Sofa cleaning in District 8 — Chanh Hung, Phu Dinh, Binh Dong

A District 8 address may have changed twice during 2025. In January nine wards, the city's local administrative units, became three: Rach Ong (Wards 1–3), Hung Phu (8–10) and Xom Cui (11–13). From 1 July, Resolution 1685/NQ-UBTVQH15 arranged most of the district into Chanh Hung, Phu Dinh and Binh Dong wards, except that some of the old Ward 16 now sits in Binh Phu ward and Tan Nhut commune, and some of the old Ward 7 in Binh Hung commune.

Whatever name your papers use, any address in the former district can book, 07:00 to 20:00 daily. Visits are by appointment: send the street and number or the building name, and we agree the exact time when you book.

Chanh Hung ward

Ward 4, the Rach Ong and Hung Phu wards and part of Ward 5. Townhouse rows face the north bank of the Doi Canal, where renovation of about 4.3 km of the bank started on 13 August 2025.

Phu Dinh ward

Wards 14 and 15, Xom Cui and part of Ward 16. Ben Binh Dong, the road that follows the Tau Hu Canal, has new apartment projects such as D-Aqua at number 301.

Binh Dong ward

Created from Ward 6, the part of Ward 5 not given to Chanh Hung and part of Ward 7, plus the former An Phu Tay commune. Townhouses and alley houses sit among newer residential areas.

Four canals, the Tau Hu, Lo Gom, Doi and Te, wrap around the low ground of the former District 8. The Tau Hu – Lo Gom stretch alone has nearly 10 km of embankment with promenades and trees; the moisture rising off the water is unchanged. With average relative humidity of around 79.5% a year and rain from May to November, the foam and wadding inside a sofa rarely dry out completely.

In a canal-side townhouse the living room is usually on the ground floor, the dampest level. A sofa back against the wall gets little air and the underside draws moisture up from the tiles, so over time the fabric smells damp and mould spots sometimes appear in hidden places. Thanh Nien reported that on the evening of 16 November 2024 the tide reached into homes on Phu Dinh street, some with raised floors; after such a flood, check the sofa feet and skirt first. Near the Doi Canal works, street-facing living rooms also gather site dust, and fabric greys early.

• A damp smell that rises when you sit down, stronger after long spells of rain.
• Small mould spots on the back, the underside or the skirt near the floor.
• A thin white bloom in the creases of a leather sofa after weeks of damp.

Damp smell in fabric

Small sections are spray-extracted one at a time, then given extra drying passes; once the padding is fully dry, the smell usually fades a great deal.

A sofa that took in floodwater

The upholstery can still be cleaned and dried. Foam that held dirty water for long, or a rotten frame, is beyond cleaning; send photos of the underside and feet and we say so at once.

Leather

Never washed with water: wiped with a leather cleaner, creases included, then conditioned. Usable after about 30 minutes.

Cushions are cleaned to suit their fabric and the frame wiped dry; polishing or refinishing wood is outside the service.

Fabric needs about 4–6 hours to dry in a well-aired room, longer on a canal-side ground floor on a rainy day, so timing matters:

Townhouse by the Doi or Tau Hu Canal

A morning on a dry day, so the sofa has the whole afternoon; open the front and back doors and point a fan at the seats.

Alley house

Few windows, so run a fan or the aircon for a few hours afterwards, as your specialist explains at handover.

Apartment on Ben Binh Dong

Close the loggia door if rain blows in and run the aircon so the fabric dries evenly. Working hours follow building management's rules.

Street-front eatery or shop

Book the break between trading sessions: leather is ready in about half an hour, while fabric should be left until closing.

Each fabric seat is 130,000 VND, each leather seat 160,000 VND, and each ottoman or loose cushion 50,000 VND. Every sofa in the visit is added together, and the total is never below 390,000 VND. Examples, in fabric unless stated:

• Each total covers floor and furniture protection, a colour test on a hidden spot, deep vacuuming, stain treatment, leather conditioning and the Up Report.
• Deep mould or old flood marks may not come out completely, and you are told before work starts; nothing outside the quote is added without your written agreement.

2 × 130,000 VND + 2 × 50,000 VND = 360,000 VND, so the 390,000 VND minimum applies.

Where the Doi Canal works have fenced off the road, a photo of the entrance or a map pin is enough; the compact extraction machine can be carried in on foot, and in alleys the specialist's motorbike is parked clear of the neighbours. Ben Binh Dong buildings usually register service staff and set hours, so your specialist's details are sent the day before for reception; lobby formalities after an on-time arrival are not counted as lateness.

At every visit the room is photographed first and everything is put back afterwards. Reply to the Up Report within 48 hours and anything that falls short is redone free; more than 15 minutes late means 10% off.

• Clear cushions, throws and toys off the sofa, and pull it a hand's width from the wall if you can.
• On a low ground floor, show the specialist where water has stood before; keep a socket and a fan free nearby.
