Which An Phu this page covers, and which ward it is in now
On 1 July 2025 Ho Chi Minh City replaced its districts with wards, the local administrative units, and the An Phu ward of District 2 ceased to exist: Resolution 1685/NQ-UBTVQH15 put one part in Binh Trung ward and the other in An Khanh ward without drawing a line inside the old ward, so each address is checked individually. An Phu Dong in the former District 12 and other places called An Phu are not covered here.
We serve both wards regularly, every day from 07:00 to 20:00, and our office at 72 Nguyen Co Thach, in the Sala urban area, is in An Khanh. Survey times follow our technicians' schedule, and an old-style address is accepted as it stands.
- Masteri An Phu
- 179 Vo Nguyen Giap, the former Hanoi Highway; in An Khanh ward, going by the address the developer publishes.
- The Vista An Phu
- 628C on the same road; our check after the reorganisation also places it in An Khanh ward.
- Low-rise neighbourhoods on Song Hanh and Do Xuan Hop
- Townhouses and villas at Lakeview City and Palm City; the SOHO townhouses of The Global City.
- Landmarks
- An Phu station on the Ben Thanh – Suoi Tien metro line; Vo Nguyen Giap, Mai Chi Tho, Song Hanh and Luong Dinh Cua streets.
Cabinets, timber floors, the backyard: how termites get into An Phu homes
An Phu's townhouses and villas, some now converted into small offices, stand on the ground with a yard or some garden. Subterranean termites tend to nest under the floor slab, close to the foundations or in the base of a tree; the workers then follow cracks, mortar joints and the electrical conduits buried in the walls, floor by floor, to a timber staircase, a door frame or the kitchen cabinets.
Apartments in the towers along Vo Nguyen Giap have no contact with the soil, and termites take another route: the service shafts linking the floors, conduits in the walls, or wooden furniture brought from another home. The Vista An Phu, completed in September 2011, has large family apartments with many wardrobes and built-in cupboards, and facing the Saigon River its timber cabinets hold moisture more readily after the rainy season. Masteri An Phu, scheduled for handover in the first quarter of 2019, has been lived in for about seven years. Low-floor apartments sit closest to the ground and to the planting round the building. Places to check before you send photos:
- Kitchen cabinets and built-in wardrobes: a door gone soft, trails of soil on the back panel, mostly beside a bathroom or the sink.
- Timber flooring: the surface looks fine but sounds hollow underfoot, because termites eat the boards from below.
- Door frames and ground-floor skirting beside the yard: blistered paint, crumbs of soil.
- A timber staircase and the space under it: a hollow handrail, soil in hidden corners.
- Sockets and switches with soil pushed out of them; a line of soil along the edge of a plasterboard ceiling.

Who does what on treatment day, by type of home
Two UpClean teams work side by side. The technicians trace the termites, choose the method (bait and monitoring stations, a localised residual treatment, treatment of the slab and wall bases, or a combination) and are the only ones who handle the products. Your Up specialist prepares the rooms, watches each working point and cleans up; you deal with one contact throughout.
- Multi-storey townhouses
- Inspection starts on the ground floor and moves up, noting the service shafts that run through every storey. Stairs are usually narrow, so covers and tools are divided floor by floor beforehand.
- Villas with a yard or garden
- Front and back yards, tree bases and boundary-wall footings are inspected. Outdoor bait stations are marked on the plan in your Up Report.
- Low-floor apartments
- Cabinet contents go into sealed boxes, the timber floor and furniture are covered, and work keeps to the hours the building allows.
- Small offices, and homes between tenants
- Offices in converted houses are booked outside working hours or at weekends; papers stay put, and drawers are opened only with your consent. Between two leases is a good time for a survey: the cupboards are empty.
- Furniture with small round holes and fine dust beneath
- That points to woodworm, which is treated differently; see our woodworm treatment service.
What termite control costs in An Phu, and how the quote is built
We do not publish prices for termite control: a quote means something only once our technicians have seen where the termites are and how they travel. After the free survey you receive an all-inclusive quote in writing, with the method for each area, the re-entry time (how long a treated area must be kept clear), the return inspections and the warranty terms. It changes only with your written approval.
| Factor | How it affects the quote |
|---|---|
| Type of home | Apartment, multi-storey townhouse or villa with a yard; a house on the ground usually means more to inspect. |
| Amount of timber | Built-in wardrobes, kitchen cabinets, timber flooring, stairs and wall panelling to be checked and treated. |
| Extent | One cabinet door so far, or already into the floor, the ceiling and several rooms. |
| Method | Bait and monitoring stations need several follow-up visits; slab treatment may involve drilling the floor and wall bases. |
| Dismantling | Whether floorboards, skirting or cabinet backs must come off to reach the mud tubes, the tubes of soil termites travel in. |
| Building rules | Permitted hours, the lift to be used, contractor registration. |
| Preparation and cleaning | How much emptying, covering and cleaning falls to your Up specialist. |
| Warranty | Period and scope are written into the quote and depend on the method. |
Masteri An Phu and The Vista An Phu: building rules and the family
Both are mixed-use buildings: Masteri An Phu has officetels and shophouses, The Vista An Phu serviced apartments and ground-floor shops. Service staff usually have to be registered in advance and use an assigned lift, and because termite treatment involves products the building may ask about the technicians and the area affected. Each management office sets and revises its own rules, so we follow the guidance given when you book. UpClean is independent of both projects' developer and operator.
- Tell us the tower, floor and unit number, and who opens the door if you are out.
- The apartment door stays shut during treatment; corridor and lift are kept clean.
- Report termites in a service shaft or shared area to building management: that lies outside a single apartment.
- Until the re-entry time has passed, young children, older relatives, anyone pregnant and pets should stay in another room or go out. The fish tank is covered tightly.
After treatment, and how to book a survey
Our technicians return to inspect after treatment, and we remind you before each visit. In a home full of timber, everyday care comes down to keeping things dry and aired:
- Repair leaks early under the sink, behind kitchen cabinets and round bathrooms. After the rainy season, air wardrobes and built-in cupboards and check their backs and dark corners.
- Do not store cardboard boxes or old books and newspapers for long in closed cupboards or under the stairs; inspect second-hand wooden furniture before it comes in.
- In a townhouse with a yard, keep planters and mulch away from the wall base and clear out leftover timber and formwork boards.
- Leave monitoring stations in place and unopened. Photograph any new mud tube for us; do not break it.
- To book, send photos of the suspect cabinet door, floor or door frame to 0968 726 135 on WhatsApp or Zalo, with the project name or your address. The free survey is at a time you choose between 07:00 and 20:00, weekends included.
- After the visit your Up Report arrives: a plan of the points treated, before-and-after photos and the next inspection date.
- With 24 hours' notice you can move or cancel at no charge; after that the cancellation fee is 30%.
International residents: English, building registration, keys and payment
- In English
- Enquiries, quotes, booking confirmations and the Up Report can all be in English. For an English-speaking specialist in the home, say so when booking; if we cannot arrange one, we tell you in advance and support you by phone or message.
- Registering the visit
- Many apartment buildings ask residents to register outside staff with building management beforehand. We send your Up specialist's name and photo, with our technicians' details, for you to pass on.
- If you are away
- You need not be at home. A key can be left with building management, reception or family; only the assigned specialist handles it, the times are recorded and keys are never copied. For a smart lock we recommend a temporary code; the walk-through can be by video call.
- Payment
- After the walk-through, by bank transfer or cash; a larger job may need a deposit, stated in the quote. Invoices are issued on request under Vietnamese regulations, for individuals and companies.
