Curtain cleaning in District 10 — Dien Hong, Vuon Lai, Hoa Hung

Two reorganisations in 2025 reshaped the area. In January, Ward 5 went into Ward 8, Ward 7 into Ward 6 and Ward 11 into Ward 10; in July, Resolution 1685/NQ-UBTVQH15 gathered everything into three wards, the units that now replace districts on an address. With over 364,000 residents on roughly 5.72 km² at the end of 2024, many windows face the house opposite or a shared corridor, so curtains are rarely left open.

We take curtain bookings in every ward, any day from 07:00 to 20:00, and agree the arrival time with you, allowing for building rules and street parking. Old ward numbers on an address are fine.

Dien Hong

Made from Wards 6 and 8 with part of Ward 14, a little under 1.9 km². Rows of townhouses and shops surround Thong Nhat Stadium on Dao Duy Tu.

Vuon Lai

The old Wards 1, 2, 4, 9 and 10 combined: around 1.3 km², over 76,000 people, and the Ngo Gia Tu apartment estate of 1968 among closely packed townhouses.

Hoa Hung

Wards 12, 13 and 15 plus the rest of Ward 14, around 2.6 km². Ha Do Centrosa Garden, No. 200, 3 Thang 2 Street, pairs eight 30-storey towers with 115 terraced houses.

Figures in Saigon Giai Phong (2022) show 23 apartment blocks and 2 housing estates from before 1975 still standing in District 10, roughly 3,378 homes. Buildings like Ngo Gia Tu rise about four floors with no lift, and many windows face the narrow corridor, so the curtain shades the room, screens it from passers-by and stays drawn all day.

With the kitchen next to the living and sleeping space, cooking grease settles in the fabric faster than in a larger home, and a curtain screening a sleeping corner or mezzanine is pulled many times a day. On lower floors with old walls, the rainy season, May to November, can leave a musty smell where the hem touches the wall.

• Curtains by the kitchen feel tacky and hold cooking smells even with the windows open.
• Sheers on a street-facing window have yellowed from traffic dust.

Blackout

Handled lightly to protect the coating; any coating already cracked or peeling is photographed and shown to you first.

Partition curtains

Usually thin fabric on a wire or small rod that soaks up cooking smells. Old grease may only fade, and we say so before starting.

Roller and Venetian blinds

Rollers, slats and cords are not priced like hanging curtains; send photos and we quote once we have seen them.

Ha Do Centrosa Garden

Flats often have a sheer and a blackout layer, cleaned on the rod or taken down depending on the fabric; you register the visit with management using the details we send.

Townhouse on a main road

Upper-floor curtains collect dust from heavy traffic. Pick a quiet hour; the specialist works upstairs and keeps tools out of the shop.

Rooms let to students

Near Bach Khoa, the University of Technology on Ly Thuong Kiet, book while rooms are empty between school years; the Up Report, our photo record of the visit, shows each room's curtains for the landlord's file.

Clinic or pharmacy

Many stand near Children's Hospital 1 and People's Hospital 115. Book before opening or after the last session, within 07:00–20:00. Waiting-room blinds need photos of the mechanism before we quote.

One calculation applies: square metres of curtain × 40,000 VND, plus 100,000 VND for the whole visit if we take down and re-hang, and never less than 400,000 VND per visit. Areas below are estimates for typical District 10 homes; the real ones are measured in front of you.

• Vacuuming, colour testing, steaming, wiping the rods and the Up Report are in the rate; after measuring, the price changes only with your written consent.
• Replacing rings, straightening rods and re-sewing seams are outside the service. Clinics needing a VAT invoice send company details when booking.

Older blocks have no front desk, but the staircase is narrow and the corridor serves the whole floor, so tools come in compact bags and the neighbours' way stays clear. You receive the specialist's name and photo the day before, to show any guard or residents' group. At Ha Do Centrosa Garden, management often asks residents to register service staff and use the goods lift, and a wait for formalities after an on-time arrival is not counted as late.

• Tell us the floor, flat number and window heights so the right ladder comes, and for a townhouse on a busy road, where a motorbike can stop.
• Move plants and furniture from the windows, and mention altar items or fragile objects nearby.
• After cleaning, open a window or run a fan so the fabric dries evenly.

Punctuality

More than 15 minutes late, and that visit's invoice drops by 10%.

Redo, then payment

Tell us within 48 hours of the Up Report about any set that falls short and it is redone at no charge; you pay, by transfer or cash, only after checking the work.

Every 6–12 months suits most homes; street-facing windows every 3–6 months, kitchen-side curtains as soon as cooking smells stop airing out, and rented rooms between tenants.
