Termite treatment cost: what decides it, how to read a quote, and why a price by phone is unreliable

Written by the UpClean team · Reviewed by: Trần Nguyễn Hữu Nhật · Updated

Termite treatment has no standard price, because the cost follows the plan for one particular house. Seven things decide it: the species, how far the termites have spread, the size and type of home, its construction and finishes, the method, the number of follow-up checks and the warranty. Most of them can only be established on site, so a figure given by phone is a guess. Rely on a written quote prepared after a survey, and compare the scope of work before the totals.

What decides the cost of termite treatment?

The price of termite treatment is the price of a plan drawn up for one house. It is not a unit rate multiplied by the floor area. Two houses of the same size can receive very different quotes, because the species, the route the termites take and the way each house is built are not the same.

Seven factors usually decide the cost, each by changing the amount of work.

FactorHow it affects the cost
SpeciesSubterranean termites nest in soil and reach the house through mud tubes, the covered runways of soil they build along walls. Drywood termites live inside a piece of timber. Each calls for its own approach, with different materials and a different period of monitoring.
How far they have spreadTermites newly found at one door frame need far fewer treatment points than termites that have reached the kitchen cabinets, the timber flooring, the ceiling and several storeys. More active points mean more places to treat and more checks afterwards.
Size and type of homeAn apartment, a multi-storey townhouse and a villa with a garden differ in the length of wall base, the floor area and the number of areas that have to be inspected.
Construction and finishesTimber floors, built-in wardrobes, plasterboard ceilings and timber wall panelling make access harder. A plan that involves drilling the floor, opening a ceiling or taking off skirting boards needs more labour, and the surfaces have to be made good afterwards.
MethodBait and bait stations, spot treatment, a barrier at the floor slab and the base of the walls, or a combination: each uses a different quantity of materials, a different number of working visits and a different monitoring period.
Follow-up checksEvery check is a working visit by a technician. A baiting plan usually needs more return visits than spot treatment, so monitoring makes up a considerable share of the total.
WarrantyThe longer the period and the wider the cover, the more checks and additional treatment the provider has to allow for. Two quotes can be compared only when their warranty terms are equivalent.

Why is there no standard price list for termite treatment?

Many people look for a price list so that they can budget before calling anyone. A published list is normally built on a unit that is easy to measure: floor area, linear metres of wall base or the number of bait stations. The work itself depends on things nobody has seen yet: where the nest is, which way the termites travel, and which finishes stand between the technician and them.

Read a price list as information about how a provider calculates. The figure that binds is the one in a quote prepared for your own house, with the scope of work attached. When you are shown a list, ask three things.

  • Which unit the rate is based on: floor area, linear metres of wall base, the number of treatment points or the number of bait stations.
  • What the rate already covers: the survey, materials, follow-up checks, the warranty, cleaning after treatment.
  • When the price departs from the list: termites have spread further than expected, the floor has to be drilled, a ceiling opened, or the work done outside normal hours.

Why is a termite price given over the phone unreliable?

A price fixed by phone forces the provider to guess. If the guess is low, the shortfall tends to return as extra charges, or as a reduced scope and fewer follow-up checks. If the guess is high to cover the risk, you pay more than the job needs.

Photos sent ahead are still useful, because they let the provider prepare. They support a rough estimate, which is not a quote. The survey answers the questions that photos and a description cannot settle:

  • Which species is active, and which spots still have live termites as opposed to old traces.
  • Where they enter: through the floor slab, a shared wall, a service shaft, or in timber furniture that was brought into the house.
  • Which damp spots, and which timber in contact with the ground, are feeding the colony.
  • Which finishes would have to be disturbed, and whether a less disruptive plan exists.
  • How the household lives: young children, older people, pets, an aquarium. These decide which way of working is suitable.

What should a written termite quote contain?

A quote is the document you will check against for as long as the treatment and the warranty last. It should be detailed enough for someone who was not at the survey to follow. Whoever prepares it, look for these eight items.

ItemWhat it should state
Survey findingsThe species, each place where termites were found, how severe the problem is and where they get in, ideally with photos or a sketch plan.
Method and scopeThe method chosen and the reason for choosing it, the areas and items to be treated, and what falls outside the scope.
ProductThe name of the product and its registration number in Vietnam, so that you can look it up yourself, with an undertaking to use it as the label directs.
Re-entry and preparationThe areas to keep away from, the re-entry time (how long to stay out of a treated area), and what the household does before and after the visit.
Follow-up scheduleThe number of return visits, the interval between them and what is checked on each one.
WarrantyThe period, the areas covered, how to report termites that reappear, and what is excluded.
Price and conditions for extrasWhether the price is all-inclusive or itemised, and what it includes; in which cases it may be adjusted, and who approves the change.
Payment and paperworkWhen payment is due, any deposit, and which legal entity issues the invoice.

How should I compare a low termite quote with a higher one?

Wanting to pay less is reasonable. What you need to find out is whether a price is low because the job is small, or because the scope has been cut back without your knowing.

The figure that matters is the total cost up to the point where the termites stop, including any repeat treatment and any timber that has to be replaced if the first round falls short. Seen that way, the lower quote on paper is not necessarily the less expensive plan.

A low quote can be sound when termites have only just appeared at one point, the house is easy to work in and the plan needs few checks. Two or three quotes are normally enough, provided each was prepared after a survey of that same house. Lay the scope, the follow-up checks and the warranty terms side by side before the totals. When two quotes for one house are far apart, the gap usually lies in these items:

  • The number of follow-up checks and the length of monitoring after the treatment visit.
  • The scope: only the points where termites can be seen, or their routes and entry points as well.
  • Materials and product, and whether a registration number is given.
  • The period, the cover and the conditions of the warranty.
  • Protection of the rooms, making good, and cleaning after treatment.

Which signs in a termite quote call for more questions?

None of the following proves that a provider is careless. Each is a reason to ask more, and to have the answer written down before you agree.

What you noticeWhat to ask for
The price was set before anyone saw the houseAsk which assumptions the figure rests on, and how it will change if the house turns out to be different.
One total and nothing elseAsk for the scope, the number of follow-up checks and the warranty terms on separate lines.
The product is not statedAsk for its name and registration number. A lawful product shows both on the label.
A long warranty with no conditions attachedAsk which areas it applies to, which cases it leaves out and in which document that is written.
A deep discount if you decide todayAsk for time to read the quote. A serious offer still stands after a few days of thought.
Extras announced once the work has begunAgree at the start that any change in price takes effect only after you have accepted it in writing.

How does UpClean survey and quote for termite treatment?

UpClean does not publish a price list for termite control, because the plan for a house can be settled only once the house has been seen. UpClean's own pest-control technicians carry out the treatment. Up specialists, UpClean's identity-verified and trained staff, cover the rooms beforehand, watch each working point and clean up afterwards, leaving alone the points where the product has to keep working.

ItemHow UpClean handles it
SurveyFree, and carried out by UpClean itself. Photos of mud tubes or damaged timber can be sent beforehand.
QuoteOne all-inclusive quote in writing after the survey, with the plan, the re-entry time, the number of follow-up checks and the warranty conditions.
TreatmentUpClean's technicians treat the termites with products permitted for use in Vietnam. UpClean has declared its eligibility to provide pest-control services as required by regulation; the declaration and product information are available on request.
ExtrasAnything outside the quote is charged only after you have agreed to it in writing.
Bait stationsUpClean does not sell stations on their own. Stations, bait and the return checks are counted in the all-inclusive quote.
Warranty and monitoringThe period and the cover depend on the plan and are written into the quote. UpClean reminds you of the follow-up checks and stores each result in the Up Report, the record you receive by WhatsApp or Zalo after every visit.
PaymentAfter the walk-through, by bank transfer or cash. A deposit may be asked for on a larger job and is stated in the quote. Invoices are issued on request, to individuals and to companies.

How do I book a termite survey with UpClean?

Send photos of what you have found to 0968 726 135 on WhatsApp or Zalo, or phone the same number between 7:00 AM and 8:00 PM, seven days a week. Enquiries, the quote, the booking confirmation and the Up Report can all be in English. If you want a specialist who speaks English in the home, say so when you book; if UpClean cannot arrange it, you hear in advance and are supported by phone or message.

Before the visit you receive the specialist's name, photo and contact number. Many apartment buildings ask residents to register outside staff with building management, and those details are what you hand in.

Frequently asked questions

How much does termite treatment cost for a house in Ho Chi Minh City?+

No reliable figure exists before the house has been seen. The species, the spread, the floor area, the construction, the method, the return checks and the warranty all move the figure. The number to trust is the one in a written quote drawn up after your own house has been surveyed.

Is termite treatment priced per square metre or as a package?+

Both are used. Some providers charge by floor area, by linear metre of wall base or by the number of bait stations; others quote one sum for the whole plan. Either way, ask whether the price already covers materials, the follow-up checks and the warranty.

Is a cheap termite treatment quote worth choosing?+

A low price is reasonable when the affected area is small and the plan is simple. Before choosing, set the scope, the number of follow-up checks, the product and the warranty terms against the other quotes for the same house. If those parts are equivalent, the lower price is a legitimate advantage.

Is a termite inspection free?+

That varies between providers, so ask before you fix a date. At UpClean the survey is free and UpClean carries it out itself.

Does a termite quote include the warranty?+

It differs between providers and between plans, which is why the quote has to say so. Read the period, the areas covered, the follow-up checks that come with it and the exclusions.

Can the price go up after I have approved the quote?+

It can, when the house turns out to differ from what the survey could see, for example termites in an area that could not be opened at the time. A carefully written quote names the cases in which the price may be adjusted and requires your written approval for each change. At UpClean nothing is added unless you have agreed in writing.
