: why termites are hard to deal with here
Binh Thanh wraps round a long stretch of the Saigon River, and the Nhieu Loc – Thi Nghe canal crosses it before joining the river near Ba Son (Wikipedia). Moisture from both keeps the air and the ground damp in many neighbourhoods, and damp is what subterranean termites need to maintain their nest and their mud tubes, the tubes of soil they travel in, according to the University of Florida's guide (UF/IFAS) to the Asian subterranean termite.
The Thanh Da – Binh Quoi peninsula feels it most. Tuoi Tre (October 2025) reported that the high tide at the end of that month came over the embankment and into more than 50 homes, with one lane about a metre under water. Afterwards wall bases, tiled floors, door frames and ground-floor wooden furniture stay damp for days, which suits termites.
Round Ba Chieu market and in the older parts of Gia Dinh and Binh Loi Trung, townhouses have had several owners and several rounds of alterations. In the Thanh My Tay towers, termites usually come to light in kitchen cabinets, door frames and timber floors; they may have followed service shafts and pipes or arrived in wooden furniture, and this species can nest high up where the structure offers steady moisture. Signs to look for:
- Riverside and canal-side houses: door-frame feet and low ground-floor cabinets crumbling after each tide season.
- Townhouses round Ba Chieu: a timber mezzanine or staircase that sounds hollow when tapped and sheds crumbs of soil.
- Thanh My Tay apartments: skirting coming away, floorboards that crackle underfoot, thin trails of soil in a cabinet beside the water pipes.
- Garden houses in Binh Quoi: mud tubes running from tree bases, timber pergolas and wooden fences to the foot of the wall.
- Winged termites round balcony and porch lights on evenings after the season's first rains.

Apartments, townhouses and riverside houses: how we approach each
Our technicians walk the whole property before proposing an approach: spot treatment, bait, treatment of the ground slab, or a combination. What your Up specialist prepares depends on the home:
- Apartments at Vinhomes Central Park, Landmark 81 and nearby
- The technicians work out the termites' route from the kitchen cabinets, door frames, service pipes or timber floor. Your Up specialist covers the furniture, keeps the shared corridor clean and keeps to the hours building management allows.
- Riverside houses in Thanh Da and Binh Quoi
- The survey takes in the yard, the fence line, the pergolas and wherever water tends to reach. Ground-floor belongings are raised and covered with tarpaulin; outdoor monitoring stations are recorded in your Up Report.
- Older townhouses round Ba Chieu
- Checked from the ground-floor slab and under the stairs up to the mezzanine and roof terrace. Altar pieces are moved only with the owner's consent, photographed as found and put back exactly.
- Old villas with gardens
- Tree bases, planters built against the walls and outbuildings are included. Drilling or lifting boards needs your written consent.
- Offices and ground-floor shops
- Offices are booked for early morning or late afternoon, within 07:00 to 20:00; shelves of files and sample goods are wrapped or moved first.
What does termite control cost in Binh Thanh? The factors behind the quote
A high-floor apartment, a townhouse several generations old and a riverside garden house are different situations, so we give no single price for Binh Thanh. The survey is free. The written all-inclusive quote states the method, the areas, the re-entry time (how long a treated area must be kept clear), the return inspections and the warranty conditions, and no further cost arises without your written agreement. It reflects:
- The type of property: apartment, townhouse, villa, or garden house with a large yard.
- How far the termites have spread and how many areas are affected, indoors and in the yard.
- Water: a house that floods needs particular attention in the plan.
- The method chosen and the number of return inspections.
- The wooden pieces, square metres of timber flooring and any wooden fencing to be treated.
- The covering and cleaning your Up specialist does. The warranty period is written into the quote.
Before the day: building rules, narrow lanes, tides and the family
Apartment complexes in Thanh My Tay generally control access closely: many towers require contractors to register, declare their equipment and keep to set hours. For a townhouse in a lane or a house by the river, what matters is somewhere to park and the neighbours' goodwill. Please:
- Give us the tower, block and floor, or the house number and lane, and any working hours the building sets.
- Avoid outdoor treatment on days when a high tide is forecast; we choose a suitable date with you.
- Tell the neighbours if a treatment point is in a party wall.
- Put food, crockery and children's toys into lidded boxes.
- Have older relatives, children, dogs and cats rest elsewhere for the hours our technicians give as the re-entry time.
What UpClean adds to an ordinary termite treatment
Our technicians handle the products, as the label and the regulations require. Your Up specialist looks after how the job goes for the household, from the first call to the last return inspection:
- One contact
- One phone number and one person in charge for the whole job.
- A fixed price
- The cost is fixed in the written quote; a new item is added only when you sign for it.
- Everything back in place
- Each room photographed as found, furniture covered, belongings returned to their places by an identity-verified specialist trained to the Up Standard.
- On time
- If we are more than 15 minutes later than the confirmed time, that visit's invoice is reduced by 10%; lobby formalities after an on-time arrival do not count.
- Up Report
- A plan of the points treated and of each monitoring station, before-and-after photos and the next inspection date, by WhatsApp or Zalo.
After treatment, and how to book a survey
Return inspections follow the dates in the quote; we remind you and update your Up Report. Between them, a riverside household can help the result hold:
- After each high tide, dry and air the ground floor, and check the feet of door frames and cabinets.
- Clear rotten wood, dead branches and fallen leaves from round tree bases and the fence line; replace decayed pergola timber.
- Have leaking pipes and seepage at the loggia, bathroom or roof terrace repaired early.
- Stand altar cabinets, wardrobes and bookcases clear of the wall, and keep cardboard boxes off the ground floor.
- Inspect second-hand wooden furniture and plants in wooden tubs before they come into an apartment.
- If a riverside neighbour has just found termites, tell us, so that your house is checked before the next tide.
- To book, send photos of the signs to 0968 726 135 on WhatsApp or Zalo with the tower and block, or the house number and street. The plan that follows the free survey gives the all-inclusive price and the re-entry time, and for a riverside house suggests dates that avoid the higher tides.
- Changing or cancelling is free with 24 hours' notice or more; within 24 hours a 30% fee applies.
