On 1 July 2025 Resolution 1685/NQ-UBTVQH15 replaced the former Go Vap District with six wards, the local units now written on addresses. An earlier round in January 2025 had folded old Wards 4 and 7 into Ward 1 and Ward 9 into Ward 8, and split Ward 13 between Wards 14 and 15. Any version of your address will do.

Thanh Nien newspaper, citing the 2019 census, put Go Vap's population at more than 676,000. Tube houses are the most common home here: narrow townhouses with the living room on the ground floor and the front door opening straight onto the street or a lane. Each time the door opens for a visitor or a motorbike, road dust and exhaust drift in, and the sofa nearest the door catches them first.

The same room is where the family eats fruit, watches television, receives guests and lets the children play, so the fabric absorbs sweat and skin oil on the arms and headrests. In the rainy season, May to November, relative humidity is around 80% according to the city government portal, and the dust in the fabric takes on moisture and starts to smell.

CityLand townhouses and villas

Often furnished with leather or large corner sofas. Leather is cleaned with very little water, then conditioned; a sofa mixing leather and fabric is priced part by part from photos.

Small children or pets

Show your specialist any old milk or urine marks, and keep children and animals off the seats until the fabric is dry.

Fabric and microfibre

Dust is vacuumed from the frame and cushion gaps; the extraction machine then sprays solution into the weave and draws the dirty water straight back out. In an airy room it is usually dry within 4–6 hours.

Leather

Never washed with water: wiped with a leather cleaner, seams brushed lightly, then conditioned. Ready to use after about 30 minutes.

Upholstered wooden-frame sets

Familiar in many townhouse homes. The cushions are treated like a sofa of the same fabric; the timber frame is only dusted, never polished or refinished.

Velvet

The pile marks easily, so we propose a method and price only after seeing a close-up of the fabric and its label.

Ottomans and loose cushions

50,000 VND each, done in the same visit.

Seats are charged by material: 130,000 VND for fabric, 160,000 VND for leather, plus 50,000 VND per ottoman or loose cushion, with 390,000 VND as the least a visit costs. These sums use sets often found in Go Vap houses; your own figure comes in writing before the appointment.

• The price covers deep vacuuming, protective sheeting, a colourfastness test, spot treatment, conditioning for leather and the Up Report.
• Ink and stains several years old may only lighten. Your specialist says so beforehand, and nothing outside the quote is charged without your written consent.

Many Go Vap homes sit down lanes where a vehicle cannot stop at the door. Tell us the nearest place to park; your specialist carries the machine inside and keeps the shared passage clear. Behind a security gate, give the guards the name and photo we send in advance; a wait at the gate after an on-time arrival does not count as lateness.

Per-seat rates are published and the final figure is sent in writing; it changes only if you approve.

Punctuality

If we arrive more than 15 minutes after the confirmed time, that visit's invoice is cut by 10%.

Reply within 48 hours of receiving the Up Report and any item that falls short is done again at no charge.
