Which ward is Sunwah Pearl in now?
VnExpress (October 2017) gives the address as 90 Nguyen Huu Canh, Ward 22, Binh Thanh District. Clause 45, Article 1 of Resolution 1685/NQ-UBTVQH15 merges the whole of Wards 19, 22 and 25 into a new ward named Thanh My Tay. Because Ward 22 was not split, the development is now in Thanh My Tay ward, Ho Chi Minh City. Older leases and title documents remain valid, so either address is fine when you book.

What a few years of river living does to an apartment
When it launched in 2017 the project was due for completion in 2020 (VnExpress), so most homes have now been through several wet seasons with the aircon running almost all year. The typical result is not breakdowns but a gradual loss of freshness. These are the issues we see most often in riverside apartments of this age:
