Where we survey for termites in Binh Tan's five wards and two communes
Resolution 1685/NQ-UBTVQH15 cut the old district's ten wards to five from 1 July 2025, when wards replaced districts in addresses. Not every ward moved across whole: part of Tan Tao went to Tan Vinh Loc commune and part of Tan Tao A to Tan Nhut commune, and today's Binh Tan ward is far smaller than the old district.
Any address in the old district can book a survey, any day from 07:00 to 20:00; write it as you usually do.
- An Lac ward
- Former An Lac, An Lac A and Binh Tri Dong B: newer estates near Ten Lua, apartments on Vo Van Kiet, trading townhouses on Kinh Duong Vuong.
- Binh Tri Dong ward
- Old Binh Tri Dong, the remainder of Binh Tri Dong A and part of Binh Hung Hoa A; long alleys around Huong Lo 2 and Ma Lo, houses wall to wall.
- Binh Hung Hoa ward
- The old Binh Hung Hoa, the rest of Binh Hung Hoa A and part of Son Ky (former Tan Phu).
- Binh Tan ward
- Old Binh Hung Hoa B joined with parts of Binh Tri Dong A and Tan Tao.
- Tan Tao ward
- Pieces of the old Tan Tao, Tan Tao A and Tan Kien commune, including the Tan Tao industrial park.
Shared walls, stored goods, empty rental rooms: why Binh Tan homes are exposed
Census figures from 2019, cited by Thanh Nien, gave Binh Tan over 784,000 residents, more than any other district in the city, so homes press close together: deep alleys, terraced townhouses and many ground floors given over to trade.
Shared walls matter first. Termites cannot eat brick or concrete, but they travel through cracks, mortar joints, expansion joints and electrical conduit from the soil to upper floors, and in a terrace those routes pass from one house into the next. If the nest lies outside the treated part, they can return another way.
Stock comes second. Between National Route 1, Kinh Duong Vuong, Vo Van Kiet and the Tan Tao and Vinh Loc parks, goods keep moving: street-front houses run materials shops with full ground floors, and small storerooms sit among the homes. Cardboard, paper and pallets left against a wall for months are food, and a closed, damp corner of boxes is where a secondary nest can form. Rental rooms stand shut between tenants, so early signs go unseen.
- Thin tubes of soil along the mortar lines at the foot of a shared wall or behind shelving.
- Boxes, paper stacks or account books in a ground-floor store eaten hollow and mixed with soil.

Alley house, shop floor or rental row: how the survey and treatment run
An UpClean technician and an Up specialist survey together. Mud tubes show where termites enter and how far they have spread, so leave them unscraped and unsprayed. The technicians then choose bait stations, spot residual treatment, floor and wall-base treatment, or a mix. Preparation depends on the home:
- Townhouse in an alley
- The technicians work up from the ground floor along the shared wall and service ducts; your Up specialist agrees where to park and carries covers in by the shortest route.
- Shop on the ground floor
- Stock is covered or moved off the wall base as agreed, after its position is photographed; the appointment falls outside trading hours, within 07:00–20:00.
- Rental row
- Each room is surveyed against one checklist; the Up Report, our photo record of the visit, lists rooms separately for the landlord.
- Storerooms and small workshops
- Taken on after a separate survey; the technicians inspect, then propose scope and method.
- Building or renovating soon
- Floors and foundations can be treated during the works through pre-construction termite protection.
How a termite quote in Binh Tan is put together
Floor area says little here: an empty townhouse is inspected faster than a ground floor packed with stock, and ten rental rooms mean ten sets of door frames and wall bases. So there is no published price. After the free survey, the written all-inclusive quote states where and how treatment is done, the re-entry time (how long an area stays empty), the follow-up inspections and the warranty conditions; nothing outside it is done without your written agreement.
- Payment follows the walk-through, by cash or transfer; larger jobs may need a deposit, stated in the quote. VAT invoices come from Uptech Technology Solution Company Limited (tax code 0316973414).
| Factor | Effect on the quote |
|---|---|
| Shared walls | Termites following a shared wall may mean treating along the whole length of the house. |
| Stock and furniture | How much must be covered, or moved off the wall base, to reach the mud tubes. |
| Extent and method | One door frame or several floors; bait, residual or floor treatment, with the follow-ups each needs. |
| Hours and warranty | Outside trading hours or in several sessions; warranty period and scope are set in the quote for each method. |
Treatment day: who does what, and how a shop or home prepares
UpClean's technicians apply the products, fit and monitor bait stations, set the re-entry time and handle the warranty as quoted. Your Up specialist covers surfaces, watches throughout so treatment stays within the approved scope, cleans up and sends the Up Report. You deal with one company from start to finish.
- Put away or cover food, drinks stock, dishes and children's things beforehand.
- Older people, young children, pregnant women and pets stay out of the treated area until the re-entry time has passed; cover fish tanks.
- Shops: share trading and delivery hours so treatment and re-entry avoid busy periods. Landlords: tell tenants the date, time and rooms.
- Apartment buildings set their own registration and working-hour rules; waiting to register after an on-time arrival is not counted as lateness.
Keeping termites away from storerooms, shop floors and rental rooms
The technicians return for the follow-ups in the quote, and we remind you until activity stops. In the meantime:
- Keep a clear strip along wall bases in storerooms and on the ground floor, so a new mud tube shows at once.
- Clear cardboard, waste paper and broken pallets from store corners and from under the stairs.
- Between tenancies, check each room's skirting, door frames and cupboard doors.
- Leave monitoring stations closed and in place when you move stock.
- Termite control
- Methods, safety and what the service includes.
- Termites in Saigon houses
- Signs to check for in a storeroom or a returned room.
