District 10 today: three wards, all covered by appointment
Since 1 July 2025 the former District 10 has been three wards, the local units that replaced districts, under Resolution 1685/NQ-UBTVQH15: Dien Hong, Vuon Lai and Hoa Hung. On 1 January 2025 Ward 5 had already been absorbed into Ward 8, Ward 7 into Ward 6 and Ward 11 into Ward 10. The area, about 5.72 km², had more than 364,000 residents at the end of 2024: house against house, flat against flat.
Termite surveys are arranged in all three wards, 07:00–20:00 daily, around each building's rules.
- Dien Hong ward
- The old Wards 6 and 8 and part of Ward 14: Thong Nhat Stadium, ringed by trading townhouses.
- Vuon Lai ward
- The old Wards 1, 2, 4, 9 and 10, with many dense rows of townhouses.
- Hoa Hung ward
- The largest, about 2.6 km²: the old Wards 12, 13 and 15 and the rest of Ward 14, including Ha Do Centrosa Garden on 3 Thang 2 Street.
Older apartment blocks: how termites can pass from one flat to the next
The Saigon Giai Phong newspaper reported in 2022 that District 10 still had 23 apartment blocks and 2 housing estates built before 1975, about 3,378 flats. Many are around four storeys, with no lift and shared stairs, and the flats have passed through several owners and renovations.
Timber is everywhere in such a flat: door frames, original wooden windows, a plank mezzanine added for sleeping space, built-in cupboards, the family altar. Once walls crack with age and pipes seep, subterranean termites can follow those gaps up from the ground, along a shared wall or service duct, into the next flat or the one above. University of Florida (UF/IFAS) material notes that the Asian subterranean termite can carry nest material into existing voids in a building and needs wood and damp soil to nest.
So treating one flat alone is sometimes not enough: our technicians trace where the termites came from, and neighbours or the residents' committee may need to be involved.
- An original door frame crumbling at the foot, with soil trails along the trim.
- A plank mezzanine that sags and sounds hollow when tapped.
- Soil trails following a pipe, a service duct or a crack in the wall.
- Winged termites in the shared corridor or stairwell at dusk after rain.

Walk-up flat, alley townhouse, clinic or pagoda: who does what
Our technicians choose the treatment on site. Your Up specialist, the UpClean staff member assigned to your home, adapts preparation and clean-up:
- Flat in an older block
- Small rooms, many belongings: work goes corner by corner, beds and cupboards are covered, and nothing is left in the shared stairway.
- Multi-storey townhouse in an alley
- Inspected from ground floor to roof terrace, including under the stairs, mezzanines and the shared wall. Nothing is drilled or lifted without your written agreement.
- Clinic, pharmacy or shop
- Can be booked outside opening hours, within 07:00–20:00; records, shelves and equipment covered and photographed first.
- Home in a newer development
- Kitchen cabinets, door frames, timber floors and service ducts are checked; we prepare the registration papers management requires.
- Pagoda or shrine with a timber structure
- Where halls stand on timber columns, the technicians assess the structure; your Up specialist agrees a quiet day with few worshippers and covers statues and altar objects.
How the termite quote is worked out in District 10
We price termite work only after seeing it: a 30 m² flat with one affected door frame and a four-storey townhouse where termites have reached the mezzanine are very different jobs. The survey is free. The written all-inclusive quote states the method, the areas, the re-entry time (how long a treated area stays empty), the follow-up inspections and the warranty terms; nothing is added without your written agreement.
- The property, and how far termites have spread: one point, several rooms, or into the flat next door.
- Whether a mezzanine, built-in cupboard or timber floor must be drilled or opened for access.
- The number of follow-up inspections the chosen method needs, and how much covering and cleaning your Up specialist does.
- The warranty period, written into the quote for your particular plan.

Building management, neighbours and preparing your home
Circular 05/2024/TT-BXD sets what apartment house rules must cover, and many buildings ask for contractors and working hours to be registered in advance. In older blocks without a management office, telling the residents' committee and the households on your floor is still courteous. We send your Up specialist's name and photo, and our technicians' details, for you to pass on.
- Tell the households beside, above and below you if the treated area touches a shared wall or floor.
- Clear the mezzanine, built-in cupboards and the foot of the walls; shut food and dishes away.
- In a small flat that cannot be divided into zones, everyone at home, pets included, should go out for the whole re-entry time.
- When you return, do not wipe the treated wall bases, and leave any bait station alone until told otherwise.
What UpClean takes on, and keeping termites away afterwards
Families in older blocks often worry about treatment reaching the corridor or a neighbour. Our technicians work only within the approved plan, following the label and regulations. Your Up specialist keeps the shared way clear, cleans up and sends the Up Report, our photo record of each visit, with a plan of treated points and bait stations and the follow-up dates, which management may ask to see. Between inspections:
- Fix leaks around bathrooms, pipes and the roof terrace early; termites need damp.
- Keep old newspapers and cardboard off the mezzanine; stand bookshelves a few centimetres from the wall.
- Before replacing a door frame or building a new mezzanine, ask us about protecting the new timber.
- Tell us if the flat next door finds termites, and check second-hand timber furniture before bringing it in.
