Sofa cleaning in District 10 — Hoa Hung, Vuon Lai, Dien Hong

District 10's boundaries moved twice in 2025: Wards 5, 7 and 11 merged into Wards 8, 6 and 10 respectively on 1 January, and from 1 July Resolution 1685/NQ-UBTVQH15 grouped the area into three wards, the units that replaced districts. More than 364,000 people lived on its 5.72 km² or so at the end of 2024, so houses stand shoulder to shoulder and living rooms are compact.

Bookings are accepted in all three wards by appointment, 07:00–20:00 daily. An old ward number on your papers is fine; we match the address.

Dien Hong ward

Created from Wards 6 and 8 and part of the old Ward 14: townhouses with street-level shops around Thong Nhat Stadium.

Vuon Lai ward

Created from the old Wards 1, 2, 4, 9 and 10, including the Ngo Gia Tu apartment complex, dating from 1968.

Hoa Hung ward

Created from Wards 12, 13 and 15 and the rest of Ward 14. Ha Do Centrosa Garden, 200 3 Thang 2 Street, has eight 30-storey towers and 115 terraced townhouses.

Pre-1975 housing still marks District 10: Saigon Giai Phong (2022) recorded 23 old apartment blocks and 2 housing estates, roughly 3,378 homes. Ngo Gia Tu, for example, is about four storeys, with stairs only and narrow shared walkways. A sofa that once made it up tends to stay for years.

These flats are small, with kitchen, living area and sleeping space side by side. Cooking grease settles on the fabric, and the sofa doubles as dining seat and homework desk, so it darkens faster than one in a separate living room. On lower floors, old walls take in damp each rainy season, and a backrest against them picks up the smell.

Here the sofa stays put. An identity-verified Up specialist, trained to the Up Standard, carries a compact spray-extraction machine upstairs.

Fabric and microfibre

Vacuumed, grease and drink marks treated one by one, then spray-extracted so the dirty water comes straight back out. Dry in about 4–6 hours in an airy room.

Leather

Never washed with water: cleaned with a leather solution, with care at creases and stitching, then conditioned. Ready to sit on after about 30 minutes.

Guide: leather sofa cleaning and care

Care between visits.

Three rates: 130,000 VND per fabric seat, 160,000 VND per leather seat, 50,000 VND per ottoman or loose cushion. Everything cleaned in one visit is added together, and the total is never below 390,000 VND. Typical District 10 cases:

• Included: floor and furniture covers, colour test, deep vacuuming, stain treatment, leather conditioning and the Up Report, our photo record of the visit.
• Long-set stains, ink or sun-faded fabric may not return to new; you are told first, and nothing is added without your written agreement.

Older blocks have no reception, but a guard or the neighbourhood group watches visitors; the name and photo we send in advance let you tell them. Equipment goes up in tidy loads and stairs stay passable. Newer towers such as Ha Do Centrosa Garden have management, usually with rules on registering staff, hours and the goods lift; a lobby wait after arriving on time is not counted as late.

• Clear toys and remotes off the sofa.
• In a small flat, move the coffee table aside; on a busy street, show us where to leave a motorbike.
• Leave a power socket free nearby.
• Afterwards, open a window or run a fan or the aircon, and avoid greasy frying until the fabric is dry.
